Sep 2019: This apartment complex is so horrible. The model home they showed me was gorgeous with wood flooring and then on move in day the apartment they gave me was completely trashed and needed a whole list of things done. So, I moved into a different unit a few days later than I was supposed to which was still nothing like they said it would be. I payed rent on my first day and they waited a whole month to tell me that the check I used bounced even though I know for a fact that it didn't. So a month's worth of late fees later, I now "owe" them all this money and the "accountant" is trying to tell me that its my banks fault. Do not move here. Review from Google
Aug 2019: I actually lived at Vintage Pads but both iconic village and vintage pads are owned by the same company.I had a great experience while living here. It’s not a brand new fancy apt complexes getting built all over San Marcos but if you’re not looking to pay $1000+ for a studio/ or to share a room then iconic/ vintage should be given a chance. I’ll be honest at first I was on the fence about living there but the location, walking distance to the university and for the price for a one bedroom, I went for it. Again it’s an older complex, but it had exactly what I needed for the price I can afford. The inside of my apartment had a nice retro look, it had no carpets which in the end made cleaning a lot more easier and I really liked the shelved windows and so did my cat for laying to look outside. Jun 2019: Went in weeks before I planned to move to do paperwork for the apartment I'm renting starting the 1st of the month. Try to start moving my stuff in on the 3rd and the room has not been repainted or even cleaned. There was old water bottles, cat hair, and just dirt and filth from the previous tenant. Let the office know nothing had been cleaned or repainted like I was told it would be. It's now the 5th and it still hasn't been done. I emailed the Manger asked for a credit of the days I've been paying for and have not been able to move in. She said well I could have moved my stuff in and they could've worked around it 🙄. I have a small child it who does not need to be around painting fumes. Very unprofessional to lease a room that was not ready for move in then tell me they could have cleaned and painted with my stuff and small child there. When I responded telling her about my child and being worried about fumes Deb responded w "your room has been painted" no concern for the safety of your children and no professionalism Review from Google

May 2019: Clear that the amount of enrichment events they do is the balance out the less than spectacular maintenance & cut throat lack of care and understanding for any of their tenants. Rent is per Bedroom not specified in listings & heaven forbid asking for a little help if you run into trouble otherwise. A place to lay your head if you don't mind the roaches and are hard up for a roof over your head. Review from Google

Apr 2018: I would not recommend iconic at all. When I first moved in there were many things wrong with the apartment, including that there was no cleaning done between when the last tenant moved out and I moved in. The person who I talked to on move in day (no longer works there) was rude and literally handed me my keys and said there you go, didn't explain anything to me or anything like that. The complex is infested with fleas, I have spent hundreds of dollars out of pocket to deep clean the apartment and to get rid of the fleas. My roommate just got her dog professionally flea dipped and he hadn't even entered the apartment yet, he just went in the courtyard, and he already had 3 fleas on him. Do not recommend at all unless you enjoy a complex who does next to nothing for their tenants. Review from Google
Feb 2018: First impressions are great but do not be fooled! The longer you live at Iconic the sooner you will find out that the apartments are old and run down and that the staff is composed of amateurs. Everyone acts like it is not their job to solve your issues. The maintenance staff tends to respond quickly, but only #patches the issues with minimum input.For example, there has been a puddle of water standing in our dishwasher since the first month we have lived there. Their response is to come and drain it and then the puddle reappears by the next use. On top of all of this, we now have a termite infestation. The community laundry unit is run down and dirty. The best thing about Iconic is the location. I cannot wait to get out of my unit in July. My recommendation is NOT to move here. Review from Google
Oct 2017: I wouldn't recommend living here. It's cheaper than most place in the area but there are places for a little more that are WAY better. Roaches everywhere, dog poop EVERYWHERE, paint chipped, and walls are unevenly painted. It just looks very dirty. I scrubbed the place from roof to floor and it made no difference. Front desk workers are friendly and its fairly quiet so i guess its not all negative but pretty much... I'd rather pay $40 extra dollars somewhere else so feel like I'm not living in a dump Review from Google
Oct 2017: I lived here for a year and the apartments are cheap and you get what you expect. The bay windows are awesome. Concrete floors are easy to clean. If you start looking at details they are frayed at the edges. Building is old but conveniently placed. Maintenance is nice but slow. Management changed twice while I was working with them. The website was difficult to use and you have to make sure to triple check your rent total because it changes month to month with utilities. It's decent but occasionally difficult. Review from Google

