Oct 2017: Just moved into the Flats in August. The staff has been extremely friendly and accommodating! The amenities and close proximity to the USF campus makes for a very comfortable living situation. Very pleased with my experience so far! Review from Google
Jun 2017: I have had an absolutely amazing time living here! I haven't had any issues at all. My apartment is beautiful, and I've never had any problems with the staff. May 2017: I've lived at the Flats at 4200 my senior year (2016-2017) after living across the street at 4050 Lofts for my sophomore and junior years (2014-2016). I've been inside all of the apartment complexes on or near the intersection of Fletcher and 42nd street. I have not been in the new place "Uncommon", but that's pretty far down the road. Even if it was a nice place (which I hear it's not) it's just too far away from USF campus. I had two roommates during my time at 4050 and only one hear at The Flats. My bedroom here is bigger, but the kitchen at 4050 was definitely larger. Review from 5/25/17 on Google
May 2017: The flats is extremely unprofessional in so many ways. My apartment had a mold issue so the manager put me in the model room so I wouldn't have to sleep with the mold. I invited two of my friends over to the model room because I did not feel comfortable being alone at the time. The mananger Zach walked into the model room without my permission the next morning and was extremely disrespectful to me. He cursed under his breath while slamming the door and was furious to find out that I was still staying there (it was only 11am). Review from 5/24/17 on Google
May 2017: Best place I've every lived in at Tampa. They have a 0 tolerance policy toward crazies, irresponsible people, and drugs. The staff are awesome and try to get to know you. It feels like a really safe place, still pretty new so the facilities are awesome, and they really work with you if you have a problem (at least this is how it was when Shelley was manager). Plus, a lot of people go to their community events! I have to leave because I'm graduating, and I'm sad! Review from 5/10/17 on Google
Feb 2017: Two stars because this place is generally clean and seems safe. Also two stars because this place is crazy af. Their policies are ridiculous. They have utilities caps that are $30 a person. If you know anything about utilities in America, it costs way more than that. When I signed, the person I signed with said that people don't typically face those overage fees if they keep their apartment at around 76-77 degrees and don't use much more than the basics. Dec 2016: DO NOT live here! The maintenance man with red hair once came to my girlfriends apartment on drugs. His eyes were bulging out of his head and he was very awkward. They charge for everything. I can't wait until I get my girlfriend out of this place. Review from 12/29/16 on Google
Oct 2016: If I could give this place zero stars I would. DO NOT EVER LIVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! It smells so bad in the hallways every day if it isn't weed it is someone cooking and burning nasty food. There are days when I find piles of feces in the hallway!!! (and this is a no pets apartment building) The free printing was broken the first year of being here. The events they host are at inconvenient times and when you get down there the food is all gone the employees have eaten it all. Often one of the doors is broken it either doesn't lock so anyone from the street can get in or it doesn't open from the outside so you go out to the pool but have to go all the way around the building to get back in. May 2016: They find a lot of random, unnecessary reasons to charge you. The subleasing fee is $800!! Only stay here if you're willing to give away a ton of money. It's overly expensive. To be positive though, the complex is clean and looks good. Review from 5/11/16 on Google
Jan 2016: AVOID AT ALL COSTS. The apartment is already run down despite the building being a couple years old. The staff is unfriendly/incompetent, the utility cap (they just tell you how much you owe rather than giving you any supporting paperwork) is criminally low, and the manager, xxxx, is dishonest and unpleasant. They look for any opportunity to rob you that they can.
Jan 2016: This is my third year in a row living here and there always seems to be a new issue. It seems the office is always trying to nickel and dime residents over everything. Besides that, they are quite invasive. For instance, "room inspections" were supposed to take place between the 12th and 23rd of December, but instead they randomly came today (the 29th) when I was not at all expecting it. On top of that, they locked me out of my bedroom and when I went to get it sorted out, the office was closed (10 minutes early). Now a deputy is on the way to unlock it but warned that I may need to pay a $50 fee. For how much rent is here, I expect more. It has been three years, and they still want to charge me for a carpet cleaning. The only reason I didn't do one star is because it's conveniently located. Review from 1/2/16 on Google
Oct 2015: My son had his bicycle stolen 24 hours after moving in and received no help from management on finding out what happened. There are no cameras in the parking garage or at the bike racks so no luck identifying the thief. Two cops live on site but they seem to have nothing to do with security. Sep 2015: The office staff is horrible. They lie through their teeth. The manager Shelly will tell you one thing and then turn around days later and "forget" the conversation she previously had with you. The cost for the apartment is also ridiculously overpriced... You think its a good deal at first, but the utilities are capped!!! I can guarantee you, you'll be paying your arse out in overages and fees. They like to charge you for EVERYTHING!! If you live here, you need to pay for parking!!! But they do offer free food... which they can afford because your rent is sky high... so technically you're paying for them to throw "food parties" during the day while you're at school.
