Apr 2018: Raintree is a nightmare. You can never leave once you have signed a lease. I have been trying to sell my contract for months and whenever someone was interested I felt like I was tricking them into buying it because of how awful it was. I finally had someone interested in buying it and she signed the transfer agreement but she decided not to go through with it after I had already moved out. Because she did not sign the lease Raintree did not care. I called them in tears trying to figure out what to do and the girl on the phone had zero empathy and did not care one bit. There are always extra fees added on to the rent that you never know what they are for and every roommate pays a different amount for utilities every month. They charge you $10 every month for a parking pass and $10 for internet that does not work in the back bedrooms. They al Review from Google
Mar 2018: I applied here about a month ago for a standard apartment. My application was approved, and when I called the office about getting my lease signed I was informed that I was not approved for a standard apartment. I was approved for my preference of a standard apartment (about 300 per month) and they no longer had any standard apartments available. They had upgraded apartments available (400 per month. ) So basically, when I applied here, I did was approved for my preference for an apartment? What does that even mean? Do not let someone apply for an apartment that is not available. Review from Google
Mar 2018: The best part is the parking. There is always sufficient parking. After living in a couple of other places the parking really is so nice. The ward was also really awesome. If you personally get to know the maintenance guy it becomes easy to get things fixed. Its overall a good place to live. Review from Google
Feb 2018: Remember the office episode where Dwight welcomes Jim to Hotel Hell and told him there was no way to check out? That’s what Raintree feels like. Trying to move out felt impossible and all the hidden fees involved make it even worse. Once finally out of the place, the refund check never got to me. After contacting them asking where my money was (because there was no communication with me about if the money was even sent in the first place) they sent me a new check and charged me $25 for it. Every time they can suck some money out of you, THEY WILL. They charge a cleaning fee of $35 each semester even if you clean your apartment and pass cleaning checks. The rent is never consistent either. It is always more than you anticipate. After having some problems with a roommate that wasn’t following the honor code and reporting the situation, they Review from Google
Feb 2018: I’ve lived at Raintree for a couple years and it’s been great. My favorite part about this apartment complex is the environment. It’s very friendly and social. I feel that everyone is nice and welcoming. I’ve enjoyed all the activities that the complex has done! They are a BLAST! I would recommend Raintree to everyone because of the environment and manager team is amazing! They are willing to work with you! Review from Google
Feb 2018: I lived here over the Summer and i had a great time. it was the first time I had moved out from my family home, and my very first apartment. The office people where amazing and super patient with me. Super social place to live and TONS of free food! 10/10 Review from Google
Jan 2018: Raintree is honestly a pretty cool place. They’ve got a nice hot tub and club house with a lot of activities going on so it’s really easy to meet people. They do have curfew rules but it’s really nice when you want to get to sleep so you’re not tired during school the next day. Apartments are pretty decent for the price. Carpets kind of old but it’s still in good condition. Review from Google
Jan 2018: The buses to campus are really convenient, the only downside is that it goes to Wyview first, so it can be a bit crowded. Tons of amenities, and it actually is super social which is fun. The apartments are pretty nice, and the people are great. Review from Google

Jan 2018: Price is pricey. But, the people are good and management is reliable. Bus stop passes about every 30 minutes to go to campus. Apartment is nice, but storage is (somewhat) limited. Good place though. Lots of amenities. Review from Google
Jan 2018: Raintree is good for the price, and you get what you pay for. It’s a bit older so you can expect some things to be a bit rundown. What I like most is the location, right in north Provo and close to groceries and food. Showers suck though because they’re only like 5 feet high so 6 footers are SOL Review from Google
Jan 2018: Rent is about what you'll find with other places, and I really love it here. The office staff are always super helpful and friendly. Looking forward to continuing to live here! Review from Google
Oct 2017: I had a seriously terrible experience at Raintree. When I signed my contract, they promised me a spot with my friend moving in. Then, they called me a month later to tell my my spot was gone. I called them back to work it out, even offering to pay more to be in an updated apartment so I could be with my friend. It took forever, but we got it all figured out. Then, come move in day, they had changed me again without even telling me or giving me the chance to upgrade. Essentially, they messed up and didn't even own it. When I finally accepted this and went to my new wrong apartment, it was full of stuff and there was no space for me. They hadn't even told my new roommate that I was coming! To make it worse, the girl who ended up with my spot never even moved in. Review from 10/10/17 on Google
Sep 2017: Never had any problems and management and front office were always reasonable. Felt like the price was a bit high for what you are getting as far as room space and proximity to campus. Clubhouse is awesome. Review from 9/13/17 on Google
Aug 2017: Management reasonable and willing to work with students. The carpet is wretched. I'd advise you to buy rugs. Review from 8/7/17 on Google
Jul 2017: Having graduated from college and lived in multiple apartment complexes I can say that the Raintree is great. Specifically management. If you put in a work order they fix things quickly, parking is great, and management is more than happy to help out with any issues. The facilities aren't the best but little by little they are fixing them. Great place to live. Good residents, great wards great atmosphere! Loved it! Review from 7/23/17 on Google
Dec 2016: There are some cool people and the apartments aren't that bad, but I'm leaving as soon as I possibly can. These folks suck as much money out of your pockets as they can. Their fees are INSANE. I'm paying on average $40-50 dollars more every month than is my actual rent, and this month I'm paying NEARLY $80 MORE than what my rent is supposed to be, because they conveniently decided to throw in a cleaning fee for their cleaners to come in at the end of the semester. That is not something the tenants should be charged for unless they have actually trashed the place. Totally unfair and totally unethical. I'm out of here ASAP! Review from 12/9/16 on Google
