Oct 2019: This was my first time living anywhere on my own, and I was super selective with choosing an apartment that I trusted. When I first moved here, I lived in a one-bedroom for 3 years and I loved it. I was super sad to leave it because it was so special to my heart, but in August we moved into a two-bedroom on property in the building right behind (we moved to have some more room after I graduated). They are pet-friendly and the property features amenities such as fully-loaded pet stations all over the place. They have a tennis court, volleyball area, pool, kiddie pool, hot tub, gym, and a clubhouse with a pool table. Theres a bus stop right in front for Texas State students. I honestly dont think this place could be any more perfect. The manager here is one of our favorite people ever and we have the rarity of having friendly staff here. I have friends in a number of other apartments around town (some working there) and I can tell you that Riverside takes the cake in every area Review from Google

Jun 2019: I really appreciate the maintenance team at Riverside Ranch. Everything was always fixed promptly and any time I encountered them while walking around the property they were always friendly. May 2019: The place is nice, but they don't tell you important information to get every last cent out of you. Overall this place is probably going to lose me 1000-2000$ more than talking to them suggests. Because while my questions were to the point, they don't give you the information you need and then when you call asking about how the information doesn't add up to what you're seeing, they'll act like they're sorry about the misunderstanding but considering the number of times this has happened, I'm calling bs. Mar 2019: I moved here about two years ago with my best friend at the time. We got a two bedroom together. Things were great in the beginning until my roommate and I started having issues and it got to the point that we could not live together anymore :( I didn't think the office staff could do anything for us or that they'd even care. When I brought the situation to the office staff, they referred me to the manager, Lindsey. She listened to everything I had to say and was sympathetic to my problem. Lindsey tried to intervene with my roommate and I but things were just not getting any better. Then, Lindsey called me one day and said she had another spot open up and that she'd transfer me if I wanted to. I ended up transferring, adoring my new roommate and plan to renew my lease for the upcoming semester! The office staff is wonderful, maintenance is quick and the apartments are well kept. I would recommend Riverside Ranch if you're looking for a quiet place to live in San Marcos!! Review from Google
Mar 2019: The staff are extremely helpful and knowledgeable when answering any and all questions. They are quick to help resolve and clarify any and all questions you may have. haven't had one problem with the staff here.
Feb 2019: Lived here for a year. Worst neighbors I’ve ever had in 5 years living in apartments with 3 different complex’s. Granted I don’t blame the staff as much but I put in complaints and they said nothing we can do so they just let them rock out. But always noisy around not a huge fan of here. Feb 2019: I love this place! I just recently moved here from North Dakota and Riverside Ranch was my first ever apartment. At first I was so scared about moving into an apartment and making such a huge decision but the staff here has helped me so much. I enjoy there super responsive maintenance team and there even better amenities center. They have a 24hr access computer lab that is so helpful and is much better than going to the library. Feb 2019: Such an amazing place to live! The pool is always open and the leasing office always has coffee plus you get a washer and dryer in your apartment. They make it so easy to pay your bill online and on top of that maintenance is always willing to help you out. If I could give it 100 stars I would. Review from Google

Oct 2018: I have lived at Riverside Ranch with my husband for 3 years and we love it here. It's quiet, unlike the typical apartment complexes in San Marcos. There is a real sense of community here. It's super pet-friendly, and we've even became friends with our neighbors through our dogs! The apartments are a little older, but they are a great value since they all include cable, internet, and a washer/dryer. The staff has been nothing but helpful and friendly since we have moved in. They always greet us by name, and they do events and giveaways for the residents. The property manager is great, and she's been here since we moved in. She knows all the residents and really cares about them. The maintenance staff is great as well. We had an issue with our A/C and they quickly got it fixed for us. Sep 2018: My husband and I have been living at Riverside Ranch for a while now. It's been really nice! The apartment complex is well-kept, they have pet stations everywhere, the maintenance team is efficient and professional, and the front office staff are super nice. The pet policy is unbeatable. We love taking our pup on walks and to the tennis court to play with his friends. It's the perfect vibe and price for a long-term couple looking for a nice, quiet apartment! Review from Google
Sep 2018: I've lived here with my wife for two years so far. It's been a lovely place to live. First of all, the pet policy is awesome. It's probably one of the best pet policies in town. As a result, almost everyone here owns a dog! The apartment is a great place to walk our dog, Noble, as well. The apartment has several pet stations and trashcans. When we want to let our dogs off leash, we take them to the fenced-in tennis court to play. Compared to a lot of the housing in San Marcos, it's fairly quiet here. There aren't any raging parties to wake us up, which is a plus for me. The management and maintenance team here is very friendly and professional. When our air conditioning went out, they replaced the whole unit and even gave us a digital thermostat for our trouble. Aug 2018: This was the most unpleasant experience that I have ever had and I DO not recommend this complex! Cons: - Everything is VERY old and outdated - You will have AC problems, as well as high electricity bills. - Maintenance WILL enter your home unannounced, and the turn around time to complete requests is OUTRAGEOUS. In addition, you have to constantly remind them and check in to receive updates on your service request, even if it is something as simple as replacing blinds. Lastly, nothing is ever completely fixed, but rather mended as a temporary fix that will resurface. - The management is immensely rude, unprofessional, uncaring, unhelpful