Oct 2019: Been a resident since Spring of 2015. This is the 3rd management team and the best by far. There has been a noticeable improvement in the community but, as with any management change still a work in progess. Office and maintenance staff are helpful and polite. Paying rent has become ever so easy now that we can pay online via the resident portal. Maintenance work orders can also be requested online and are handled within a reasonable period of time. Packages are accepted at the office for which I am grateful, so no porch pirates. Trash is picked up from your front door, so no long walks to the trash compactor, especially in the rain. In reading some of the negative comments I can only conclude that those issues stemmed from previous management and also extenuating circumstances unique to those tenants who claim to have had problems. Aug 2019: This place is a joke. Facility has 2 swimming pools, but both have been closed all summer. When I ask when one of them will be open, "Hopefully next week" is always the answer. Public trash is always spilling out. Laundry facilities are always disgusting. There have been roaches in my apartment since day one. You have to request pest control, even though it is part of your monthly rent. Mar 2019: Worst nightmare we have ever experienced in our life my daughter has been looking at apartments and last Saturday she stopped in at university oaks apartments to check out the grounds overall view then she went into office and spoke to Jorge he would be handling her paperwork for approval she was told credit score for approval had to be 520 or higher for approval we said ok fine she then filled out all paperwork soon after that he told now you have to pay 75.00 process fee with money order only so she did based on what her score was she was told ok 1204 deposit would be owed at time of move in date and 877 month there after monthly on 1st of month but had to wait on paperwork to be approved 6 days later we get a call from Jorge staying o sorry your score magically lowered 67 points from filing papers to time he call us back which is lies cause we called every Equifax transunion and credi Review from GoogleMar 2019: I've been living here since Dec. 2018. They gave me an eviction notice without any form of communication because they put my rent payment under someone else's account. Atleast in my case because since I've moved there in December 2018 they have not stopped trying to do sneaky things to me and my girlfriend. First they changed the deposit several times, then they added on charges to the rent that came out of nowhere or just changed the rent amount in general. And recently yesterday march 13th they claimed we had not payed our rent and owned them $864 just to be kicked out a week later still. After that threat I found my payment receipt for them to then appologize and say it was a mistake to put it under another person's rent. I regret taking me and my pregnant soon to be wife over to these apartments please stay away. I read the reviews before coming here thinking that it wasnt all true but it is trust me.

Jan 2019: THEY TAKE YOUR DEPOSIT even if you don't end up renting here. Just to apply you have to pay $250 deposit on top of a $50 application fee. Then, if you decide not to rent with them, they take the deposit. I was told that I would get this money back if I didn't rent from them, then they refused to give it back!! don't even bother applying! We were originally told a way different price, as well as pet rent being $10 per pet not $25 per pet with a $300 non refundable pet fee. Then after we decided we didnt want to move in within their 24 hr refund period. We were told it would be 30 business days before we received are $250 holding fee back .Its now been well past 30 days and I had to call a third time and be told my forwarding address was never posted. They had my old address we originally applied with, so they had no excuse not to send it to us. Then I get told when I made my second call to find out where the refund was, they never had an address on file for the money to go back to. Do not waste your money on this place!!! Nov 2018: There are really only two pros to this place: the rent is affordable and the people in the leasing office are nice. Then the problems begin.
Like others, I have had issues with bugs. Not only do I still have a major roach infestation which may be causing me allergies, but this is coming on the heels of a bed bug infestation in my apartment. I have never had problems with either before moving in here.
My latest problem, which prompted me to make this review, is an issue similar to others' regarding the heating. It has been broken for a month with no repair after 3 reports, which is bad for me but even worse and dangerous for my bird for whom I also pay rent.

Having cooling system problem in the middle of summer. Requested to fix my AC, but never ever fixed. Room temperature reached around 90F and cooling system doesn’t work. Photo attached.
Houses before renovate are too old and tooo dirty. You will have to request for maintenance service through website and it takes around a month. DIY or wait for a month or more than that.
If you like to play games or need high internet speed, I’m just telling you this apartment has super super slow internet cables. I think you can choose charter or at&t, but both services are super slow in this facility. slow slow and slow. I’m paying speed blast service, still slow and driving me crazy. slow slow real slow.

Aug 2018: manament horrible. Maintenance is horrible. Roach infested. Quality of the apartments are maybe 65%. They do business illegally and treat their tenants as if they are doing you a favor. I loved there 6 months without the shower and bath working. Also during the winter my heat went out they never fixed it I had to leave the oven open for heat. A member of the management staff asked for my phone to leave a good review on the review page in return for 2 raffle tickets that could take 200$ off of my monthly rent. I referred my dad to them he moved in and they told me I had to wait 3 months of him paying rent to get my referral payment. After 3 months that turned into 6. After 6 months they said he had to stay his full lease term. He did never missed a payment he has been moved out almost 2 years and I never received anything for the referral. Moved here in May because I was a summer transfer student and I'm glad to say I was able to opt out of my contract quickly. When I moved in, they didn't even bother to clean up the mess from installing new carpet. I will say the front desk staff are super kind but you have to constantly get onto management to fix an issue. No matter how much bug spray you spray and/or get pest control to come to your unit, you will still have to kill roach after roach weekly. In my 3.5 months of living here, the gym was never open and the pool was under maintenance every other week. There's too many potholes and uneven pavement everywhere. You can only feel the A/C in part of the living room. As soon as you turn on the oven, it becomes way too hot in the kitchen even with the air on full blast. His air conditioner went out and when he informed them about it, all they did was put a small, portable air conditioning unit in. It only blows cool air in one direction. The rest of the apartment remains at 80 degrees or higher. It has been over a month and they still have not fixed it. I am going to advise him to seek legal action because this is definitely in breach of his rental agreement and a risk for him and his child’s health! I would not advise anyone to move in to these apartments.
