Dec 2018: If I could give this review zero stars, I would. Since moving in 2 years ago, there have been an abundance of issues. The air filter needed to be changed within a month of moving in. I went to the office and they said they don’t carry the size I needed and I had to go buy one, myself. The first month I paid rent, there was an issue with billing and then receiving payment. I was charged a late fee even though they had sent an email saying there was a technical problem. Thankfully, they waived the fee. I had an infestation of coackroaches and that was a living Hell. I found a few and submitted maintenance request. Not once, but twice. After not seeing any change for 2 weeks. After having an infestation of coackroaches, literally finding 20 in one night, I went to the leasing office to advise them. They looked at me with a straight face- simply Review from GoogleDec 2018: My first apartment, was here for 2 years, the office is very difficult to reach which in turn makes maintenance slow. If you live in the back, there are gangs of raccoons that get into your trash the moment you put it out. Since leaving Amberly I have had many failed attempts with the office being that not a soul can explain as to why my deposit has not been refunded to me even after leaving the apartment in good shape. Nov 2018: Pros: Great location. Easy access to New Tampa and Wesley Chapel. Maintenance responded quickly to issues. Large dog friendly. Low move in costs. Low crime rate.
Cons: Cannot reach leasing office by phone. Pest control isn't great. LOTS of dog poop.

Very dog friendly and most of the people I have encountered living here are very nice. Great place to run! The only issue is you can never reach the front office by phone and some of the front office staff are not very nice and very uninviting. But living here is great once you make it past that part. Apr 2018: Amberly Place uses a service call trash butler, if I could could give this service zero stars I would. Trash pick-up is never consistence. You put the trash out and it would be there for days before being picked-up or where I live the wild animals will get to it first. If the animals make a mess, the trash butler just leave it. This service is not good and the bad part is that its part of my rent.
Last year I showed the office staff a video of a raccoon, rolling my trash can the woods. Nothing was done and the same thing happens twice a week. Apr 2018: Was very interested in the 1 bedroom apartments and was willing to sign the day of after touring. Once I entered the welcome center I was very unwelcomed by the staff. Worst management I’ve ever experienced. I do not recommend living here or even touring. Complete waste of my time. Pros: Quiet and peaceful complex, fast maintenance service. The apartment is big and spacious, perfect for two people (1 BR, largest layout, upgraded plan, for reference). They are definitely on top of the landscaping too which is nice. Definitely pet friendly and always see tons of people walking their dogs. Family friendly as well. I never hear my neighbors and they are on all sides of us. The only times we hear anything is if they bump into the wall or are moving furniture, which is rarely ever. Our neighbors are friendly (surprisingly, not common these days). It's nice to live so closely to nature. Open parking and plenty of it. No gate codes to put in.

At first, the place seemed like everything we were looking for in our apartment. The property was beautiful and the apartment was perfect. Once we signed our first lease, we were very excited to move in start our home making. We have since then renewed our lease TWICE, however now we are highly regretting it. We have had nothing but problems with this place. The office staff are VERY difficult to get in contact with. We've tried calling on numerous occasions, on top of us sending many email requests for service and web portal requests, with not a single response for weeks at a time. Quiet neighborhood but thin walls, I can hear conversations from the neighbors downstairs. Office is impossible to reach via telephone, not the friendliest staff either. They claimed to not have my package that was delivered to the office although it shows it was signed for by one of the employees, had to get a refund from amazon and the office staff seemed to not care at all. Aug 2017: I had lived at this complex for a few years and every year it goes further downhill. Trying to get in touch with office personnel is nearly impossible. my story and long and confusing, and im not going to get into that, But these people are no help and do not care about much of anything. would not recommend this complex to anyone who cares about their living conditions. Its way over priced for the level of staffs helpfulness. However, on the few occasions it was needed the maintenance staff was very helpful. However the management company has changed multiple times in the last few years, so this may have changed since 8 months ago when I called maintenance as well. They smoke marijuana ALL DAY, and the smell comes into my unit. I believe they are also dealing drugs. I have called the police 3 different times, once in front of the leasing office girl. 4 pools, club house to rent, 2 grills, fire place, jacuzzi and state of arts gym equipment.
In the office upstairs are computers. I take my boys up there so they could enjoy playing their games, and it's nice when we are waiting for an uber to pick use up.

Ashley even shared Christmas dinner with me. The apartment is cute and clean. The description on the website is accurate. It's in a beautiful location near everything. I have no complaints.
Review from 12/20/15 on GoogleDec 2015: Let's just say, if you don't want a permanent migraine, don't live at Amberly Place. Not only are the accommodations not up to date, but they will tear a 5 foot hole in your wall and not fix it the rest of your two year lease. I have had multiple issues with the staff who run the place, who never take my complaints or inquiries seriously. It's like they just sit there, absorb information and do nothing about it. That's also not saying we had a crack head living underneath us who swore at us multiple times and left trash everywhere. We also had to call the cops on our other neighbors multiple times for domestic violence. They also left trash everywhere.
Review from 12/3/15 on GoogleNov 2015: If you are a decent human being then this is not the place for you. Amberly Place is by far the worst place to live and houses the cesspool of humanity. If you decide to sign a lease with them you will be dealing with the most incompetent staff ever and they will likely overcharge you for your rent on several occasions (good luck getting your money back). A large majority of our neighbors are self admitted heroin and cocaine addicts that will likely rob you, if you give them the opportunity. You will also be dealing with very intrusive wildlife.
