Jun 2018: The WORST apartment complex I’ve ever lived at!! Let’s start off with the repairs. I came home from work today and find my apartment like this. They said they were going to paint and look at how they left it! I literally cant eat, sleep, or shower in my own apartment cause they wrapped everything and threw my stuff every where! And they left all their stuff here! You can’t have visitors over cause there’s never enough parking. I’ve spent up to an HOUR circling the complex to wait for someone to leave so that I could park. I’ve asked to buy a space and I couldn’t cause they “ran out of passes”. MOLD was growing from the inside of my shower plumbing wall and when I sent in a request for them to look at, they came and PAINTED OVER IT!! May 2018: Avalon Place is definitely one of the best housing complexes for students I've seen. They're very quiet at night, but also provide a lot of fun for residents with different weekly activities. The renovations are really nice and clean, with plenty of space in the rooms, and the pool is heated which provides a nice hangout for residents and friends. Highly recommend speaking with Santo, the manager there. He was really cool and made the experience a lot of fun! Review from Google
May 2018: If you go to UTSA, you need to live at Avalon. The staff is friendly. They’re the only place I’ve heard of with a heated pool, and maintenance is so nice. The only thing I would say is get a reserved parking space. If you do that, you won’t have any problems!!! Review from Google
Apr 2018: Maintenance stole money from my apartment and management did NOTHING. Do yourself a favor and avoid this place. ***ALSO blocking me from your instagram page for writing the truth isn't going to stop me or anyone else from speaking our truth. If you are a full time student and a full time worker, DO NOT live here. They will take advantage of your busy schedule and cover up for their staff. Apr 2018: Staff is unprofessional and not helpful. I can say the apartment is super nice although it was filthy when I moved in I had no problem cleaning it though. Rooms are perfect size and closet and restroom are great too. I have not had any maintenance issues. Only issues I have had with is the management. They will literally harass you if they have a question to ask. For instance standing knocking at your door for minutes and if you don't answer they try yelling through the door and then proceed to enter 2 minutes later. Update. Do not live here I repeat, DO NOT LIVE HERE I have not lived here for almost a year and I just received notice from AT&T that I owe over $300 for internet service while I lived here.... Apr 2018: This place would be great IF I ever actually got the chance to GET to my apartment. Parking here is the worst ever, and no one tells you this before you sign the lease. I cannot fathom a place where RESIDENTS don’t even get the chance to park. I honestly have been driving around for the past 3 HOURS trying to find parking. I even called their after hours hotline TWICE. They told me security would give me a call and help me figure something out. 3 hours later and STILL never got a call or a parking spot. I’m actually currently STILL driving around at 1 AM trying to find a place to put my car just so I can get some rest. I will NEVER sign here again because I do not believe in paying rent for a place where I can’t even park to get into. Review from Google
Apr 2018: ATTENTION ALL FUTURE RESIDENTS AND NONRESIDENTS. DO NOT LIVE HERE WHATEVER YOU DO. My girlfriend lives here and she spent THREE HOURS LOOKING FOR PARKING. With all the complaints they get in reference to parking, you’d think that someone would fix the issue. Instead, they added more reserved parking spots that require a monthly payment in order to have. How do you house students who have things to tend to such as exams, work, etc and expect them to be content with searching for a place to park their car without getting towed for 3 hours? On top of that, once calling security, we did not hear back from security the entire night. The parking here is TERRIBLE, the management does NOT care and is willing to lose residents because of the issue and will simply tell you to buy a reserved spot or continue looking. Apr 2018: This place continues to lose stars from me. Today I got to come home after a long day to all my kitchen torn apart, the awful smell of glue that is now causing me a headache, disgusting new counter tops, and NO KITCHEN SINK! (Seriously I have pictures!) So now add terrible maintenance and care for their residence stuff to the list along with an attempted car burglary, dents from the super tiny parking spots, HAVING TO WALK FROM UTSA IN THE middle of the night BECAUSE NO PARKING SPOTS, and the smell of dog feces all over the complex. It continues to get worse and my experience here is hitting a year. I don’t know what else to say other than please think long and hard about this decision. Review from Google
Feb 2018: Loved the location for our daughter and the apartment layout. The above folks are correct about the parking. My son's car was towed while parked in a visitor space and no one could help us with it. They weren't responsible for what the towing company did. Had to pay $300 to get it out. Learned to take a picture of our car in the space each night to prove where we parked. Many times we would go to visit her and had no where to park at all. Bought her a space but no one could visit her. The maintenance staff was great about getting things done and were very friendly any time there was an issue. The biggest issue with Avalon is if life happens and you need to get out of your lease, forget it. They have no heart. Feb 2018: I already wrote a review on here, however, I needed to make an important update. If my last review did not make you look elsewhere I am sure this one will. My car got broken into the other day and things got stolen. I contacted Avalon and nothing was done, no increased security, nothing. They have a "security car" that comes around every 4-6 hours or so which gives thieves plenty of time to break into cars. Since I have lived here I have had to contact SAPD on 4 different occasions because of break-ins, hit-and-runs, and suspicious activity. Avalon needs to put up security cameras and have onsite security that will continuously monitor the complex to prevent stuff like this from happening. I was also notified that rent is going up another $70 PER MONTH so if I renew I would be paying more than $1,050 per month for a complex that lacks security Review from Google

