Jan 2019: Living at 303 Flats this year has so far been very good. The beginning started off rough due to move-in complications, but after resolving those issues, things have been great. The leasing office is very helpful when it comes to answering questions. I think the pricing for next year is expensive compared to prices this year. The rooms are very nice compared to most housing for the University of Tennessee. The amenities make it even better! Would definitely recommend. Review from Google
Dec 2018: I really enjoy living here! The atmosphere is honestly great. I would like to thank Chase for always helping me at the front desk for all the times I’ve came in. I also would like to mention that Kacy went out of her way to get a package to me when the office was closed on Christmas Eve. It’s little things like that that make me appreciate where I’m living. There are a ton of things that 303 has to offer that I have yet to experience but I am very excited to. I highly recommend living here! I’ll be back with another update soon! Review from Google
Dec 2018: Maintenance staff members, Doug and Austin, are outstanding. I placed an urgent maintenance request and they arrived within the hour to evaluate. Instead of making me wait several days for a contractor fix, they were able to service my apartment on the same day. Doug and Austin made me feel like family, not just another tenant. Nov 2018: I went and met with Alex and Chase yesterday. They were super friendly and very helpful. Alex said she was moving back home so that is a bummer because of how helpful she could have been. Aug 2018: Tons of delays and frustrating problems with move-in and construction, but the staff has been as helpful as they can in the time being. So far it seems like the majority of the problems aren’t anything to do with the actual management. Nonetheless, living in a hotel blocks from campus sucks. Review from Google
Aug 2018: So at first the excuse for move in being delayed was that the cabinets in China were being held in port because of the tariffs placed. Just kitchen cabinets, right? WRONG. Then the second excuse was that the inspectors didn't finish inspecting building, so they needed another day. Then after that, when 6th floor was suppose to move in, apparently they didn't want to move anyone in because of the level of construction going on. I also heard 5th floor plumbing wasn't even finished yet. I don't even know how many times the move in has been delayed, but I've basically been homeless for a week and 2 days while also being a college student. None of the hotels have kitchens so it's either take-out or delivery mostly. (how healthy and cost effective) Also Knoxville's parking is already horrible enough, and campus staff will toss out $32.00 tickets lik Review from Google
Aug 2018: My relationship with 303 began when I originally signed my lease over the summer. I was very excited to move in and enjoy the countless amenities I was promised. Fast forward to today, and I'm scrambling to find somewhere to stay at night as I begin my graduate studies. As of now, no one really has any idea when we will be able to move in. The place is far from being completed and I feel betrayed, deceived, unfulfilled, and distraught. Review from Google
Aug 2018: Was supposed to be moved in on the 18th.. and then the 22nd... and then the 24th.. and then the 27th. Today is the 27th and guess what? I'm not able to move in today. Oh and I was told I would be in apt 546 and they filled that with people without telling me because of lack of understanding of the construction process. Has just been a really difficult process... all I want to do is get settled in and organize myself but I'm still sleeping in a hotel room on the 4th day of classes. And some people still will be until a good 7-8 day into classes. As long as things go smoothly upon move-in and throughout the rest of the year I'll update this review but for now I'm just frustrated :( Review from Google
Aug 2018: If I could post a zero, I would. Management and the construction company are not communicating. The residents were placed in hotels by 303 Flats in hopes of saving themselves from lawsuits earlier in the month. The residents are now they are being kicked out of the hotels on August 28th with no place to go. 303 Flats refuses to give the real information and has taken money, made promises and not delivered. Sure it is new, but new is nothing if it doesn't exist, which at this point, it does not. Congrats Merit Construction, 303 Flats and the City of Knoxville, as you just dumped 200 graduate and undergrad students on the street. The homeless number just increased in City of Knoxville. Aug 2018: This establishment is the worst with communication! They do not return emails, get annoyed when you call, and above all are not helpful! They have delayed the move in process day after day! It's crazy to know that you have been lied to month after month and that they do not care to update anyone. I cannot wait to get on the news tonight and blast these folks once and for all-- This is not how anyone should be treated! Review from Google
Aug 2018: Management here is extraordinarily unprofessional and deceitful, they lied about being "3 weeks ahead of schedule" on multiple occasions when they didn't even have a certificate of occupancy. They have missed the move in date twice (still not moved in yet 7 days after the original move in date.) Putting all the UTK students who will soon be living here in an extremely difficult position. They then gave all future resident a couple options: get a hotel room paid for by them for the 19-22 (22nd was the first delayed move in date), get a $500 gift card, and i think a month of free rent was an option as well. I chose the gift card and bought a hotel room for the night of the 21st as classes started the 22nd. Well once we found out that we were not going to be able to move in yet again, and that the move in date was pushed to the 27th they went ba Review from Google
Aug 2018: Delayed moved in and are not offering place to live 22nd-25th, I am a UTK student and i have class while i have no place to live. This is effecting school because i signed a lease where they said they would be done and i could move in on the 18th which isnt the case. These people are terrible at communication and they make up stuff about the delays then saying the real case. Review from Google
