Sep 2018: Recently switched from the Enclave to here to save around $100 a month on rent. Worst decision I ever made. Maintenance takes about 2 weeks to respond to any requests. Half the time, someone comes in, says that the job that needs to be done is too big, and that their boss will have to come back. They then leave and I don't hear anything from maintenance for weeks. What is the point of having a maintenance team that can't accomplish simple tasks? It's honestly sad that this place is still in business. The staff in the office are very kind and helpful, and that's the only reason for the second star. Review from Google
Jun 2018: DO NOT RENT HERE! You will be waiting months for the simplest maintenance request to be taken care of. They charge extra fees for absolutely everything. Review from Google
May 2018: My daughter lived here last year and we originally thought it was nice. However, after resigning- with the guarantee of keeping her same room and apartment- she was told she had been relocated to another building as they rented HER apartment/room to 4 new signees. She was told she had 2 days to either pay rent and agree to move or to get out entirely. Needless to say, we moved her out into much better accommodations for less rent and a better community overall. As far as some of the more positive reviews go, be wary. Throughout the year they offer the residents various perks/gift cards for leaving a good review. Many of these reviews are fabricated just to get a gift card and raise Gainesville Place's overall star rating. Apr 2018: I pay $496.00/mo for a 4/4. Gainesville Place is really a deal with all the utilities and amenities that are included. Although I have been disappointed in the maintenance staff regarding several independent issues, the leasing office staff make up for it with their superior customer service. Review from Google
Mar 2018: Not a bad place to stay, it’s pretty cost effective. However I truly do hate that they changed their portal and now charge a fee to pay online. It’s silly that they are now “lowering” the rent but then you pay for utilities. They lowered the rent by 20 bucks but you probably will expect to pay 30-40+ dollars per person for utilities. The place is not well maintained, some rooms are upgraded some are basic. The service people are pretty slow to respond, they don’t alway give updates to when they come, they even came once and locked my room without my permission. It’s conveniently located, I wouldn’t mind it. I would give it a 5 star if these few things were fixed but they were enough for me to not renew my lease with them. Sometimes the small things matter. Feb 2018: Do not live here.... I have only lived here for a month and I have had to put a work order in four times and it still isn’t done, my apartment has a really bad ant problem (Pest control came and sprayed and they are still just as bad), and now our current battle is mold growing in all of the window seals. Our mailbox door is broke and they still left VERY important bills and documents in our mailbox with the door wide open where people could just reach in and take it. Save yourself a lot of phone calls to the front office and live somewhere else. Review from Google
Jan 2018: I have been living at Gainesville Place for almost a year now and I honestly don’t have a single complaint. The office staff is more than friendly and extremely helpful. No matter what I need they’ve always been able to assist me. I have had a couple of maintenance issues in my apartment, but as soon as I put in a request it takes the staff no more than 48 hours to adhere to my request. If you're a college student, there are two bus routes that come right through Gainesville place and make it super easy to get to campus! A bus comes every 10 mins! Honestly have zero complains about this place! Great apartments for great prices! :) Review from Google
Dec 2017: Dang they always got snacks down there in that leasing office. I just went down there the other day and they had some cookies and stuff. It was soooo yummy. The office staff is super friendly, especially Monique, and i appreciate they don't judge me for eating all of their snacks. The apartments are okay but the amenities are amazing! The gym is great because i can run off all the weight i have gained from leasing office food. If they updated their floors and kitchen this would be a luxury property. Overall, i am happy with my experience and i am 15 pounds heavier. Review from Google

Nov 2017: Gainesville Place has great amenities and an amazing staff that works really hard to keep everything in order despite having a massive workload of residents. I have been pleased with the service from the staff. The people in charge of the work orders are super nice and do the best they can to fix the issues in the apartments. Overall, I am super happy to have lived here and would recommend to people that wish to have great amenities for a good price. Review from Google
Nov 2017: I really love all the stray cats, I feed them all the time. I hear people murmur about me behind my back (I can hear you) that I'm a crazy cat lady. I may be a crazy cat lady but at least I clean my apartment, unlike some sorority girls around here. I'm not sure if the smell coming from their apartments are coming from the rooms or from under their skirts, but that's neither here nor there. Back on topic, the management is pretty nice. They get work orders done quickly and are very kind. They even listen to my stories about all the 20 stray cats I feed! Anyway, the only reason I'm only giving it four stars is because everyone turns left at the round about instead of going the right way around. Savages! Nov 2017: I've lived at Gainesville Place for about 2 years now, and I've honestly had a really good experience. The buses are really convenient for me to get to campus, and it only takes about 15 minutes. My favorite part though is the new gym-- it's really one of the best apartment gyms I've ever seen. Overall, GP is very affordable compared to other super expensive places with great amenities and apartments. Honestly, if you're a student looking for a place while you're at school, you can't go wrong with GP. Review from Google
Apr 2017: I could not think any worse of these dirty apartments and the terrible service they come with. They painted my friends door without telling her and her entire outfit got covered with paint...and her hair. There are spiders and roaches and ants... don't let the pretty pool and clubhouse fool you. It's gross. Review from 4/28/17 on Google
Feb 2017: These apartments offer furnished living space at a reasonable price. The property manager will provide service when anything goes wrong with the utilities, even if the problem is merely a lightbulb that needs to be replaced. Jan 2017: I definitely love living here. When I first arrived everybody at the office was super nice and helpful. I will admit that at FIRST the work orders took about a week but the office explained that it was because they only have 5 maintenance staff for about 1,600 work orders. I love the fact that I pay less than 500 and its all inclusive and haven't gotten any overages. I also have 24 hour maintenance free so maintenance is never a problem. I also save a ton of money from drinking their starbucks coffee at the study lounge. The gym is also soooooooo nice and big and 24 hours too. Dec 2016: Living at GP for 4 years has been a great experience. Love my 2-bedroom apartment and roommate matching was great. Maintenance has been friendly and efficient with the few fixes I've needed over the last 4 years. Management/office staff has been super helpful with any little issues and they host a lot of events for us residents. I love the brand new clubhouse/pool/gym/study lounge areas; I've spent a lot more time there since the upgrade. The rent is really affordable & the most inclusive option for students in Gainesville, which is another huge reason for why I stayed so long. Review from 12/25/16 on Google
