May 2018: As much as I try to love this place for what it is, it has been nothing but disappointment after disappointment with Landmark at Grayson Park. The units are run down, constantly filled with bugs, and the appliances are all falling apart. Anytime you have an appliance or even a toilet fail, expect about a week before anyone will even bother to come look at it, let alone fix it. Problems include creaking floorboards, leaking sinks, broken dishwasher, the list goes on and on. My toilet, which has been ghost flushing, getting the lever stuck, and having other issues for nearly two years now has now decided to quit functioning. The reservoir will not fill and it will not flush even when pouring water into the reservoir. I have tried to remedy it myself, but ultimately had to submit a maintenance request. May 2018: This place is unorganized and unprofessional my fridge has been going in and out since I moved in January. And they "defrost" every time instead of giving me a new one absolutely ridiculous. Review from Google
May 2018: Alligator in pond openly not afraid of humans could easily eat a residents pet or be a danger to someone's child I tried extracting the alligator and the front office lady came up and said its ok when the alligator was openly swimming towards me. I told her it was a danger to residents and she said its ok no one cares. she honestly needs to be fired and probably will if something tragic occurs. She was a dark haired lady approximately 25-30 years of age and worked on this date (5-2-2018) once again alligators are not supposed to be in residential ponds especially one that isn't shy of humans and most definitely could be a danger to the community. I asked her to call someone to resolve the issue due to the fact that it's a disaster waiting to happen and she told me that it was ok in there. Dec 2017: I never review apartments or have anything to say but this is a terrible place to live. The apartments have problems with fire alarms so they would go off during the night and have to be turned off by the fire department.The apartments are old. They have water damage and bugs. The appliances are old. The maintenance people responded pretty quickly most of the time so they are good. With that being said the main reason for the negative review is the lack of safety....do not park your car outside. My car got hit and scratched multiple times. Some girl got her purse stolen. Somebody got shot. The cops were always in and around the complex but crime seemed to still happen. Some dumb lady had her baby running around outside unattended near a pond. Jul 2017: I lived here for about two years. My apartment was broken into, thankfully with only a few valuables stolen. However, just the fact that my security in this place was compromised was significant enough. It's also interesting to note that this incident did not happen until the "new" management moved in. I say that in quotation marks because it seemed like they had staff changes about as often as they moved residents in and out. Since the new management moved in, my rent increased, they made only moderate improvements to my apartment, and mandated that I use a valet trash service (not free), even though I lived right across from a dumpster! I think the majority of the "million dollar renovation" went primarily toward massive upgrades in the leasing office, while most of the actual apartments only got some decent looking cabinet doors and counter Review from Google
Jul 2017: this place is unfair promises me money never got it. please I suggest another place to live place has roaches in units. I inspected the premises roaches greeted me at the door. Again take your hard earned money and spend it somewhere else. later..... Review from Google
Jul 2017: Worst place to move to . I DO not recommend anybody here. 8 out of 10 employees are new and have no clue o the information they give you and management does not own up to it. I payed 800 in deposit and i wont get any back when i have pictures of how the apartment was no damage or anything wrong. No knowledge . Promise to call back nothing happens , called in every day they are always on lunch or vacation. Submit maintenance order and it takes them a month to fix an issue. Absolutely hate it ! May 2017: don't ever move here. The time i lived here they got in to my apartment for over 100 times easy. There is always a problem. If you ask they say 'oh we are trying improve your living quality'. How can you improve it if you can't even live? To change the water piper they got into my apartment 8.00am in the morning for a full week. They broke all my walls and pipes. I couldn't even cook or take a shower. And A/C. Every week they send someone different to fix A/C. I don't know how many nights i slept without A/C when outside was 90! Review from 5/14/17 on Google
May 2017: if I could put zero star I would cause that's they deserve...I was sleeping waking up to my apartment full with water..so you would think they would try to change the carpet..no..they trying to dry it and my apparment smell really bad because of the carpet imagine..I have a three month old baby breathing that smell...I have to go to the hospital with him to make sure they smell don't effects him and I went to tell the and they say they call us back..never did and when I called. May 2017: I normally do no leave reviews but I just want to let you know what you are getting yourself into. This is the worst place ever, I would not even recommend this place to my worst enemy. The only reason I moved into this place was because I normally leave everything for the last minute and when I tried to find something near USF well... everything was already taken or way overpriced. Apr 2017: Roaches DO SOMETHING ABOUT THE ROACHES!!!!! Please be advised that if THEY lose your rent payment they will blame you and be ready to send your information over to the "lawyers" for processing an eviction. Apr 2017: If you want to be forced to live with ROACHES come on over. I moved here for location over anything else. I wanted my kid to go to Tampa Palms Elementary because its a great school. If something Breaks here it takes FOREVER for them to fix it if you nag them to death about it. They add extra fees to your rent with a bs explanation as to why. Review from 4/5/17 on Google
