Apr 2018: The apartment management is HORRBILE! Do not live here. This place is the worst. Get ready to pay fines for every minute detail if you don't pass your cleaning checks. Overpriced rooms for the social life is definitely not worth it! You can get a cheap place close by and just walk over and use all the amenities. I do not recommend this place to any one. Apr 2018: WORST PLACE TO LIVE EVER! Parking is a disaster, spots are way too small. Even if you bought a parking pass there is a slim chance you'll actually find a parking spot. Cleaning check are awful. I have pictures from when I first moved in and it was a DUMP. They failed us every time even though we scrubbed the place. Maintenance are a bunch of grumpy guys who yell at you for something that is out of your control. Better off fixing it yourself. SAVE YOUR MONEY AND GO SOMEWHERE ELSE. Review from Google
Apr 2018: By far the worst place I've lived. Parking is HORRIBLE. My car has lots of damage because the spots are so small and there are nights I have to walk 10 minutes home in the dark because there are no more spots. They sell more than they have capacity for. Cleaning checks are awful. They expect it to be in brand new condition, but you move into an apartment that hadn't even been cleaned. They fail you, and then recheck and pass you even when you didn't change anything. Management is unhelpful and rude. Maintenance is bad too. They take forever to respond, even to emergencies and one of them almost yelled at my roommate and said he'd charge us if he had to come again, when they never fix it the first time they come anyways. The management was not helpful at all. Every month the cleaning checks were along the lines of her pulling out a rubber glove and looking for messes that did not exist. The pricing was over priced. They charge you hidden fees that they do not explain. The location for parking was horrible. They oversell parking so you do not get the $100 parking pass and have to park 3 miles away. I strongly recommend not living here. I would rather live in Salt Lake and commute everyday to school.
Feb 2018: Extremely unprofessional. We had a squatter living in our apartment before we moved in, so the entire place was dirty. They haven't kept good on a number of promises. Tons of hidden fees. Far from campus. Expensive. Ridiculous cleaning checks. I could go on... Spend your money somewhere else. Review from Google
Jan 2018: Absolutely horrific. Management simply do not listen to any complaints and are rude. Cleaning checks are a joke and quite frankly feel like they're scamming you for your money. The standards are impossible to meet and no matter how clean your apartment feels and looks, you will fail it. The rechecks fees are atrocious. Parking is abysmal. Jan 2018: Do not recommend to anyone. Parking is awful, I have scrapes all over my car because the spots are too small and people scrape it or hit it with their car doors. Our WiFi has been awful, even trying multiple routers. The cleaning checks are far too harsh, the woman checking will fail you and charge you for her to clean it at the smallest speck of dust. Dec 2017: Cleaning checks are ridiculous, by the end of the year your security deposit will be gone with fees. You have to be home to pass for the check each month, but they assign times in the middle of the day when everybody has conflicts. Then they charge 25$ just just to come back, then an absorbent amount an clean your house while you're gone. Dorlena is the designated employee that screws you over. Review from Google
Nov 2017: King Henry is a nice place to live, it has nice apartments, and the thing I like most about it is that all the apartments lead outside, and the complex itself has a lot of outdoor area.
I did find, however, the managment to be utterly terrible to work with sometimes. I always feel dispensible, and replaceable. They DO NOT care about your satisfaction.
One example I can share (there are many others) is when my car was towed due to poor landscaping in the parking lot. It cost me 250$. The bushes in the lot that shroud thee parking spots had completely overgrown some of the reserved spot signs. I had pictures of the invisible sign behind the bush that I emailed to the office requesting that they refund me for the towing ticket. THE VERY NEXT DAY they had the bushes trimmed. They refused to refund me.

It's one of the few places I know of that never took advantage of Google Fiber, and so unless you're connected via Ethernet (meaning RIP Phone and Laptop connection), you've got to deal with insanely awful internet/wifi services. Thus, 5/10. Most everything else is alright though

For the first glorious time in my college career I wasn't hounded left and right with insane retroactive fees. In a way all they did was meet my expectations but when it comes to my apartment expectations in Provo that exceeded expectations.

May 2017: King Henry is great. The apartments are decent and the price is good. But the one reason I'm giving four stars instead of five is the absolutely outrageous prices for laundry. No one in this country should be paying $1.50 to wash a load and certainly not $1.00 for one dry cycle. Outrageous.

It has a reputation, but whatever that may be, it's ultimately dependent on how you perceive things and what you're looking for in an apartment complex! If you're looking for high-class, marble countertops and underground parking, GO TO THE VILLAGE.

Jan 2017: King Henry is great! The office is filled with sweet people who do everything they can to help you. They send out cute emails, give out treats during finals week, and are all around great! The apartments themselves aren't anything to brag about, and there is a huge discrepancy from apartment to apartment in terms of furniture and how updated things are. My apartment is pretty great, but even within each apartment the bedrooms are noticeably different in size. That's really the only issue I've had. Maintenance comes quickly and the RA's are reliable and there when you need them (as I have several times). Visit the specific apartment you're signing for before you commit to make sure you know what to expect, and you'll be fine! I love it here.
