Nov 2016: I love my apartment and the office staff is amazing. But everything else is just terrible. The residents are completely trashy people. They blare music at all hours, throw trash next to the dumpsters (not even inside), security personnel are too overbearing, and both security and residents block the road quite often.

But I feel two issues that need to be improved : brighthouse is the only internet privider which is really a slow and bad service, rent for Irish varies; even sometimes costlier than Lily. After all, I feel it as my second home.

#. The renewal rent is too much (for me it is $USD 96 on top of my rent) ! It will negatively affect the living decisions of most of the USF students.

Apr 2016: I have been living here since April of 2014, I have loved it. Not only are they pet friendly, but they also have three areas for walking your dog, and a gated dog park (perfect for my German Shepherd to run). The staff are also welcoming and helpful. I have had to put in work orders for general repairs, and the maintenance staff were quick and efficient. The price is affordable, and location is perfect for being a college student. The security is professional, and I feel safe in my apartment. I would recommend this place to all my friends.

Apr 2016: don't DO IT! I REPEAT don't DO IT. I WOULD ONLY REQUEST THIS PLACE TO MY WORST ENEMY! IT'S not worth THE MONEY. THE ROACHES ARE EVERYWHERE AND IN EVERYTHING! THEY'RE LIKE FAMILY. YOU SEE THEM WHEN YOU WAKE AND WHEN YOU GO TO SLEEP. I KNOW WE LIVE IN FLORIDA BUT COME ON, IN THE MORNING THEY BEAT ME TO THE SHOWER. THEY WAIT FOR ME IN THE KITCHEN TO MAKE BREAKFAST AND DINNER. THEY'RE EVEN IN MY BEDROOM I don't EVEN KEEP FOOD IN MY ROOM. WFT!!!??? THEY SHOULD BE PAYING RENT TOO.
Review from 4/15/16 on GoogleOct 2015: I normally do not write bad/okay reviews at all, but I feel people should be aware of the good and bad with these apartments. A lot was quite surprising when I moved in (about a month ago). I have considered numerous times breaking my lease, but at the moment I cannot afford it.
The Worst-
1st - Cockroaches, termites and silverfish. Being in florida I expect occasional run ins with the gross creatures, but not on a daily basis. Or see their feces continually appearing in my place. I killed a three inch cockroach on my wall and had one crawl across my foot. I kept seeing small ones and asked for extra pest control (which they gave me).

Aug 2015: I have lived here 2 years and have had little problems that have been addressed in a fast and prompt manner. All but one within the day, the other the next day because a part was needed, but u know what, it was fixed as soon as the part came in. This place is a great place and u can't beat the price. The staff is great and the office has a great staff of lovely ladies that care for their residents. Good place. wouldn't be leaving if I didn't take a new job out of the area.
Review from 8/23/15 on GoogleJul 2015: A/C was broken and blowing hot air complain about this issue numerous times and all the maintenance guys didn't really care, they just told me that its summertime and to keep a dark curtain over my windows WTF! So I finally had to get real nasty with them before they finally replaced my broken A/C unit smh after telling them for months!! Only got 5 more months until im out of this place!!! Maintenance guys and the front office staff is terrible here but the nice scenery and nice looking apartments is how they trap people into living here! But proceed with caution!!

Mar 2015: From the very first day, I was able to hear my next door neighbor and boyfriend fighting which got much worse as time went on. From breaking things against the shared wall and leaving their doors wide open to the police making a nice visit with drawn weapons and riot shields. The boyfriend was brought in for questioning regarding his friends involvement in a murder at a strip club in Tampa.
I contacted the office on the day that this happened and was told that there wasn't much that could be done. They finally moved put, leaving all of their furniture in the apartment and were evicted only after failing to pay their rent. I do not consider this a safe environment and find the managements lack of action to be irresponsible.

Jan 2015: I'll lived here since 2009 and im currently still living here and I must say this apartment complex is very peaceful and safe, the staff is friendly and the maintanence is very reliable and quick to fix things. A long time ago these apartments use to be ghetto infested and unsafe and some of the bad reviews I see on here are referring too those days but in 2008 new management took over and I must say now in 2015 this Apartment complex is a much more improved place and they also have Armed Security guards 24/7 and they constantly are walking around to make such everything is safe and its a gated in Apartment which is also a plus and no one from the outside could just walk into these apartments because all the walk through gates need a code to enter.

Jul 2014: If you're looking for safety, this is it. 24 hour guard at the gate, security cameras, and patrols. Community is well kept, nice lawn and clean pool. Staff and maintenance team are friendly, which is a plus.
However, unlike many 24-hr gyms at an apartment complex, an attendant has to be in the gym for it to be used, so if they're taking a lunch break you'll have to wait. Also, just like any other apartment, when you're doing the final room inspection to move out, make sure you are present that way, no damage gets documented that isn't your fault.
