Jul 2019: The ONLY reason anyone has left a 5 star review is because the Redland bribed us to write them good reviews (see attached pic for evidence). First of all, THE DAY we moved in, here are some things that were wrong with our apartment: our shower was completely broken and we had to use pliers to even almost take a shower, two of the bedrooms had leaks in the windows, causing water to pour into our rooms the first time it rained, and cockroaches EVERYWHERE. Just to name a few. Also, we had a FLOOD caused by our very outdated washing machine. This happened on a Friday. Their "24/7 maintenance hotline" is a joke. After being told someone was on their way to fix the flood, nobody EVER showed up, forcing us to raid our neighbors' towel collections because the water would not stop pouring out and nobody came to fix it until Monday. Also, they decided to pave certain areas of the parking lot without giving us ANY notice, causing damage to the tires on my car Review from Google
Jun 2019: This place is TERRIBLE!!!!! We have called maintenance multiple times about a pipe being busted in the laundry room. They come and “fix†it, but it is never truly fixed and creates more and more mold every time. The apartment isn’t even livable. Maintenance needs some serious employees that actually know what they’re doing. Review from Google

Mar 2019: Throughout my year of living here, The Redland management has done so much to add value to the apartment complex. From the hammocks and the fire pit to the new mail system, I am greatly impressed with how different, and BETTER, The Redland is from just a few short months ago. The front desk staff are always so nice and accommodating. There are no bugs in our apartment and the outside amenities--the sand volleyball court, basketball court, and even the parking lot--are always kept clean. The maintenance staff are always outside working or going from apartment to apartment, solving all kinds of issues and helping keep our apartments in good condition. I have loved living here this year. If you are like me and appreciate a cheap, furnished, and clean apartment that is close to campus AND is directly on an Athens Transit bus route, The Redland Apartments are the way to go. Mar 2019: Very excited to live here soon! It was my first time looking at apartment complexes, and they were so patient, warm, and helpful! The deal I got was at a great price along with great amenities. Contacting their front desk was super easy with a quick call or even a text! Jan 2019: I used to enjoy living here. Within the last year, Rent Athens has taken over managing the property and I would strongly recommend living somewhere else. The apartments are descent for the price but paying rent is always an issue, unless you pay online with a $15 fee every month. If you're cheap like me, living here isn't terrible, but if you can afford it, live anywhere else. Review from GoogleDec 2018: This is a beautiful property! Dec 2018: So far my stay with the Redlands has been pretty good. They are continuously improving the grounds and creating a great environment. Everyone in the office has been friendly and helpful, especially Ronni, in answering any questions or concerns. Any problems that have come up have been addressed. Staff in the office and maintenance are friendly and will drop what they're doing to help you. They are short in staff though so it might take a while for your requests to be completed. There were some roach problems at first but that motivated me to clean more and since then I haven't seen a single roach anymore. Rent is fairly cheap compared to other places in Athens. Rooms, bathrooms, and kitchen are small but I don't mind, because that means less cleaning for me. Location is close to campus and bus routes are easy to follow. Apartments are well lit so that helps prevent burglary and crimes. Residents aren't too loud and people mind their own business. Overall, I would recommend this place for temporary living whether you work or go to school here. Maintenance is incredibly unprofessional and slow. Our drier has been broken for nearly a month. They came and looked at it and told us they would have to take it out and fix it. Still have not heard from them. Also over spring break, they came and did inspections on our furniture and left the door unlocked (my roommates and I were all away for the week). The managment also decided to put these water saver things on all our faucets and shower heads and toilet and now the water pressure SUCKS. Live anywhere but here. Review from Google
