Feb 2017: My experience at The Heights has been nothing short of awesome. The GM, Justin, and his team has done everything possible to help me with whatever I may have needed. My first staff member encounter was with Ms Charlene through phone and email while I was in Memphis, TN, and through her initial impressions, that helped me decide quickly that The Heights was an awesome place for me to reside for a while. For the short time I've been here, I've seen great cleanliness, organization, friendliness, and good work ethic. Review from 2/24/17 on Google
Oct 2016: My daughter lived here for a year. EVERY month she was charged for one thing or another. She was charged an overage in the month of December for electricity and was only there 3 days the entire month and her roommate wasn't there at all. Each time I tried to call to get the matter resolved no one could explain why she had an overage, but yet we still had to pay it. It is a very nice apartment complex, but very poorly ran and if I had to recommend one in Knoxville for a student I would not recommend this one unfortunately. Review from Google
Oct 2016: I currently live here and I can honestly say that this place is TERRIBLE!!!!!!!! To begin, my roommates and I requested an early move in (we needed to be on campus for school convenience), we all three were told, "No, the closest available day for moving in is the 14th. The reason is because our staff is hard at work making sure that your unit is clean by your arrival." NOPE! Our unit on move in day was DISGUSTING. There were spider webs all over the apartment. My roommates shower was covered in black mold. There were dead bugs on our floor. Our kitchen appliances hadn't been cleaned in no idea how long. The second day of move in, our A/C froze over. Oct 2016: I am a current resident of The Heights of Knoxville, and upon arriving I was distraught to find black mold in my bathroom. They do not allow you to move in until the 14th of August (although you pay for the entirety of the month's rent) so that they can clean the premises; Yet, my apartment was filthy upon arrival on the 14th. I bleached the shower three times to remove the mold, but it didn't work. So, I submitted a maintenance request, and they did the same thing I did, bleached the shower- still leaving the mold behind. Secondly, they do not provide wireless internet, and the ethernet port in my roommate's room does not work. Review from 10/2/16 on Apartment Ratings
Sep 2016: They must've paid off this review company to erase their bad reviews because my recent review and several others that I know had reviewed them and all those reviews are now mysteriously gone. Several of the management staff have no real interest in helping residents. They will leave lots of comments like "we will do everything to make sure our residents are safe and happy" but they don't. They recently hired some very unprofessional people to come in during the summer to repaint but were inconsiderate of the people who were still there over the summer. They constantly overcharge for electricity "overages" and won't show proof of the overages. Review from 9/11/16 on Apartment Ratings
May 2016: I would NOT live here again. Yeah, it's cheap but living here isn't worth saving a couple dollars. The appliances are terrible- especially the toilets. They run all the time, often clog and even overflow for no reason. Once this happened and I called the emergency maintenance number. They showed up three hours later, asked if I had tried to plunge it, and left. Also during my three hours wait, I received a phone call from the office staying that if the water damages anything I will be charged for it. They will try to screw you out of ever penny they can. Also, they enter without permission. I got to my apartment one day to discover that they had replaced the blinds (which didn't need replacing) and had billed me and my roommates for it. Mar 2016: I've lived here at the Heights for almost a year and I can honestly say it has been a great experience. The staff in the front office are awesome, the campus and scenery around the property are great, and the view off of the front deck is incredible. Maintenance has also been really good. There have been times when we've needed things fixed and the maintenance crew usually gets here by the end of the day or early the day after. I also love the amenities that come with it! Mar 2016: I would recommend living at The Heights to anyone who is in the Knoxville area looking for a great, safe, affordable, friendly place that has the perfect view! It overlooks the campus, downtown and market square area along with a beautiful view of the Smokey Mountains. All this is a plus, but they have recently upgraded all of their appliances and they also offer a wide variety awesome amenities that fit to basically anyone interested. I've lived here for 2 years and I would recommend this to anyone! Review from 3/1/16 on Google

Oct 2015: The Heights is a really quiet place to live, but close to campus and downtown. I would here for two years, and I can say it has been the best living experience I have had in the city of Knoxville. Maintenance is quick to my maintenance requests, and management is very helpful. From my apartment, I can see downtown and the Sunsphere, which is great for whenever I entertain friends. Thankfully, I do not have to buy a parking pass from campus, because there is a shuttle that runs to and from campus for residents. Oct 2015: My experience here at The Heights has been amazing. I could not think of a better place to have my first experience in an apartment than here. With all the amenities and being only minutes away from campus it's a perfect place to be. The staff is so kind and helpful and maintenance gets the job done fast! Jul 2015: This place is just as bad if not worse since it was bought out by a new owner. The staff is clueless, the online/over the phone rent payment is horribly coded, the apartments are ghetto tier, the actual ghetto is less then a mile away down the hill, over priced, my car was broken into twice, unsafe, and the best part about all of it, read your contract carefully... They do not allow you to buy out your contract. They do not allow you to pay a contract termination fee and they will not help you find a replacement to sublease your apartment. If you sign the lease you are stuck there until its up. good luck finding anyone that has visited the complex to sublease for you. 1 out of 10! Review from Google

Apr 2014: University Heights is one of the most unprofessional apartment complexes I have ever seen. We never had A/C the entire year, we went 2 weeks without hot water, a leak under our sink and no wifi. When we attempted to talk to them about these problems, they said they were sorry and they would try to fix it as soon as possible. This conversation occurred 3 times. They would not give us a penny back on our months rent and acted like none of this ever happened. Needless to say, I am counting down the days until I move out. This place is pretty cheap for Knoxville, but come to find out, it is cheap because the entire complex is horrible and the service is ridiculous. Please read this before you sign the contract from hell of University Heights. I hope they read this and are able to fix their problems. SCREW YOU UNIVERSITY HEIGHTS. Review from Google
Jan 2014: Run, run far away!!! I would give this apartment complex no stars if I could. It was a horrible experience. I am a 28 year old male that has been in the Navy and has almost a perfect credit score. First, when I moved in it was not clean... hair and mold all over the bathroom. Then every month they "claim" that utilities went over and give you a nice big bonus bill to pay (I decided to live here due to the low price). Then while I was gone over a weekend, they opened my door which was locked and someone stole my bed comforter and my fishing poles. When informing them of what happened they said they were not responsible even though THEY were the ones that unlocked my door. Also, I had a package stolen from my door step. Then, when I tried to move out I thought the nightmare was over... but no... not even close. I move out earlier than my ro Review from Google
Apr 2013: I am a current resident at University Heights in a 4bd and for the most part I enjoy living here. There is a shuttle to campus which is convenient, a fitness room, tanning room and game room. Also, they are adding new renovations which make the apartments look really nice. Mar 2011: I've lived at University Heights for two years and am renewing my lease for a third. I can honestly say that I have no complaints about living here. I am a spoiled high maintenance girl so I wouldn't be saying this if it wasn't true. I live in a two bedroom apartment and have no complaints about it. My only qualm is that there is only one treadmill in the workout room. The maintenance men are SO nice and will fix anything that needs fixing. One time while they were at my apartment repairing the dishwasher, they heard the washing machine running and asked if it was always that loud. I said yes (not knowing that wasn't normal), and they replaced it with a BRAND NEW one a few days later. All in all I have had a pleasant experience living here.
