Jul 2020: As a tenant at Archer apartments for 2.6 years, I feel my review is more than accurate. Short story: If you absolutely cannot find anything cheaper and do not want roommates, it is ok. All of the five stars reviews are from broke college kids trying to win $250 (attached screenshot below of the bribery). Be prepared for homeless people dumpster diving daily (around 4pm to be exact), unreliable community washer and dryers, a pool which is rarely useable, and your car being broken into. Additionally, when your lease does end, remember it is a “term” lease so despite being asked to move out by noon on July 21st, you will still have to pay the whole rent for July and end up having two rents for July like me. Also do not expect your security deposit back and plan to owe Rent Athens additional money despite the condition of your apartment
Aug 2019: A/C never works. Rooms are broken here and there. No circulation. They never answer their phone and have the worst customer service. Way too expensive for such a bad apartment. Review from Google
Jul 2019: The apartment is fine, small, but okay. There are no details on any of the finishings in the updated apartments, they really cut some corners. Also be careful with the checkout inspection. They will charge you ridiculous amounts for normal wear and tear on an apartment. Review from Google
Jul 2019: It's been cool living here because it was my first place where I lived alone. I was told that I would have internal heating and air and that couldn't be further from the truth. There is a large unit in the front that spits out air or heat and does not reach the bedroom so good luck with that. Maintenance isn't too bad with responding to requests. I don't like not having my own washer and dryer but I knew that I wouldn't when I got here. Washers work for the most part but they are dirty. There are 6 washers and 6 dryers for hundreds of residents which leads to your clothes being set on a table if you're not ON IT with your timing. It takes about $12 to do all of my laundry. The fitness center is abysmal. The machines were dusty and not functional, the bench was rusty and broken, and the wipes were empty; I never returned. The thing that I absolutely cannot stand is the "pest control". There are sooooo many bugs outside of apartments at any given time of night and they invite themselves in so keep spray handy Review from Google

Jun 2019: The apartment isn’t in the best part of town. Located between a homeless shelter and doctors office that’s has people always hanging around. People will come to dig in the dumpsters as well. It’s very small. You are only paying for the location because it’s so close to downtown. It’s not worth it at all. They have hotel air systems which are in the front. This means in the winter your bedroom and bathroom, which are in the back, are freezing and in the summer, it’s burning up. I had to buy an extra a/c until to put in my bedroom because of how hot it gets back there. I have been here for a year and the pool has never been clean, always green. The hot water heater is very unreliable. Some times it works great and then others you get no hot water. The maintenance people aren’t that great either. You can put in work orders and you may get someone out to look at what you need and if you do, they don’t do a great job Review from Google
Feb 2019: 9/24/18 I had to pry the tape and paint off my lock so I could get in my apartment after working a long day. I also have some lovely wall mildew.I am continuing my horrid experience with this company. With zero notice I no longer had access to my mail box.They changed the lock. I have been faithful in my payment of rent.I am now unjustly blocked from getting my mail.

Oct 2018: Answering the phone isn’t a job skill owned by the management. Will penalize you severely at move out. Also, and I mean no offense here, but very often management decisions are made by a $9 per hour UGA student answering an email inquiry (...remember exhibit A...management doesnt answer phones). Later when I moved away and got a real degree at Ga Tech and took thermal dynamics, I realized why it was so hot in the apartments at Archer. Their air conditioning units are not to a capacity to handle the apartment units. In summer it was not uncommon to have a $175 electric bill. My parents don’t pay that for their 3000 square foot house! Do yourself a favor and find $300 more dollars and rent something better. Review from Google