Jan 2018: I will give it to them they have spacious rooms and closets and they have very convenient location to both UTSA and UTHealth. However, they never have parking and unless you are willing to pay extra for reserved parking you will not be able to park after 6 at your own apartment (ridiculous huh). As well, the parking spots are so small you run the risk of someone denting your car even when you are luck enough to find parking its absurd! I have also mentioned this before to staff but anywhere you walk around the complex smells like animal feces It is very unpleasant. Lastly, which I feel like is a problem at many of these student apartments is that they have terrible A/C units so you will always end up paying more than you should. Jan 2018: Biggest mistake of my life was moving into this apartment. If you're even considering it DO NOT DO IT, there are tons of non student housing apartments that are way cheaper, way nicer, and WAY more accommodating. I wish i'd known this before signing the lease. I signed November 29, I have spent a total of 6 nights there since then. Reason being my AC is either broken or the touch screen panel is out so I have no way of turning on my heater in 20 degree weather! The first time it broke (few days after moving in) I was yelled at by their general manager in the lobby filled with residents. He told me since it was cold outside, I didn't need my AC. Also personally called me and told me to stop asking my dad to call about the AC since he was not on my lease. Nov 2017: DO NOT MOVE HERE! First of all I am paying $1,005/month for a 1 bedroom and 1 parking space. On top of that their AC system is terrible so it constantly has to be on for your apartment to be even mildly cool. They will tell you that your electricity bill should be under $100. Mine is constantly over $200 / month for a 1 bedroom apartment because of the AC system. That is ridiculous. If you live here YOUR CAR WILL GET DENTS IN IT. The parking spaces are so small that you can definitely count on your car getting hit by someone. I have lived here for less than 4 months and my car has gotten hit 3 times! That is not even the worst part of living here. When I moved in it was clear that the resident before me had a dog. You could tell because the whole floor is scratched up and so is the furniture. Nov 2017: Everyone is very friendly. Love the maintenance people, exceptionally Jose. I got locked out of my apartment on my balcony and he got me back in from the outside. When our washer broke, I forgot to take out my clothes and they are so nice they put my clothes in the new washer when it arrived and I was not home. Love it here. Review from Google
Sep 2017: Let me tell you, I had such a difficult time picking an apartment when I transferred to UTSA. It seemed that no matter where I toured, I was left wanting more. But as soon as I found Avalon Place, it was evident that I wouldn't need to settle. It met all of my needs and then some! Pet friendly, a convenient location to campus, and a washer in dryer in every unit. A big thank you to Jennifer in the front office for helping me with all of my needs as a resident! May 2017: This apartment is borderline unacceptable. I pay about $720 a month for a 2 bedroom, and the moment I moved in problems began. They claim to take a ~2 week break between tenants in August in order to clean the rooms and spruce them up, but I entered my bathroom and found a dirty old piece of body jewelry in the middle of the floor, dust everywhere, and there were tons of dead bugs in the light fixtures. I found several silverfish in the corners of my room and closet. In the living room, there was a big black nasty gum stain on one of the couch cushions. They're taking an entire month's rent of my money, when I only stay about 2 weeks in August, the least they could do is actually clean the rooms like they promise. May 2017: I have been living at Avalon Place for the past 9 months. So far it has been a decent experience, nothing too bad. I clean and take care of the apartment so I haven't had any major issues. May 2017: Staff is not so nice, they do not try to help you out. I have experienced a lot of problems with the internet and fire alarms going on in the middle of the night. Apr 2017: Worst parking ever! Gonna have to spend at least an hour to find parking at night.. They have reserved spots for an extra $20 a month.. They don't tell you before you move in 99.9% of the spots are reserved..So it's kind of forcing you to rent one.. if you don't you run the risk of getting towed... Sep 2016: Not a bad place to live, but you don't get anything extra than what you pay for.. And it's not exactly cheap to live here. "Community events" are rare, and when they do try to cater food, they buy enough to feed themselves and maybe 10 residents... They will rob you upon move out, so make sure you document.. charging you regardless of how well you cleaned.. Apartment carpet is cheap and scratchy. Aug 2016: Avoid this place if you can - they prey on the ignorance students. They had us move in mid-month, but didn't prorate our rent. You're obligated to pay for the entire month, but they dictate when you can move in. So not only do they force students to pay for a full month and collect money, they routinely rob us with fees during "inspections." Take PHOTOS of EVERYTHING in the apartment the moment you move in - they're notorious for forcing residents to pay things they're not responsible for. May 2016: It was a super nice place to live! A little expensive but it was in a great location. The only thing that was awful was their roommate matching.
