Nov 2016: I have lived here nearly 4 years. The place was never great, but lately it has become a hostile place to live. Where to even start? Management- Currently, the management is intolerable. They are incredibly rude and condescending. I'm not sure what all of their names are. ------- is one of them right now. I have never once had a good experience with them. They never seem to figure out rent, which of course is always increasing for some reason (maybe to pay for the new sign holder on Alafaya?). Trash is 25 dollars a month and should be included in the bill, which for some reason they couldn't figure out, so they hit us with it all at once a few months later.

Nov 2016: I lived here for a year and always had trouble with the staff. They were rude and always made you wait even if they weren't doing anything. When I moved out, they failed to let us know that there was "damage" to the carpet and are making us pay $999 to replace it. There were no stains besides high traffic areas which were there prior to moving in. There were 3 tenants before us and decided to charge us to replace it. They refused to show us pictures of the carpet and replaced it without giving us a notice. They threatened to destroy our credit so we had to pay this. DO NOT MOVE HERE. I'd give them 0 stars for everything if it'd let me.

The property grounds seem disheveled, grass worn down to dirt in walking areas, mulch needed in landscaping beds. can't half reach the office by telephone. The staff seems rather impatient and agitated. Garbage pickup is inconsistent and it can sit for days. Things just aren't the same.

Apr 2016: Everyone else seems to have summed it up. I signed a lease with this company when they were owned by Greystar. Now that JRK has taken over, it has gone totally downhill. I will not be renewing my lease.
Review from 4/4/16 on GoogleMar 2016: I would never suggest living at this apartment complex with the new management. When Greystar was managing the office staff was kind and willing to answer questions. The new staff is horrid and has absolutely the worst customer service I've experienced and I've previously lived in horrible college apartments. They all have stuck up attitudes (except for XXX) and cut you off mid sentence. The staff never has any idea what they are doing or what their policy is and every time I walk into that office there is a line of frustrated residents. I promise you will be wasting your time and money if you are looking to live at this complex. Review 3/11/16 on Google
Nov 2015: Neighbors do not keep their dogs on a leash, or pick up after them. They also smoke outside of your door as they please. We suffer from asthma so this is a huge issue. They play their music as loud as they please and the courtesy officer never responds--I am now positive that there isn't one at all. This place is too expensive to deal with any of the issues. Do NOT move here. Do yourself a favor. We will be leaving immediately!

Sep 2015: We have lived here since April. The apartments are gorgeous. The noise level is typical of apartments (neighbors who walk to hard or are inconsiderate--will make noise no matter what). However--there is a RIDICULOUS amount of cockroaches here. We live pristine. My son and I have asthma, and I have a terrible phobia of roaches. In the 10 1/2 years my husband and I have rented apartments together--this is #1 the most expensive place, and #2 the place with the WORST infestation. These bugs are HUGE, they are disgusting, and we see them every single day! I am afraid to walk out of my room every night. I am afraid they are going to get into our furniture.

Sep 2015: This place is a joke! They back up prices so much! No parking AT ALL! People park all over the parking lot and then get towed because there is no place to park. If you pay over $1600 in rent you think you would have a parking spot? Haha! NOPE! Rules are not followed and it's becoming the trashiest place in Oviedo! Look somewhere else before handing money away.

Apr 2015: excellent staff!!! excellent maintenance!!!! friendly neighbors!!!! They really try very hard to please and Vicki the manager is excellent and the maintenance goes out of their way to help with all needs immediately!!
Too expensive though and the Electric mostly ac is very expensive and insufficient and the valet trash is pricey and should not be required.
