Aug 2019: Park Hill has been a great place to live over the last 7 yrs untill capstone took over . I have had a bug issue in my apt reported on 6 different occasions nothing done . The assistant manger of another property in lives on property likes to threaten my children reported the issue nothing was done . There are still matience issues in my unit I have waited six months to have resolved . My privacy was invaded to day by the mangemt company do to some report from the pest control people that when I asked for a copy of the report I was told by it was not available they are the mangemt company and they can inspect for any reasons .by the new manger . I was also told by her she didn't want residence like me on her property. But capstone staff be is allowed to barbaque on there patios and sir and drink beer and smoke while my kids can't even go outside do to get complaint from mangemt . If you are a family this is not the property for you go rent some were be else . Review from Google
Jul 2019: DO NOT SIGN HERE. I have never written a review for an apartment but this place has pushed me to my breaking point. If you do not plan on renewing your lease you must give them two months in advance and fill out a form. When I asked where this was the front office lady was extremely rude. They hide this in the fine print in the lease and charge insane fees and month-to-month live in fees on top of that. On top of all of that, the man who was working the front office when I signed my lease was a temp and put me down for 13 months. When he was gone they changed my lease to 12 months. Extremely unprofessional and rude staff please save yourself and do not sign here. Review from Google

Review from GoogleNov 2018: Park Hill Apartments is a great apartment located in a quiet part of town. Excellent location to wonderful amenities such as Lowe's, Target and the San Marcos Post Office. The units are cozy and the staff is wonderful. Jennifer is a wonderful leasing agent who will work hard to find the best unit for you and Gabriel keeps up with the maintenance and does a professional job. The staff is both friendly and professional. Super awesome pool and its always very clean and a nice area! I am giving only a 4 star review because this property is no doubt in a nice location and the property itself is nice but there are minor things that the owner could do to keep the property maintained better. Sometimes it's the little things that matter and had those little things been addressed, this would have been a five star review. Review from Google

Apr 2018: I would highly recommend this apartment complex! The office staff and maintenance staff are so friendly and are very responsive. Colby and Steven were always so helpful. The apartment itself has a very nice layout, are kept clean, and the accent walls are a plus. The location is also great! They made living there so hard to leave. Review from GoogleDec 2017: Let me first start off by saying the on property office staff is exceptional and very friendly. Maintenance request do take a couple of days to get to unless it's an emergency but the maintenance staff is very polite and efficient. The property itself is a nice quiet adult property but is able to be rented by students as well. But it's not some student housing rental property where there are parties until 4 a.m. every night.
Now to the bad. The rent is High for a small one-bedroom apartment. However this is not a condition of this property alone as most of San Marcos has high rent. Park Hill does have lower rates then other properties but as a consumer I am always going to consider rates too high. They also charge you $15 a month for a purely optional service that takes your trash down to the trash can. Jun 2017: Park hill is a beautiful property. Was looking into moving there. Went on a tour and the apartments inside are nice as well. Property outside was very clean. Staff in the front office are very helpful and resourceful. Colby helped me and insured that he was available if I needed him. He was very informative about the property, was able to answer all my question & walk me through the process. Thank you park hill I look forward to moving in. I've lived in three other apartment complexes in San Marcos while going to school, moving every year, until I found Park Hill. The living environment is mostly made up of older students and younger graduates. I was able to stay close to Texas
State University without getting stuck in a party 24/7 apartment complex. The greatest thing about living at park hill was for sure the employees. Two people stand out from any apartment complex i have ever stayed at. Colby, the front office manager, and their maintenance man. The front office became very welcoming and any problem i ever had they treated as if it was their apartment. Work orders were fixed the same day with a great attitude. I am able to call and go into the office with no problem and ask questions. Love the fact that they are pet friendly and when there is something wrong with the apartment, maintenance will go in and fix the problem the same day. I have no complaints about them! Definitely was a great choice for my second apartment.
Review from 3/20/16 on GoogleMar 2016: Yes I have live on this property for about 4yrs and I love living here. I love how close the Movie theater is and shopping center too. I can go to Target really quick if I need something fast. The elementary school is really close also and I love walking my kids in the morning. The management team here rocks, Colby C. and Kristi N., are awesome. They are friendly not only to me but a mother of 3 they are very sweet to my kids who come in everyday after school for popcorn. The communication here is awesome so if I need something fix, it gets fix's. The maintenance staff is very professional too. Steven has been here longer and he gets things fix.
Review from 3/9/16 on GoogleAug 2015: The front office is horrible. I got charged $50 the first time I left my trash out during the day near my door with no warning. I waited a month to see if my neighbors got fined or warned, they obviously have not as they leave their trash and trash can out everyday all day. I called the front office and the manager did not want to help me out or even listen to my dilemma, and said life was not fair. He said that the management before that was to blame.

Mar 2015: I have lived here for two years, and for most of them, it was great, if a bit expensive. However, in around September or October, the staff completely changed, and it has been TERRIBLE. First off, when I was two days late for rent, they tried to start eviction procedures, without even calling me or talking to me at all. Secondly,they just don't care about fixing anything: it will take multiple days to unclog our toilet (and by the way, everything in the bathroom clogs--toilet, sink, shower--and no matter what they do it keeps clogging) and WE ONLY HAVE ONE TOILET. It is a god awful situation. Then, our AC broke.
