May 2018: I have lived at tortuga bay for a few years now and since the new management took over the property is so much better! The office staff is so helpful and anytime I need something in my apartment even if its just a light bulb they take care of it. They also always have events and fun things on property for everyone all the time. I would highly recommend the community to anyone. Review from Google
May 2018: Parking and vendors is why I have two stars. They need new vendors for roofers. I've had an intermittent problem with a leak in my roof for months and whenever the roofers they pick come out they dont fix the source of the issue so it keeps leaking over and over. Management is very nice now and apartment and maintenance overall okay but visitor parking is not enough. Literally like 10 spots with over 800 residents... Review from Google
May 2018: We LOVE Tortuga Bay! This community has made us second guess ever wanting to live in a house again. The staff are quick to help and respond when needed, but rarely do we need to ask. They take great care of our property. The valet trash is wonderful, and the clubhouse ammenties are top notch! We feel so at home with our neighbors. Love the range of ages, and our neighbors fur babies often walking around the pond. The kids are more active here than in our previous house enjoying the beautiful outdoor spaces nearly every afternoon. It remains a very quiet and peaceful place, despite being just minutes to Waterford Town Center. Just a note to reflect on some of the comments on parking I’ve read. We have never had a problem with parking, and always have extra space in our location. Why not number the spots according to the units? It is frustrating to come home at night and having to park 4 or 5 buildings away. Well, I swallowed a spoonful of Tortuga Bay, and my mouth's reaction was "hmm that was interesting I guess, I learned something new though." As a pro, there are several amenities and accommodations that are here to make your stay here better, such as a clubhouse with a pool table, movie-viewing room, gym, and a pool. While this is all great, it is meant to serve as a cover-up for the mediocrity of the community. The kitchen was my favorite part- a granite countertop was the only good thing about it, and I think it was meant as a glossy cover-up as well. Jul 2017: I cannot wait until my lease is up. I am only staying because the elementary school is in walking distance. There is never any parking when I come home and people always parking next to the fire hydrant and they do nothing about it. Ironically a tow truck parks there too lol. What a joke... Management also made a big stink about kids walking through the club house after school. Umm yea kids would want a drink of water from the fountain after walking in the heat. Upscale? please they had the same broken gym equipment for months and instead of restoring it they just rearranged it to make it look fuller. They don't refill the sanitation wipes to wipe down the equipment and they took out the water. Also, instead of fixing the hot tub they just covered it up.

May 2017: Tortuga Bay is terribly managed by ZRS Management. The gym is falling apart (old, broken equipment), the dog park is 60% dirt, they do not maintain the grounds, there is dog feces everywhere, parking is abysmal (they issued decals yet never tow those without it), and A/C units take days to fix. Marnie T., the Property Manager, does nothing but send memos to residents threatening fines for not picking up after dogs or general litter, yet nothing is ever enforced or cleaned by their staff. She is extremely rude and condescending, and when the online payment portal was down for almost two months (rampant with technical bugs, not allowing payments to go through) she was very unforgiving with how payments were made.

Any management or service issues needed have been taken care of promptly and we haven't seen any mold/pest issues yet, and hopefully never will! Neighbors are nice, decently quiet neighborhood, and dog friendly. People are nice at the pool and gym areas, which are decently cleaned shared areas in comparison to other apartment living communities. For example, the first time I went to the gym here the two walking machines were down- but the second or third time I came back both were up and working. Gym is 24/7, trash is always organized even if there's a lot of stuff, mail is easy to access and the pool has people from dusk to dawn where people also BBQ. The gates when out of service stayed more than two days unfixed and open at Knight. Swimming pool have an spa pool that is not warm. Need more light during nightime for the parking lot is to dark. To expensive to bring a dog $500, will be fine to charge $250 and not monthly charges for the dog ($20).At gym need to monitor and update the machines.

Gonzalez for taking the time to always return my calls. He is extremely helpful and if he is on
duty the night you call him, he calls you to tell you that he is on duty but will check on things when he
gets back. He did give me the number for OC non emergency number as well. He is amazing and I do appreciate the fact that he responds to your request so quickly.

Tortuga Bay ended up having reasonable pricing compared to other non-UCF affiliated complexes in the area. I stopped in earlier than my appointment and luckily got the last apartment available for when I needed to move by. xxxxxx has been EXTREMELY helpful - in showing the apartment complex, walking me through the application process and answering questions after move in.
