Feb 2018: PLEASE FIX OUR AIR CONDITIONING! We've spent four miserable nights with no AC since putting in a maintenance request. It's 90 degrees in our rooms. It's unbearable. I'll forgive the ridiculous wait time and update this review to 5 stars once it's fixed, we just want our AC back. UPDATE: AC was eventually fixed and since then we've had no problems. Feb 2018: I have been living at 4050 Lofts for a year now and can truly say I have loved my experience here! When I was searching online for a place to live a year ago, the old reviews 4050 lofts had were puzzling, but I can honestly say, none of them are true!!! I have already resigned my lease for the next year because of the clean, well kept amenities and the spacious living spaces! I have never had any maintenance issues while living here and can truly say it is the BEST housing option offered around USF! The leasing office is friendly and accommodating, and even put on multiple resident events each month! The new management team has made tremendous improvements throughout the property and I couldn't be happier to call 4050 Lofts home!! Review from Google
Feb 2018: They delete reviews. Maintenance lets random people in the apartment. The staff lie. The staff come in and out of the apartments as they please and without warning. I feel violated every single day because of this. I will not renew my lease and I dont recommend these apartments because they are way overpriced compared to others in the same area. Feb 2018: Great, welcoming staff. The maintenance crew is easily accessible to fix any problems in the room, and they're friendly. Always advertises and reminds residents about upcoming events ahead of time and near the date of the event. Clubhouse and computer lab are always quiet and is really good for studying if you don't want to go to the library. Pool is a nice spot for relaxation and is always clean. The floor plans are exactly as described on the website. Overall, very nice apartment complex for future residents looking for somewhere to live and close by to USF if you're a student. Rent prices are good for everything being included as well. Review from Google
Feb 2018: 4050 lofts is an amazing apartment to live in. It was my first real apartment and I love it. It is really close to The USF campus which is really nice. The amenities are perfect and if something is wrong with the apartment the maintenance staff are there as quickly as possible to fix it. The events they put on are so much fun and a great way to get to meet new people. After living there a few months I immediately resigned my lease. Awesome place to live! Review from Google

Jan 2018: 4050 Lofts is easily the worst place I’ve ever lived. The walls are paper thin, so be prepared to hear every single thing your roommates or neighbors are doing. No one here goes to bed early so good luck with your early morning classes lol. There’s an air vent above the bedroom door that’s basically a hole in the wall that leads to the kitchen and you hear literally everything because of it. The doors in the stairwell always stick, and construction/maintenance teams loudly work on the dilapidated elevators uber late at night. There’s always dog poop/pee everywhere on the sidewalks or stairwells for days before someone cleans it up. It always smells terrible in the stairwell. Essentially, if you like not getting any sleep, and disgusting grounds then this is 100 percent the place for you. Turns out, “life is[n’t] better in a loft” Review from Google
Jan 2018: Well it's been 2 weeks and i've been calling all day and nobody picks up or returns calls.I know I dialed the right number and now that we left I'm having a problem with the office mngt saying we left the place dirty. My pics will tell the story also the carpet had a spot on it before we moved in, and if anyone remembers all the guys running in with beds and desks in August, we'll I'm sure they kept cleaning their feet. Nightmare part two, do not come her, girls in office are nice , respectful but try to see the manager. The place is dirty, better off in a Hotel Review from Google

Jan 2018: This place is over-priced, poorly managed, and pretty much a trash place to live. When I moved in there was literal FLIES from the rotten food in the fridge and bellow our sink. This was there prior to us moving in! They can't go in and clean before we move in but they'll be quick to charge you for a broken curtain and literally go inside and replace when no one was there. Kinda hypocritical right? Also don't walk hard in your apartment and risk getting a $200 noise complaint fee to struggling COLLEGE STUDENTS!! don't live here. Save the hassle. Rent a house. Jan 2018: don't move into this apartment. We me and my 2 friends first moved into 4050 we entered to it being completely dirty, expired food in the fridge, and pots and plates left in the cabinets. When you move in to a new apartment you at the least expect it to be clean. The walls are super thin and we have been fined $200 for noise complaints on new year's Eve. I recommend no one should stay at this poorly managed apartment. Review from Google
Jan 2018: This is the worst apartment complex on 42nd street. The office is a bunch of crooks. My unit had mold in the walls which they never took care of. The AC unit broke and it took them 6 months to fix it. They also do illegal things like snoop around your room when your not home. DO NOT LIVE HERE PLEASE FOR YOUR OWN GOOD. Review from Google
