Jun 2018: With respect to the bad reviews, only valid argument is that the communication is a topic that should be improved and addressed by management. Staffers are in general kind, however so far I had no critical topic therefore I hesitate to give a final evaluation on that. Facility is very clean and calm, only the gym should be restocked more regularly with disinfection towels! Review from Google
Jun 2018: The office is both unwilling and uncaring. The only way they communicate important information is by leaving letters in the door. Several times I have missed something because of this outdated system for communication. They clearly don't care about the tenants here. On top of this, I was paying for a pool that I couldn't even use for a whole year. The parking situation is just terrible, there are only 5 visitor spots available for the whole complex. Speaking of maintenance, my AC would break once a week for about 2 months and it took them that amount of time to realize that it might need to be replaced. After my first year of rent, the hiked the price up $200 making the rent more than that of a brand new tenant. On the outside this place might seem nice but, it's just a scam to get as much money from you as possible. Review from Google
Jun 2018: Great apartment complex to live at. Very clean and well maintained. The resort style pool and club house is a plus! Gym, Half Basketball Court, and Bowling alley are also Great! The staff is very friendly and caring. The neighbors are polite and friendly. It's more of a family atmosphere than a college one, even though it's located so close to UCF. I definitely recommend the apartment complex! One thing that I liked from the beginning was the spacious apartment and the fact that they showed us the actually apartment, not a furnished well taken care of model one, which tends to be usually disappointing when you see the one you get. May 2018: My husband and I battled with $500+ utility bills for the last two years. We had over 13 work orders put in for our air conditioner during our three years at Grandeville, but if you asked Grandeville, everything was working properly and they happily increased our rent every year. When the unit finally died for good, it took 9 days for them to get it fixed. They gave us one portable air conditioning unit for a 2 bedroom apartment as an effort to “help.” I spent $300 of my own money on a portable unit so we could somewhat comfortably sit on our living room that we paid $1700 for. After making multiple attempts to fix the issue, you could only imagine how frustrated we were when this happened. May 2018: First off - I did not choose to move in here because the staff in the leasing office was so unprofessional and rude. I made a consultation appointment to talk about the space, price, and have a walk through. The lady in the office was rude, condescending, and when I asked to just proceed to the walk through, she had someone who did not work at grandeville, give me a tour. I immediately crossed this place off my list of potentials. Horrendous experience. Review from Google
May 2018: If you want your friends and family to stay with you for the weekend or even just one night, let them know they should bring an extra $135 to spend when they can't find their car the next morning! Grandeville offers visitor section on the facility of course... all 7 of them! Oh! And don't be fooled if you're a resident, they won't hesitate to tow you too! May 2018: Parking sucks, period! And to make matters worse, the leasing company,JRK, decided to implement a half thought out parking procedure where you aren’t allowed to have guests after 7pm or they will be towed if not in visitor parking. Now normally this wouldn’t be an issue, but there are all of SIX visitor spaces for the whole community!!!! They do not offer guest passes for your guests either, just parking permits for residents. So I guess if it’s after 7pm and more than 6 guests are visiting one of the hundreds of residents here, send your friends and family packing unless they want to pay for towing. I’ll also mention the lack of concern for residents in this matter and the fairness that is yet to be displayed. Apr 2018: This place has gone downhill quickly after JRK took over. When your renewal period comes up they will increase your rent by $100-200 even when the move in rate for new residents is below what you were previously paying. The staff/management are unprofessional. A friend of mine had her car towed for no apparent reason. They said the car was parked illegally and we couldn't prove otherwise. The tow truck company they employ is down a dirt road in the middle of nowhere. They told us they were only available at 9pm to pick up the car and that my friend would have to pay an extra fee as the complex is in orange county and they had to cross county lines to tow the car. The guy there also had to relay her credit card information over the phone to someone for payment. Apr 2018: Horrible place to live. Staff degrades you and does not care about you at all and it shows. There are maybe 10 visitor parking spots on the entire property, the pool was closed for renovation for an entire year yet tenants were still required to pay for the amenity. Kids are always running around at all hours of the day usually unsupervised and rowdy. I don’t understand how this complex can afford to put a bowling alley in the lobby yet can only afford enough paint to write the word “visitor” at the bottom of those 10 spots. And even if you’re not a visitor, you’re still subject to tow as I have talked to multiple residents who actually live here and have still been towed. Apr 2018: Best place to live in Oviedo! Location is perfect, zone schools are top of the line and their apartments are renovated and very spacious. Their facilities are also being renovated and we love what they offer. Not to mention the girls in the leasing office are always so helpful and the maintenance guys are on point. Mar 2018: Property owners decided to implement parking permits, then put in 10 visitor spots for the hundreds of residents that live there and constantly tow guests without warning. Management does not listen to any of the complaints and claims there's nothing they can do about the extreme shortage of guest spaces. Ridiculous and unprofessional. Review from Google
