Mar 2018: I love my apartment. I wake each morning to a beautiful peaceful view. I hung a bird feeder in the cypress tree and now there are birds and squirrels to watch also. I have a one bedroom so I have the sunroom where I put my work-at-home office. I open my blinds while working and there is a view of the pond with ducks and cranes. My grandson loves visiting and playing out front. Though swimming in the pool is his favorite. The pool up front is beautiful and perfect for kids. I like that the apt. is close to shopping and the grocery. If I have questions Thomas is always friendly and the head of maintenance does an excellent job. Maintenance is quick and friendly. Feb 2018: We have lived here 5 months and have seen the management making changes to improve the property. Fresh paint in parking lots throughout property, tree trimming and upgrading the the card system for common areas. Quiet property and monthly events free for residents. Review from Google
Jan 2018: I'm a UCF student and have lived here for two, going on three years. I am surprised to see so many negative reviews. I can agree that the office is horrible with answering the phone but are always nice and welcoming when I talk to them in person. I've never had to wait long for a service request. There are times that the amenities are closed for a good length of time which I can understand upsetting some people. I've also never had an issue with bugs, and the appliances are not old. When I moved in my apartment had brand new carpet, walls had just been painted, but the cleaning company didn't do a great job especially with re-caulking the bathroom. Maybe I'm more tolerant because I'm young, but this community hands down feels more like home than any "student" housing, and the rent for a one bedroom is significantly cheaper than any other compa Review from Google
Dec 2017: Our apartment ended up with really extensive flooding damage after Hurricane Irma and the apartment manager, Virna, couldn’t have been more helpful. We were upgraded into an open unit just upstairs. It was really stressful as we lost so many possessions and had to move on such short notice but the manager worked with us so quickly! She was actually on-site the morning after the hurricane assessing damage. You can tell she cares about our community and our homes. We have lived here for 3 years and have had very few concerns over the years. When we did, they were completed quickly. The maintenance men are also extremely hard workers, friendly, and always willing to work you into their busy schedules. The lawns are well-maintained also. We’re happy to call Advenir home! There were several times were lines were building out their office due to no one opening because your entire staff had to take lunch at the same time. There is no reason for one employee to not be available to respond to phone calls even. In emergency cases, there has to be an available worker to respond and you have proven there is no one to do so during your break hours. This has to change especially with all the security issues you have been having with attempted rapes and burglaries. It appears as though you always greet with kindness, but ABSOLUTELY nothing is done to attend your residents’ concerns which leads me to think it’s just a face you put on. Not to mention, the gate has been open for the past consecutive 9 months. XXXX, XXXX and XXXX have all been wonderful. I had an issue with my move-in date and they were able to accommodate me and get me situated. My Apartment is very nice and faces the lake which is great. I have only slept there one night, but it was nice and quiet and the neighbors were friendly. I have no complaints.

Prior to moving in, I had seen some of the other less than positive reviews, but decided to give the complex benefit of the doubt. I'm so glad I did because I have been treated so well by the staff. They are all very willing to help and so friendly. Anytime I needed a service request, it was taken care of almost immediately. For the very affordable cost of living here, it's a win win situation! I would definitely recommend choosing to live here!

I feel so happy and supported by all the members of the staff from the office XXXX and XXXX to the guys in maintenance. There is not a single problem that I have had that they are not willing to help and solve right away. My transition from London to Orlando that has been rough, would it been worst without the smiles of XXXX and XXXX.

Mar 2017: I've been living here for almost 5 months now, and it's been pretty good. If something was broken, management would have it taken care of within a week, and if it was urgent, within 24 hours. The front office is pretty friendly whenever I come in. Gym is nice as well. I am a graduate school student, so I don't have too high of expectations, but overall, I haven't come across any issues here.

Maintenance never tells you when they will come, so if you have a pet they will not enter. They consistently leave rude Notes about animals being left out when trying to work but you will never know when they are coming unless you harass the office. I have mold on my a/c vents took them 2 weeks to come and wipe them down -_- There is a significant amount of water build up that leaks in crazy places around the apartment.

I have been here for little over a year now and I have witnessed over 4 burglaries, 3 of them being people that I know. The office has yet to do anything about these situations. Advenir has to be one of the most crime filled complex in the Waterford area. I repeat DO NOT, DO NOT waste your time looking into these apartments! This will be one of the worst decisions you will make in your lifetime.

Summary:
Roaches, Ants, unhealthy atmosphere because of bad ventilation mainly in bathrooms, No exhaust fans. Management: horrible.
I used to see the comments and reviews about those guys, and I always say it might be just review from some residents who don't like the place for some reason. But now, I see why the bad reviews.
Those guys are unbelievable, they just know how to lie and cheat and be careless. I am suffering since Oct.,2015 till now from the upper floor resident who has a huge crazy dog.

Apr 2016: This place is the absolute worst. The walls are super thin you can hear everything. The water builds up mildew like crazy. 90% of the time the amenities are closed off. Management can't do anything right.
Seems like no one's ever in the office...no one ever picks up the phone. You usually having to end up waiting forever for anyone to help you.
If you do end up living here make copies of everything because they won't offer you copies and will try to con you.
Save your money & live elsewhere.

-Broken Appliances (Dryer broke twice, has been completely broken for the past 2 weeks and counting, without so much as a date for replacement/fixing, Dishwasher doesn't properly clean, shower handle broken multiple times)
-Mold (took months and multiple service requests to fix)
-hole in roof causing water damage
All appliances are very old, service requests can take weeks to complete and the office employees never deal with your issues on time (unless you are a prospective resident)
I'd recommend avoiding this place if possible

The carpet is the lowest quality available and cannot even take the normal wear and tear of two people. There was mold in my ceiling that they painted over and then deemed fixed. I felt sick for weeks and finally got to move out at the beginning of October. DO NOT MOVE HERE. They will also find any way to charge you when you do move out. Their accounting is beyond shifty.

Jul 2015: I've never written a review but felt compelled to do so after the manager helped me. I lost my job and couldn't pay my rent. When I went to talk to her about not having the money for food or gas let alone my rent she gave me the number to charities that help. I don't know what I would have done if it wasn't for her helping me. I just signed another lease here and love my apartment.

I did read the all of the reviews before I moved in and I was like holy sh**. This place sounds horrible. Since I was in a tight bound and had to be out of my other place in less than three weeks this was the only apartment that was close by shops and had units available like immediately. Maybe I should have taken that as a sign. I will try to make it short but give you the good and bad of the complex.
My unit that I live in I have no problems with ants, bugs, roaches, nothing. The maintenance staff to me is wonderful. Anytime I have a problem it's always solved within 24 hours.
Review from 7/2/2015 on Apartment RatingsJul 2015: Apartments charged us $2600 total rent for a month and a half upon moving in. $750 pro rated for 15 days of rent + $400 deposit + $300 'pet deposit' + $1050 for the second months rent. Gave us gate + amenity keys that didn't work, ask for a $25 - $35 fee for replacement.
Apartment has roofing issues , AC leaks, and spider, roach, ant, or wasp infestation depending on your units location. Staff is very unhelpful and only makes progress on sales or billing related issues.
Apartments will Tow your car with less than 24 hours notice in the form of a sticker applied to your car, of course refuse to take any responsibility or pay for the matter.