Oct 2017: It looks nice from the outside, room layout is good. Furniture and appliances are cheap. don't believe the quiet time zones, even during exam week. You will pay more for a pool view, but parties are very loud from there. Complaint as the parent who pays rent is that the management does nothing about complaints from residents. My daughter has a roommate who has had her boyfriend move in. Not a good situation. Management does nothing. Also if you want to pay online, you will pay an extra $20 for that privilege, even though it's easier for them. We've been there two years because it's convenient to campus, but won't be back. don't fall for the glitz of "we are remodeling", since we heard that two years ago. May 2017: Honestly, I decided to write a post because people are really making this place seem worse than it is. I've lived here for 2 years and I don't see what everyone else is talking about. Yes, the fire alarm has been pulled but I can only recall twice or 3 times in 2 years (apparently I'm never home since people claim it goes off all the time). The only "negative" thing I have to say about 4050 is the elevator gets broken frequently which usually takes a while for it to get fixed and the stair cases definitely should be cleaned more often. Mar 2017: My favorite part about 4050Lofts is the clubhouse and pool area. The office staff is so friendly and welcoming. Maintenance requests get handled quickly. I love the fact that there is 24/7 access to the gym and computer lab; free printing, too! Feb 2017: If you want to get sleep don't live in building B. Fire alarm has went off randomly in building B (at least 3 times if I recall). Mostly between the hours of 3am and 4am. Also, the random parties that go till 5am. Security has been called, but nothing has been done. My apartment still has a roach issue since moving in. Nice complex, but not worth the price. Especially, when there are cheaper apartments that offer the same kind of living experience and offer a more quiet complex. I'd recommend shopping around first before giving this place a try. Feb 2017: I've lived at 4050 lofts for about 6 months now and I have been happy with the apartment so far. The staff is very friendly and have been extremely helpful. They try hard to make everyone feel at home. The Apartments and rooms themselves are very spacious and everything was clean when I moved in. maintenance is very quick when there is a problem which is important. Dec 2016: If I could give it 0 stars I really would. How is it that one apartment complex looks past the animal that no one told the office about and constant drug use. My room mates were major pot heads and did harder drugs and then when I stopped my lease there because of that they supposedly "checked it out and found nothing". Really? Because there was pot and cat pee all over the apartment that I paid to live in. Not to mention the guy who got stabbed at a party right upstairs. Overall it was the worse experience ever ! Oct 2016: The management is new and cannot figure out how to run the business. They continually leave the complex a mess and will not fix a problem. The rooms themselves are nice, but hardly cleaned upon move-in, making it discouraging to live there. The distance to and from campus is great, but forget about driving or even taking a bull runner, the traffic is constantly terrible. Review from 10/2/16 on Google
May 2016: Definitely some of the friendliest and helpful staff members I've met! When I requested a room change the leasing office staff was very good about providing me with all my options and keeping me updated. They worked pretty hard to make it happen which was nice to see. The new leasing manager is super friendly and responsive (she was replying to emails after hours). The actual living conditions are also great. I love the layouts and room designs. Apr 2016: I lived at 4050 Lofts for 7 months before I subleased because I had to get out. Their roommate matching program is a joke, all my roommates did was argue all day, every day. It even got physical between two of them at one point and the office did nothing about it. When you submit a maintenance request it takes forever to get it done. My roommate's cat brought fleas in to the apartment, I moved out about 2 months later and never saw them come to exterminate when I put in 3 work orders about it. Mar 2016: 4050 Lofts has been a great place to live during my first year off campus. The location is perfect to walk to class but still have the freedom of living without campus restrictions. Oct 2015: Roaches the very first move in day, and every now and again one would pop up since we were in an open hallway full of rain water. Trash everywhere around the complex, throwing bleach down hallways and stairways was not how you clean something. Doors were constantly broken, screaming during the weekends, paper thin walls. My roommate had a therapy dog and they gave her a serious hassle because they weren't knowledgeable about how to go about it. My other roommate got her car vandalized. The back pool was constantly closed because of mold or something that you clearly can't swim in. don't live here, like it wasn't just a one time thing, all these things would get 'fixed' then two days later it was back to being a dump.