Mar 2017: My stay has been wonderful so far. I feel safe here and I have not had any issues. The office staff is always in a good mood and they handle issues promptly and professionally. Dec 2016: Always available, friendly staff. I moved from 5 hours away and they totally met my needs with my questions to make my paperwork and move smooth. I moved from an old apartment where I didn't dare ask the landlord to fix anything. As she was old too, and gave me a ballast to plug in instead of getting an electrician! Dec 2016: It's a great place I love the atmosphere and the people who work here. But some changes are needed. First the rent is way to expensive. The construction causes wear and tear on your vehicle. It has little security in the apartment complex. The apartment complexes appliances are old. And in the laundry room the washer and dryers are old some don't even work properly. I'm paying way to much for a one bedroom and not getting what I'm paying for. Mar 2016: Everything everyone else posted is true. The place is under new management again, but there does not seem to be any changes. The apartment across the hall from me likes to put their garbage out after valet hours, in a bag and not a can, so it gets torn apart by animals and garbage is everywhere. I've called the complex every day this week about it, nothing has been cleaned up. The apartment residents that caused the mess don't care and walk past it without cleaning up their mess. Mar 2016: Let me start off by saying DO NOT MOVE HERE!!! Our first year here went by with mostly no issues. Our second year, not so much. First, in May we had to drive up to NY for my grandmother's funeral and upon returning home we found out apartment RAIDED WITH ROACHES !! We had to throw out our microwave, our knife block, and several other kitchen items. After countless complaints, phone calls, and office visits I am finally told "oh you're supposed to call and get on the pest control list" NEVER IN THE ENTIRE TIME I WAS THERE WAS THIS EVER MENTIONED, this isn't even in the lease. Mar 2016: I'm a former employee from Grayson Park. Unfortunately this property is falling apart and needs a big investment to bring it back to where is was many years ago. The sub floors are rotten underneath and they have to be replaced. If you notice weak flooring or uneven flooring is because is rotten and has to be replaced. Dec 2015: This apartment complex was THE WORST EXPERIENCE I HAVE EVER HAD. Primarily due to HORRIBLE MANAGEMENT from Frankie Perez. My apartment flooded and I was displaced for just over two weeks. Almost a month later I am still experiencing troubles from the flooding and I was not given any discount on rent that month, even though I was not living in the apartment for two weeks, as well as paying the utilities for his crew to clean up my place. They have also still not replaced things that I requested to be fixed the day I moved into my apartment. DO NOT SIGN A LEASE HERE! Review from 12/3/15 on Google
Oct 2015: I once lived in an apartment complex that attempted to defraud me out of over $3000, and yet they are not the worst place I have ever lived. That dishonor belongs to Landmark at Grayson Park. Fortunately for me, I get to move out in a week, and my lease is up in 5 weeks. Where to start? Let's begin with the roach problem. Our apartment is clean, yet the bugs never go away. They might advertise pest control, but if you make a complaint 5 times and no one comes, do they really have pest control? I eventually had to hire my own exterminators, and they were able to remove the issue, but they warned it would only be temporary since the problem was emanating from our neighbors below. Sep 2015: The sad part about this review is , I only went to view the apartment and I can already tell what it would be like living there... First of all I called and set an appointment, to which I got there and had to sit for a half hour after calling constantly... Once I actually went inside in the midst of me asking about the crime rate and things of that nature the woman of the office xxxx said there was none it was a great community , a woman and her daughter came in and the woman said someone had STOLEN THE WHEELS OFF HER CAR, to which xxx (the person showing the apartments) told her she had never dealt with anything like that, there were no managers on site and she didn't know what to do. Jul 2015: I almost moved into this place underneath the Grayson Park management name.. THANK GOD I didn't!!! When I initially went ----- Diep was kind and upfront about the complex. I was sent an on-line application, which I filled out, but began having problems with because the system makes you select a unit. Time and time again, I kept selecting the unit, but the system kept rejecting it, stating " the unit was already taken and could not be selected." Finally, the next day, it all went through. Jun 2015: Listen, it's a place to live. I'm going to be very honest. I moved here from Orlando after finishing college, and maybe I was a bit spoiled by how nice the apartments are there. As far as apartments go in Tampa, this is not a bad one. It's in New Tampa, so it's close to shopping, Publix and Muvico. The staff is pretty nice and have been mostly helpful in the 2 years I've lived here. My neighbors are ok- mostly families with young kids.