Sep 2017: I wouldn't give any stars if I didn't have to. Excessive move out costs, promises of items when you sign lease that they don'tdeliver on, model apartments are okay but the ones you get assigned are terrible. Roaches everywhere, bullet holes in front window, many maintenance requests that go unanswered, arrogant manager, leaking windows, and I could go on. It's not even worth being close to campus. Jul 2017: Management here is incredibly dishonest, lazy, and apathetic. The unit they rented me was dirty, with dead cockroaches and rat droppings. There were holes in the wall and the shower head and smoke alarm were missing. They got the place repaired after about a week, but the floor was always covered in a weird black substance, maybe paint, that stuck to my feet. I had no problems with them for awhile after that, but when I tried to renew my lease they told me I had missed the deadline and that I should have checked Facebook for the announcement. Every reputable apartment complex I've ever lived at has posted that announcement in writing on residents' doors. My girlfriend also did not receive packages she was expecting, some of which she knows were signed for. Jun 2017: WORST place if you are going for roommate matching. Rooms are big if you want paint chipping and your windows leaking all over your room. Bathrooms are good if you don't actually want to USE your bathroom because the plumbing is always messed up. Not to mention the water gets shut off every single week. And your dishwasher might as well not even be there. The staff is rude and maintenance just barges in without knocking. 0/10 would not recommend. Review from 6/11/17 on Google
May 2017: I had two different apartments in my time there, and both times i had to deal with drug dealers. I had to deal with an irresponsible ex- militiary waiving his gun around at me after I told management about all the suspicious people coming by day and night, and then I had to deal with a whole gaggle of hippies who decided to start tripping on acid or getting into fights right in front of my door every night, after they put me into an apartment where my room mate was *actually* dealing drugs. Mar 2017: Celling leaks every time it rains, I've lost count of how many maintenance requests I've put in both online and in person for this since August when I moved in. I assume they were all disregarded, because its still leaking! Roaches are also an issue here, but pesticides on Thursdays keep them from coming out of the walls for the most part. They still hang out behind the fridge and inside of all your electronics where its warm. Jan 2017: You WILL be charged move out expenses. I talked to a lot of people who lived there and everyone single person was charged over $100 in move out fees. I personally was charged $100 for returning my key at 8am on the 1st, instead of the night of the 31st. I was also charged pet cleaning fees when I had no pet and when I asked Thomas to help he said he would look into it with the financial manager and contact me afterward. They simply submitted it to ProCollect the next week without any contact to me. My roommate and I were both charged over $300 move out fees each and I can only think that money went to the much needed renovation of our unit since no cleaning service charges $600 for a small 2 bedroom. Sep 2016: Average. Honestly, you get what you pay for with this place. I lived there for 3 years because it was so inexpensive and so close to campus. Good for pet owners, the courtyard I had was nice and my dog(s) liked it. Management is less than perfect and maintenance did their job eventually. Every summer without fail whenever the upstairs unit would start using their AC unit, our walls would leak from their backed up drain pipe. And every summer without fail, it would take a week + to resolve. Their resigning bonuses are worth it and when your pet gets accustomed to a location, it's hard to want to move. May 2016: They got different management but it's still garbage. The laundry rooms hardy work and are often flooded with water from the washer. It took weeks before maintenance was able to fix a simple shower head. My ceiling is beginning to leak showing how these old apartment buildings are falling apart.... don't be fooled by the staff at the front desk, they just want your soul and money. May 2016: Terrible experience. Cheap, but at the cost of gross apartments and really unreliable staff. There has been rotting food on my front porch which is dumped out from my upstairs neighbor's sink for the past 5 months. I've filed countless maintenance requests (both online and in person) and nothing has happened. Literally having to call the health inspector next week. don't be swayed by the cheap rent.
