Apr 2018: It's close to campus which makes it convenient. Even if you're in the back building, the bus stop is right there so you can take the bus instead of walking. The workers are very helpful even when you're stressed. Review from Google
Apr 2018: Avalon is a great place to live in with very friendly staff. There is a security officer at nights to ensure safety, work orders are completed very quickly and the apartments are very neat and well organized. Review from Google
Mar 2018: Changed the visitor parking without notice. They say they sent an email but that's it. No signs outside the area. Then again, why would they? Signs would mean they get less money when college student's cars get stolen and held hostage for cash. They don't even have the tow signs in the right place (only at the gates) meaning every tow from the front is technically illegal. But they know we can't afford to fight it. Way to protect your tenets and their friends Avalon. Way to take advantage of college students. At least you get a little more cash right? Review from Google
Jan 2018: Avalon Heights Is great and all, but whenever you constantly have to deal with paying $20-$40 overages every month for over a year it starts to get annoying. Maintenance is alright, besides the fact that you have to wait two weeks and call every 2-3 days for anything to be done. On top of that, the security around the place is ridiculously stupid since I had the spoiler on my car stolen mid-day. Over all, the apartments are really close, and the staff is really friendly. Jan 2018: I’ve been at Avalon for a few months now. The model is exactly like the apartment. Which was a plus for me. Super close to campus and easy access in and out of the apartment from both streets. The electric bill is good if you watch on A/C and hot water. My unit has needed some minor maintained but the staff was amazing with fixing it and making us laugh as hey did. My roommate has an ESA dog and Avalon was very well with allowing him stay. Overall I like my apartment for student living, and already renewed my lease for the upcoming fall! Review from Google
Jan 2018: I love how close it is to campus. Definitely walking distance to class! The maintenance crew is very nice and they complete work orders pretty quickly. Pool and gym area are both very large compared to other apartment complexes. My only complaint is the rent being a little high for what you get. There are definitely other apartment complexes that offer nicer furniture, better insulated walls and energy efficient appliances for the same rate. Electricity overages are a bit of a problem, even if you are very careful about what you use. Other than that I am happy living here. Review from Google
Jan 2018: I really like how close Avalon Heights is, it’s within a short walking distance, and there’s a bull runner right next to the second gate. Valet trash is very handy and maintenece is extremely responsive and helpful. The bathrooms are nice and the room is of decent/enjoyable size. The apartment itself is pretty big as well as the kitchen. The gym is decently equipped and the pool is HUGE! It’s a quite beautiful complex over all. All of the staff are very friendly as well. Jan 2018: The staff here are probably the best reason to stay at this place. They are very reasonable and respectful. The maintenance workers are also very kind and do their jobs very quickly. The only down side about this place is the front building is very close to Fletcher and that road is very busy. Review from Google

Aug 2017: Avalon heights is one of the best apts on fletcher,very close to USF.The management is really helpful and repair works are dealt with sooner than you would expect.
Jun 2017: The front gates have been broken for about 2 months now which just contribute to the chronic problem of bikes being stolen from here. There aren't even security cameras watching the bike racks and the security they do have just sit in the gym for hours every night on their phones. I've personally already had a bike stolen and the only thing the front office said was to get a better lock. I honestly dont even what my $629 (about to go up even more next lease) in rent goes to. May 2017: With the new renovations, avalon is really turning around! At first, management was poor, but lately I've seen great improvements!