and UNORGANIZED. May 2018: I have lived here since 2015. The office staff has been nothing short of phenomenal, as they greet me by name and are always very helpful. Lindsey has been a dream to work with the past few years. Sometimes they forget to notify you that a package has arrived for you, so make sure to check the shipping status if you order a lot of things. Maintenance is always done in a timely manner. One time my toilet broke after hours, and they were in to fix it first thing the next morning. The apartments are a little old and small, but I never experienced any bug problems, mold, or rowdy neighbors. Very pet friendly and a really cute community. There are always people out grilling food or playing with their dogs in the tennis court. Apr 2018: The office is negligent with receiving packages. After mishandling one of mine and damaging the contents, the office refused to take any responsibility. In fact, the person I spoke to said they only take packages as a favor to us, so they can't be expected to treat them with care and consideration. How is that a favor? (I asked to speak with a manager, and they said she'd call me when she got back to the office. Never happened.) I am disgusted by their lack of accountability and incapacity to show genuine remorse for their mistakes. I will not be resigning. Review from Google
Feb 2018: I have signed the lease 3 or 4 times at this point and I really love my apartment. I have a bus stop directly in front of my door, and I haven't had any major issues with the apartment. The office staff are PHENOMENAL. You will have zero issues with anyone that works in there. There are only a couple of maintenance guys for the whole property, so work orders can be delayed. They tend to be a bit disgruntled or messy when they work on your apartment, but they are friendly none the less. My only complaint, which is more of a suggestion, is in regards to the rocks and the parking. There is a rock track around the complex that nobody likes, and rocks are constantly all over our wood floors and cars. I am sweeping every single day to clean rocks (and people with dogs try to avoid it for this reason because it gets stuck in their paws). They adverti Review from Google
May 2017: These apartments come off as great AT FIRST. They give you a tour a nicely decorated, spacious, clean apartment. Then you sign your lease and you move into crap. I understand these are old apartments but here's a list of all of the things we have dealt with the past 9 months living here: •a broken washer machine, we were without our machine for an entire month because we were waiting on a part and as soon as that part came in...our washer still didn't work so we had to wait even longer. •BUG PROBLEMS! Apr 2017: I LOVED MY APARTMENT HERE! I lived in San Marcos for almost 11 years and I moved every single year before i found Riverside Ranch. I moved in and stayed for 5 years. The only reason i moved is because i got hired on to CPS in NORTH austin. Its a quiet community, you don't have to deal with loud, obnoxious college parties. Its on the bus stop for Texas State. The only reason i moved is because i got hired on to CPS in NORTH austin. Its a quiet community, you don't have to deal with loud, obnoxious college parties. Its on the bus stop for Texas State. There's ALWAYS plenty of parking. Its super close to I35, so coming and going is convenient. Its a super dog friendly complex. They always have free lunches and snacks and giveaways at the front office. The office isn't in your business and going into your apartment all the time without telling you. Aug 2016: They showed me this beautiful two bedroom apartment. don't fall for it. That one might look beautiful and perfect but once you get the real one you'll regret it. They literally just go in after someone moves out and paint over all the defaults. Cabinets were all worn out, wet spots all over, under sink was molded, wood floor had damages, etc. When you move in they make you inspect the apt. And I put all the damages but I never had anyone come repair it until I made a huge complaint to corporate. Then 3 months before my lease expired they decided to show up... and they still didn't fix the moldy disgusting sink. They make the model apartment look so spacious but there is no room what so ever. I don't recommend this place to anyone. They have a $300 referral but I wouldn't put someone through that hell for that money. don't make the same mistake Review from Google
Jul 2016: I am really disappointed by the reviews, and although they could be true, things must have made a 180. Carrie and Lyndsey are the girls I know at the front office, and they are incredibility nice and helpful. When I first toured here, Carrie was full of information and humor! I live in a studio apartment and although 785 might seem a little much for the apartment, it's worth it. I lived at The Retreat one year and although it might look more appealing there, I will choose Riverside Rance any day. The management is wonderful and the apartments are cleaned and ready for move in. The electricity and Water bill is only 60 dollars and that's for hottest time of the year. With any work order, like a wasp nest I had, the guy was here within 30 mins of requesting it. It's quiet and everyone and their dogs are super nice. DO NOT BE DISREGARDED BY PREVI Review from Google
Jul 2016: I recently moved out of Riverside for a 3 bedroom option but I lived here for two years and it was really great. The apartments themselves are fairly old but the insides are pretty decent. It is a quiet community if you aren't into the party scene of other places. I moved in June 2013 with short notice and it was really easy. The office staff are generally pretty understanding of problems and get them taken care of in a timely manner. Maintenance requests are done within the week. There is also food in the office and cute little exam prep packages which are super awesome and personable. My only complaint is that they forgot to give me one of my textbooks and I got it a year later, which I was upset about but there was nothing I could do. Jul 2016: I would not recommend this apartment complex to my worst enemy! There's only 2 maintenence men for the entire complex and they take forever to fix things. The management is awful, they don't return calls and aren't helpful at all. They seem very lazy and take forever to help out their residents. The complex is flea infested as well, and the residents suck at picking up their dog's crap. The day I moved in I had to put in 5 work orders. Upstairs washer/drier is very noisy and I can hear it inside my apartment. Like I said, I would not recommend this apartment complex. I can't wait to get out of the lease!!