Mar 2018: Never even try to visit your friends here. They'll tow your car the second you leave it. There were no visitor spots left (there are only five on an entire side of the complex) so I parked as far away as I could so I wouldn't take any resident spots. I came down a few hours later and my car had been towed. I asked the lady at the front desk and she tells me I should've parked at Dunkin donuts across the street. I mean, sure, if I want to get towed by DD. Completely unprofessional and immature staff running this apartment complex. Now I have to pay because I didn't park in another private parking lot. Jan 2018: Beautiful apartments, helpful and cheery staff, maintenance requests handled quickly and efficiently. The new clubhouse and pool area recently opened, has a gym that can be accessed as well as bowling and a swimming pool which has tables, lounge chairs and grills. The staff answers any questions you have and any updates are sent out through email, text or phone call. Very convenient for travel to Orlando and Oviedo. It really is a pleasure living here. Jan 2018: I enjoy living here. The staff is always extremely polite and helpful, the new leasing office and amenities are great, the very few maintenance requests have been handled promptly and efficiently, and the apartments are beautiful and well kept. Any disruption in any service such as valet trash is communicated promptly and clearly, with an expected timeline of when residents will see it fixed. I think it’s important to remember that not everything will always be perfect, any that patience is important in all situations. The reasons for the loss of a star is: gate is frequently broken, and residents were forced to enroll in a locker-storage for package delivery called parcel pending and pay a monthly fee to the complex for it however since the lockers are located inside the leasing office and not outside with the other mailboxes, residents c Review from Google
Jan 2018: RUNAWAY !! I️ have never been hit with so many fees and charges in my entire life. I️ paid 1900 a month and wasn’t able to use the pool or gym. If your late on the 60 day move out notice expect a 1900 dollar fine. I️ have gotten the cops called on me for simply walking in my own apartment past 11pm. Floors and walls are paper thin. If u come home with groceries past 7pm get ready for the work out of a lifetime because you’ll be waking a mile. Do yourself the favor and do not move into this sorry excuse for a community. Jan 2018: Beware! This company has started on online campaign of fake reviews to alter their ratings! This management company and office staff are the most underhanded group of people I have ever met. Stay away or suffer the financial abuse and be prepared to be treated like a pig at slaughter. Also be prepared to have your lease non renewed without explanation and a host of bogus charges. Having lived under 8 rental properties management companies in my life, I can say that some were great, some were bad, but Grandeville (JRK management) was hands down the worst. Seriously, just research JRK...a national company that has left nothing but despair in their management’s wake. You will get less humiliation and punishment from a dominatrix, plus they will be cheaper and more straight forward.
Dec 2017: Honestly, Grandeville is a wonderful place to live. They offer a lot of great amenities and even have a bowling alley! I love living here it is so beautiful and the families around are very quiet. I do not regret signing a lease. I haven't really had any problems that weren't caused by myself but their maintenance crew is very fast and friendly.
Oct 2017: One of the worst place that I have had ever live in my life. The management company is horrible. They charged me and my roommate for things that we did not do it. We got our apt s sublease and the form tent did not pay the electricity so they came after me and my roommate and we had to pay or they will charge us for late fee. Give yourself a favor and don’t come to this place. Also, we lift the apt as clean as we got, but they deducted 60% of our deposit which was over 600$. Over 100$ just for the water and trash, and other fees that you will not be aware of. Their rate is so high from the market. Review from 10/4/17 on Google
Aug 2017: This is a decent community to live in. Compared to other communities in the area, there are fewer young college students than others. This translated into a quieter and cleaner community than places I had lived previously. Maintenance was fast, the online payment portal is relatively straightforward to use, and I never had a problem with the staff the few times I had to go to the office. Aug 2017: This quaint little community is a fine place to live. The first two years that I lived here were peaceful and clean. The complex itself caters to families, which lends itself to a quiet, serene environment. Maintenance has always been friendly and prompt with their service. So long as you are amiable in your way, the front office is more than happy to assist you with any problem you may have. May 2017: This place went from the best community I ever lived in to the worst with the stroke of a pen when it was sold to JRK management. The office staff was all fired and a new group was installed. Their ability to listen and resolve issues is akin to a brick wall. The corporate staff is even worse. If you can actually get ahold of them, you will politely be told that you matter about as much as pond scum...which there is now plenty of because the pond is no longer maintained like it once was. The place has been under construction for 8 months (so no pool, hot tub, workout facility, grill area or gate in the gated community) anymore. That's ok though, pond scum don't need those things - of course we still pay for them however, often in the form of double digit rent increases! Review from 5/22/17 on Google
May 2017: DO NOT SIGN A LEASE HERE! From the moment I moved in, I encountered problem after problem. First, the A/C unit didn’t work and wasn’t repaired for 6 days. With asthma, I couldn’t dwell in the unit during the repair time yet was still held responsible for paying the full rent, utilities, and power. The maintenance man chuckled when I explained why I couldn’t sleep in the unit due to my medical condition. Following this repair, I continued to put in maintenance repairs for broken appliances, cracks in the tub, and more repairs to the A/C unit. May 2017: I regret choosing this apt complex every day. don't consider here. Very bad. The property management team is so rude. The amenities, including swimming pool, gym, and everything, have been closed for renovation since last November and still do not have any sign of completion. Close to the construction site, we have to suffer from extreme noise and dust. Apr 2017: Much like the other tenants who left a review, I am very displeased with how JRK Management has addressed their residents. I have been living at this complex since 2015, and a couple months into my lease, the ownership changed from Greystar to JRK. One thing I really enjoyed about Greystar Management was their sincere loyalty to residents, such as pool parties and free pizza in the clubhouse. They also offered a significant student discount for me, which helped out greatly with rent, considering the fact that I live in a one bedroom apartment. Review from 4/29/17 on Google
Apr 2017: Beautiful on the outside but utterly sinister on the inside. COMPLEX is overly priced. Im a college student so I thought I would do a sublease. Upon moving in I signed lease agreement for 3 months. Within these 3 months. I have been through hell with this place. Trying to understand why Im being charged for a bill thats not even in my name. You will be dealing with rent, electric bill and other miscellaneous bill. 3 bills altogether with very weird cycles. So u never really know what bill is due next.