May 2017: Great place close to campus. We had some annoying sugar ants, but that was mostly our fault as the roommates would stack up the trash. I feel like for student housing, this wasn't bad at all. Let me be very clear, once you stop living in student housing communities, you will miss some of the amenities you took for granted. Pay your rent late? $100 + 10% for every day you're late. Pest control problems? Your problem, management MAY send someone out, but its your responsibility. May 2017: Terrible community. They do not appropriately resolve complaints. There is always trash everywhere. They pay people to write positive reviews. Oct 2016: I lived here for two years and nothing ever got better. I stupidly resigned the lease after a month of living there to commit to two years there and it was the worse decision ever. The management is awful and when I first moved in, my apartment was so dirty that my shoes were sticking to the tiled floor. There was mold on the window sills, mold and grim in the bathroom showers, the fans had an inch of dust on them, there was clothing/personal property left from the previous renters. There were multiple things were broken, including many tiles, toilet, certain washer settings, ice maker, windows etc. Review from 10/19/16 on Apartment Ratings
Sep 2016: Avalon Heights is easily the most inadequate and poorly managed organization I have encountered. I lived here two years and it went downhill after day one. They managed to lose their helpful front office staff and their replacements clearly had little to no experience. More than half of the time when I had an issue I brought to the front office, they had to refer to their manager, who was either out of the office, or too busy to help. Their maintenance staff was great, but the system they had was always backlogged and often inaccurate. They had a leak somewhere on our floor that was leaking into the one apartment below. Apr 2016: I'm giving a poor review to Avalon Heights because they don't act responsibly with they residents. A couple days a go, maintenance got into our apartment to repair something and they claimed that I requested that. They even had a paper with my name on... So, wtf... The amount of starts in the review is FAKE. (keep reading) 1)The offer people gift cards to improve their Google score. Yes, the one you're looking at. They sent an email to offer(pay) gift cards residents if they wrote their "amazing" experience. Then, Avalon did not even reach out to hand out gift cards. 2) The counter top of the kitchen was not as described in the model room. It had some damage. 3) The bathroom faucet was old and in bad condition. 4) The bed had bed bugs. I had to solve that myself. 5) When I moved in, the floor was dusty. 6) Chairs had damage. Apr 2016: Avalon Heights is a great place to live. Its super close to campus and many other apartment complexes so your friends that live in other places are close enough to walk to. The leasing office staff is pretty nice, Jake is definitely one who stood out. He's always so friendly and happy to help with anything you need. Also I liked that its gated on both ends, it definitely makes me feel safe. The rooms themselves are pretty spacious with tons of storage room, which you won't find anywhere else. One of my favorite parts was having my own personal balcony attached to my room. When the weather's nice, I couldn't live without it. Review from 4/16/16 on Google
Dec 2015: Terrible. I was placed with a roommate who never cleaned dishes; I mean left things out to rot and flies were everywhere. I complained multiple times to the front office who promised they could make her clean and didn't. They also said multiple times that they would move me and did not. Worst student living by far. Dec 2015: Only two positives about this place: the proximity to campus and the gym. Other than that, don't bother living here. I've lived here since August 2014 and only stayed because my the guys who I was living with. Get used to taking the stairs because the elevators will sometimes shut down for no reason and be off for days. The staff is unprofessional and really only seems to care when it's time to renew your lease. In a great encounter, the building manager (at least I think that was her) yelled at me and told me she'd call the cops next time I was "caught" crossing through a hole in the fence between Avalon and the Flats. They lost my paperwork several times and were still calling me a month ago about a minor issue on my original lease from February of 2014, which I fixed the day I moved in over a year ago. Oct 2015: Please save yourself by not living here. I have only lived here for a few months now and my car has been towed for parking on the grass since there was no parking available due to them resurfacing the road. I was given a fine for have a plant on my balcony. They will milk you for every last dime in your bank account. The fire alarm is constantly going off at 3 in the morning and will not be turned off for an hour. Plan on walking the stairs often because the elevators are never working. Jul 2015: This place deserves 0 stars and should be shut down. They seem so nice to get you in and then once you have a problem (AND YOU ALL WILL) they pretend like it's nothing. The only way you can do anything is by threatening a law suit. They don't care about your problems. They ESPECIALLY don't care about your safety. They don't care about you. And "THEY" are the general manager along with her sidekick. Regional manager doesn't care either. NEWSFLASH: If you're a student of USF living there, they let criminal 30 year old prostitutes to run their business there and they're cool with it. don't expect to live with a student. They have false advertising on their website. You don't have to be a student to live here. PARENTS: Wanna keep your kids safe. don't bring them to Avalon. Review from 7/19/2015 on Google
Jun 2015: This place is awful! Please don't live here. The staff is very rude, especially the manager. There is mold everywhere. The only good thing about his place is the gym, but that's not worth it. Save your money and live somewhere else on 42nd street. Review from 6/9/2015 on Google
