May 2018: Nice buildings, amenities are falling apart. NO DRYERS for a few months and now we're down to 3 washers at main wash room. One has flooded the whole room due to a broken latch. Management doesn't care and won't return calls or simple requests. Look elsewhere, forced cable TV. I don't even own a TV! Management is rude as well. Need new staff. Also there is a pest problem and we PAY for pest control. Roaches and hornets so far and it's not rainy season yet. I'm sure that will change. Review from Google
Apr 2018: Alright complex. Had a few hiccups with slow maintenance. My ac unit broke 3 times n 1 year. I gave them notice that i was moving out but because I didnt put it in writing they tried to charge me for 2 months rent. They eventually dropped the two months, instead they just kept my security deposit. Black mold, broken entrance gates and thieving neighbors. I'd never move here again. Review from Google
Mar 2018: I give it 4 stars. I've been living here for about 2 months and there are a ton of pros and cons. The pros are that there is a nice big gym on the other side of the complex, and I love to workout, it's quiet (at least on my side of the apartment complex), it is very clean and overall I like the neighborhood. I've read almost all the other reviews and I don't know if people just want to complain, but I came from living in houses and it is a BIG difference, if there are sugar ants or whatever that has to do with how clean you keep your house, if they don't answer phone (and they are very busy in those offices), then e-mail them or walk in the office. My first day moving in the shower knob was missing so I had to use the bathroom sink to wash myself, but it was fixed the very next day which was nice, the gym next to the office has two machines th Review from GoogleMar 2018: We have lived here since October & i can honestly say we aren’t happy or impressed. Our bathtub & dishwasher & bathroom sink have been leaking since we moved in, also our closet light doesn’t work. We have put in MULTIPLE maintenance requests just for them to come in, take a look & say “I’ll be back, i need this†& they never return. Our rent has gone up since the first few months and when i look at the charges it’s for things we were never even informed of. We bring our concerns to the leasing office and it’s ether we pay or be ready to receive a 3 day eviction notice. Mind you we started paying $800 & now for whatever reason it’s up to $920 for a STUDIO!!!!! I watched the complex get bought out time and time again... each management company being worse than the last. My biggest complaint is that there is a severe lack of communication when it comes to the leasing office. Phone calls are NEVER returned. If you can finally get through to a person there is no empathy or compassion. They'll let you sit in a hot apartment for 3 weeks when your AC goes out while they "see what they can do". Maintenance will leave your front door wide open (with your dog inside) when you're not home so they can take a lunch break. My list goes on and on. It's a great place to live as long as you don't need any help. They do not have their residents best interest at heart. Something seriously needs to change!!!! Jan 2018: I Move in today 01/18/18 and this far have had great customer service from Miss Patricia, she has taken time out to make sure I understand everything. Also I seen a lot of these messages about dirty complex but I have visited complex a few times to see how it is day, night, and weekends and property has always been clean. So can’t wait to move in with my family today. Review from GoogleDec 2017: UPDATE 12/07/17: The new management company will backdate miscellaneous rent charges that they feel you owe MONTHS AFTER THEY'VE ACCEPTED YOUR PAYMENTS, then give you a 3 day notice to pay or get out. GREED & UNETHICAL PRACTICES. I've had a pretty good experience, minus the slow maintenance, right up until BH Management took over. If you don't mind having to hire a lawyer to make them follow the guidelines of your lease, then this is the perfect place for you!! A half a billion dollar company could care less if they put you out on your butt. Just save yourself the headache and stress. You've been warned!
Great place to live, but if you want something fixed, it won't happen for AT LEAST a month. You can continuously call the front office, but no one will answer. Review from GoogleMay 2017: Dog park portion: I've had to leave too many times because of aggressive dogs or dogs that bark at my service dog the entire time. They bite and the owners do not know how to remove their latched dog (or are scared of it). Most people here do not have trained dogs unlike Baldwin Park where most are behaved. Sometimes people with good dogs must leave. It averages 5 dogs which leads to more problems than a park with 50 dogs because your dog can't escape a psycho dog.

Barber Park is by far the worst place I have lived in Orlando. don't let the fake pictures on their web site fool you, these places are -------------------------- managers are the most incompetent and rude people you will meet. Once they get you to sign the lease they will treat you like crap, will refuse to respond to any requests, and will actually hang up on you in the middle of a talking to them.

I am a teacher at a nearby school and I moved here due to some last minute, and unfortunate circumstances that forced me to live on my own rather than with a roommate (which fell through because he had to move for work). This review is not from a disgruntled tenant. This is just an honest review based on my experiences with apartments I have lived in throughout Orlando.
First, the pros.
-Nice looking complex. They keep up with the landscaping, and they have done a nice job renovating it after the switch in management. Trees were trimmed, all new cement was put down, new parking space lines were re-done, and pot holes/cracks were filled.
-Pool is usually maintained.

There is no relation with what is offered by phone and what they have on-site. On the internet page it's one thing, but when you get there it is another. The place is horrible and creepy. The common areas are unclean, very dirty. Employees are very unprofessional and disrespectful. One of the employees screamed at us an even divulged our personal information. It's one of the worst experiences that I have ever encountered. I definitely do not recommend this place to anyone. Please find another place to live.
Review from 12/27/15 on GoogleNov 2015: I recently rated Arium Barber Park a one star. This was because I was not happy with a lot of the employees the office has/had. Still, they need to find employees with better attitudes (which is why I'm giving 4 stars). On the other hand, xxxx, xxxx, xxx, and all the the maintenance staff are amazing. I just finished moving out and I miss it already. This complex isn't so bad. My experience there has been wonderful for the most part.

Workout equipment gets fixed whenever management feels it's necessary (usually takes months). The place has great potential but always seems to fall short.
Review from 11/2/15 on GoogleAug 2015: The former Camden Reserve was a great place to live, ever since Carroll Management took over the quality of customer service has gotten worse, maintenance even admits that Carroll is not willing to fix the issues in my unit. They do not fix things in the units and mark them off as complete even though they are not. I will be leaving to a better community once my lease is up.

My lease will be ending at the end of this month so I felt compelled to give an honest review. When Camdem Reserve managed this property up until 1.5-2 years ago, the leasing consultants and managers were very courteous and always had someone available to answer the phones- if they were busy or unavailable, they'd return your call within the hour. They were open 7 days a week to assist new applicants, as well as existing tenants with any concerns or questions. Since Arium Barber Park commenced managing this property it's very rare that they answer the phone.
