Jun 2018: Absolutely the worst apartment ever. People knocking on your door in the middle of the night. Loud music. Partying. No cops ever show up to shut it down. Every week. Something new breaks. Whether it’s AC. Laundry. The heat. Maintenance takes forever to come around and fix it. Don’t let me begin with the staff. Awful is an understatement. They never return calls. Never attempt to help. Pretty rude with their counter answers. Anything that has to do with accommodation. They get really contempt. Anybody that is looking to stay at a apartment. Stay away. Go to the one across the street. That’s a hood apartment with nothing enforced to clean up the mess. ALSO THEY ARE SAYING YOU HAVE TO PAY 60 days worth even when you put down when your lease ends!! Apr 2018: I have lived here twice so to say I love the place is a under statement. The staff is great and very helpful.
However: the week of 4/15 I had two car break ins right in front of my building, that morning the Police officer informed a group of us that over the last two weeks 8 car breaks in had been reported. As a parent this worries me.
I have also heard of other issue on the property that have me very concerned. I do understand that Arwen Vista can not prevent break ins but it can keep us as a community informed, it goes a long way.

Apr 2018: The issues I have had here would go on forever. RUDE RUDE RUDE ignorant neighbors, whom had my car towed because they said it was blocking there garage. (it was not) and then yesterday they pulled smack up to my garage and long story short, called me every racial name, and told me I didn't rent that garage! WTF...first off I do, and second you fricken don't so what makes you think you can park there....then they said there's not a no parking sign!! That's exactly what I said when they towed me! I won't even go on about the mgr. she doesn't have time for parking issues! Just like they can't evict another neighbor even though the police have been there at least once a week, oh and they discharged a gun that went into another tenants window! Oh, the water bill....WTH...I'm single and hardly home...$65!!! Get me out of here!Mar 2018: Arwen Vista is the worst apartment complex I've ever lived in! It is not a gated community the gates never work, the residents leave trash all over the place, there isn't any parking after 8PM, tons and tons of dog poop throughout the complex. They never clean the apartment dwellings(I've lived here for almost a year and the dwelling is disgusting). Recently the office and maintenance staff changed but I haven't even bothered going to the office with any concerns or making maintenance requests based on the horror from the previous staff. There isn't an emergency maintenance line I did have an issue with water coming from my water heater and my carpet was soaked for 4-5 days before maintenance came out and successfully solved the issue. Mar 2018: Since Liz and her team have taken over, they’ve been top notch. They’re constantly working to fix all the issues from before. The gates never work because some idiot always breaks them, so she’s working on getting cameras and arms on the gates to solve that problem. Liz will help if you have issues with your neighbors being too loud, and is very easy to talk to. It’s great walking into an office where all the girls that work there know my name and have great personalities. Liz is working on adding some things to bring the community together (sports and yoga) in the clubhouse, which would be great. All the complaints I have are currently being fixed by Liz and her team. I’m definitely glad they’ve taken over. Make an attempt to meet them, they will always be on your side! While no place is perfect the staff at Arwen Vista are good hard working people. They are slammed busy all day, and do their best to handle any and everyone respectfully. Ann the previous Property Manager is one of the sweetest ladies I know. I met with Liz Tronrud yesterday for the first time and she made me feel like a million bucks. She was the only one there, very kind, enthusiastic, and helped everyone without pause, making no one left out. There's supposed to be a curtesy line to call in case of emergencies, but the only thing you get is a hangup or voicemail. I hear nothing but loud music all throughout the night and I walk out of my door to dog shit at least once a week in the breezeway and I don't have a dog! The amenities are ALWAYS broken and the office staff has nothing but excuses. If I'm paying to be gated, that's what I expect and that includes having a parking spot when I get home! But since then I have felt very unsafe here. The gates have been broken for months, allowing anyone to enter. A lot of people that have moved in since I did have been loud, unfriendly and odd (others are the complete opposite!).
My apartment has had a buildup of mold and mildew like another person had mentioned. No matter how many times I clean it, it keeps coming back. The gym is always unorganized and not well maintained. The pool area is great though! The staff is super friendly and try their best to help answer your questions...but they must not stick around often because I never see the same people whenever I'm in the office. I have experienced black mold and mildew constantly growing on all the windows and the door leading to my balcony. I even experienced it growing on the wall inside of the one of the bedrooms due to the upstairs ac unit.
Additionally, we pay for amenities that are advertised and included in our monthly rental dues. However, these same amenities are rarely fully functional. The security gates are broken and have been broken for the past several months.

I've had to call maintenance twice since I've moved in last year in June. EVERY SINGLE time maintence takes over a week, and will put it in the system they came to fix it BUT they never did. I had water overflowing onto my kitchen floor for OVER. A week. The most recent being my toilet seat fell completely apart, being that I'm pregnant and live roommate style I CLEARLY NEED a functioning toilet. however the on call maintenance man called me to tell me he WASNT coming.

Apr 2017: Terrible experience -- Move in August 2016 our AC Unit went out in October -- sent several emails back and forth to maintenance and its still not working, it has once reached 80 degrees in our apartment. They have hired new maintenance crew but this issue should have been fixed. As of March 2017 I have spoken to an attorney about the next steps to take with this incompetent staff. They are always polite but they never follow through and complete the task.
Review from 4/14/17 on GoogleApr 2017: Although I too have not had the best experience I wanted to thank the new maintenance duo Rafael and Daniel for addressing a list of old work orders and new work orders. Things like shower leaks and weather stripping along with toilet leaks and some other issues which were incorrectly handled. Rafael and Daniel are sharp thinkers, very skilled in their craft and work fast. Maintenance guys here come and go unfortunately. Arwen needs more than just two people for this complex.

Apr 2017: Terrible security at the Arwen Vista Apartments. All their control access gates have been open for the past three months and the security camaras don't work! Cars are broken into on a weekly bases, and when reported to management, they're unresponsive. At night, when you need security the most, anyone comes in and out of the complex with ease. When the Verizon Amphitheater, which is across the street, has an event all the event goers park in the complex. When you go out of your apt the next day, you find garbage, trash, beer bottles and cans all over the parking area.

A stranger tried to rob me and kicked my door down in the middle of the night, I did not have any heat for about four months, maintenance takes FOREVER to fix problem, the onsite officers are never available and doesn't answer their phone, and I am having an ongoing noise problem with a neighbor above me and management does little to nothing about it. The noise goes on from 1-2 hours MULTIPLE times throughout the day.