Aug 2018: Good value for the money. Managed by rent Athens I didn't care for the moving process with so many people moving in one day but once moved in the service and maintenance we're fine. The process getting stuff done is extremely slow if you need to make changes to your lease or anything but they do get it done. Review from Google
Aug 2018: love this community because it is quiet, clean, but somehow the maintenance is very poor. I have the window leakage in my bedroom for more than a month everytime it rains but they have NOT fixed it; now the wall gets mold on it and the carpet smells bad. I hope that this review may get them attention and makes this community a better place to call home. I do not recommend Serioully !!!! Review from Google
Jun 2018: So I start with cons: Since Rent Athens took over the management, any maintenance work takes forever to be accomplished. -No gym. It's too hot to do any workout in there. Too small for 3 people. - The ACs are old and moldy, mine smells very bad and I asked them several times to do something about it and they just cleaned some filters with essentially no effect. - The pool is closed since a few month ago (say Aug) and they have no intention to fix it - There is a guy who is roaming in the property ... (apparently he lives in one of the units) it is still creepy tho! - mold, mold and mold - no ventilation! inside the house smells like a swamp in summer although I have my dehumidifier always running - walls are painted in tan! makes it dark! - the maintenance people do absolute minimum with lowest quality possible Pros - relatively cheap, tho Review from Google
Apr 2018: Editing my original review... things are fine for the most part but one huge inconvenience that has recently became an issue at our building is lack of parking and loud music. These things were never an issue before Rent Athens took over. They finally contracted a tow company but have left it up to the tenants to call them directly and snitch on those parked in the fire lane and in the grass. It makes it incredibly difficult to get out of your parking spot in the morning because the same three of four people don’t feel like walking from another building. A couple of people have been towed but the same people continue to violate the rules. The number of cars parked in the grass makes it look like a trailer park lot. The company refuses to make sure parking is being enforced. I often have to park at another building and walk a decent amount to Review from Google
Mar 2018: The apartments are a decent size for one person, with a nice layout and some modern appliances. The surrounding neighborhood is not the best, but I haven't had any issues personally, and the police are often parked at the end of the road. I really like the large grassy areas and the dog park as a dog owner (photos attached). They have recently started filling up the dog bag containers again which is a plus. Frequently, owners will not pick up after their dogs in the grassy areas, so it can be challenging walking around. After Rent Athens took over (current management), they made a lot of improvements. It was frustrating during a time period where they were doing non-stop construction; it was so frequent that it became very disruptive and upsetting. Mar 2018: I lived here for almost a year. When I first moved in, I liked the neighborhood and the coziness/efficiency of the apartment. Then, the complex sold out in the early part of 2017. Under the new management, there were contractors working out the yin yang (and I work at night), and I had a pest control situation that got worse. I was disappointed with those 2 things, but it may still be all right if you're in town for school and need some thing relatively quiet/ efficient. Review from Google
Jan 2018: Now that I have looked at so many different apartments of comparable rates, I am inclined to give Archer a good rating. For 550 sq feet of space 1 mile from downtown and UGA in the college town of Athens with a bus stop right in front of the complex, this is actually a pretty good deal. It is slightly pricey but there are few better deals for the same location and amount of space and amenities (pool, gym, study room with printers). Frankly though I don't have very much trust in managements willingness to keep the pool super duper clean. Make sure to add another $80 onto the price for electricity and wifi to be sure you're comfortable with the total price. I did not consider those things and it is a bit more expensive than I would prefer. I find the layout etc to be very cozy but not restrictive. Dec 2017: The staff is nice for the most part and seems like they WANT to help but ever since Rent Athens took over I have made numerous complaints about the football players smoking weed on the balcony and playing loud rap music (that I can hear THREE APARTMENTS DOWN) and all they do is tell me to call the police. The lease clearly states loud music is not allowed and I don’t feel it’s my job to call the police every time it happens. This building was quiet before Rent Athens took over. I have also complained about people parking illegally and they just send an email out and that’s it. Some mornings I have been blocked in to the point where it takes me 5 minutes to get out of my parking space. There is literally a sign that says Tow-Away Zone but no towing is ever done. Jul 2017: I moved here at the last minute, as a last resort, at the beginning of 2016, and it's been pretty miserable. If you don't have time to read this, the abridged version is: get out. this is not an ideal place for students. The low rent is attractive, but after paying for utilities, you might as well have paid an all inclusive rate at a student-living complex. For the first semester, there was mold in my bedroom window and on the air conditioning unit. We called people 3 times to take care of it, and each time they LITERALLY just tried to wipe it up, and it would grow back in a matter of days. It wasn't until the property was sold to new management that the issue was resolved. Apr 2017: Overpriced, Mold issues, inconsistent management, property sold 3 times in 4 years. Inadequate maintenance staff. Good location as far as getting around athens, close to downtown, close to the Loop. Nov 2016: I enjoy living in this complex. It's a bit out of the way, but right next to a bus stop. The staff is very friendly and approachable. I've only had a couple minor problems and maintenance fixed them right away. I like the pool and fitness center too. While the ventilation initially seemed poor it adjusted well within hours of moving in. Good kitchen setup and good size bedroom. Excellent one bedroom apartment setup for an affordable price. Nov 2016: Please DO NOT SIGN A LEASE here as the place has no ventilation, poor maintenance, poor management, serious mold issues, and insect problems! Mold is the biggest problem and in the 9 months I lived here I had been dealing with the mold every month and management did nothing about it. Better to take a look at the Lodge at Athens than here! Jan 2016: Please make living here your absolute LAST resort. First of all; you might as well live with the people on either side of you because the walls are PAPER thin. You can hear talking, and music from neighbors and that's not how an apartment should be! no privacy what so ever. Additionally, mold is a BIG problem & all the management does it spray a little Clorox on it (something I could've done myself) and it grows right back around your windows. When you call the office to get something fixed, they take forever to come & fix it, not to mention the manager Paige is the rudest person I've EVER talked to. Over priced for what you get!!
