Jun 2018: To be generous. This is one of the most unaccommodating places I’ve ever heard of living or ever lived in. I moved in, my dryer barely work (on going 10 months in), our sink was broken (was fixed and broken with the next week), our ice maker was broken for 2 months, our dish washer was broken for 2 months, and I wasn’t given a proper sent of keys and access to the proper accommodations for 3 months of the club house and exercise room. All of those problems were mostly met but I’ve continued to have problems through the year: delayed maintenance requests, emergency requests denied (which is supposed to be a guarantee was unreachable for my neighbor who was locked out and another time, myself unreachable), maintenance doesn’t complete requests as my roommates and I submit dozens over the course of the year and only have several filled, a Review from Google
Jun 2018: Worst apartment complex in San Marcos. They give gift cards to their residents to write good reviews. I can tell you first hand there is nothing good about this place at all. Management will make false accusations against your lease to get money out of you. The model is not at all what you will get hahahah, the place hasn’t been updated in 20 years and your lucky if you get a bath tub that you can even shower in !!!! Freaking nasty place- DO NOT RENT !!!!! Review from Google
Mar 2018: don't live here, I'm waiting for my lease to end because screw this place, oh yeah don't let your friends dog or any animal get on the property because they will give you a "Waring" for 250$, it's really true that they just want your money and they don't care if you actually try to explain to them the situation, all they about is the money. And please don't comment back because I hate this place and not even management can make it better, Cant wait to move in to a better apartment complex. Feb 2018: Don’t live here. They will literally steal your money. My roommate is $1,000 in debt because of the poor communication by management and terribly managed bookkeeping. My roommate paid his rent on time, but because of a system error with bishops square’s payment website it rolled over until 20 days after it was due. They did not inform him that they didn’t receive his payment like they should, nor did they offer to knock off the late fees after they realized their system’s error. Instead, they’re forcing him to pay the late fees which is now around $1,000. Besides the terrible management and the fact that my roommate got finessed by these people, the place isn’t too bad. Everything starts to fall apart throughout the year. We have toilets that continuously break and our dishwasher needs to be fixed about twice a month. We’ve exper Review from Google
Jan 2018: I have lived at Bishops Square for two years now & I love it! The staff is amazing and always helpful, maintenance takes care of work orders quickly, and the apartments are the perfect size! I would highly recommend living here if you’re looking for a 1-3 bedroom apartment. Review from Google

Jan 2018: Really good rooms with plenty of space and necessities. Pool and grills outside make for good mid day activities. Love the computer lab when I really need to get some studying done. Altogether great place to live. Review from Google
Apr 2017: I have not enjoyed my time here. Did you know your guarantor can legally sign your lease to renew? That sounds sketchy. Feb 2017: Whenever I have needed something in my apartment fixed/changed or replaced the maintenance staff did it very quickly. The rooms and bathrooms are nice and spacious, it is nice having a half bath downstairs for guests to use. I would recommend living in a complex not near the street because it is pretty noisy. Feb 2017: I really like it here, mostly because it is really close to the school and I am living comfortably. I have never had trouble with management or anything like that. Feb 2017: I have thoroughly enjoyed my time living here at Bishop's Square. I have not had any issues with maintenance, staff, or the property in general. I will say, not all bedrooms are the same size, but you are charged the same amount regardless of your personal square footage. The apartments are not the newest in town, but they are comfortable and nice for the amount being paid. The kitchen is kind of small, but it is not impossible to live with. Feb 2017: Great location, the bus stop is father down craddock due to construction. I never hear parties and it's usually very quiet here. Downside is the appliances are very cheap and outdated. Repair maintenance have been multiple times and the appliances still do not work. I plan on not resigning yet they harass everyone to resign, dozens of emails, a call to my parents asking if we're resigning, twice someone's come to the door with resign papers, they even put a sign outside our apartments- while I'm still paying for it. Dec 2016: Bishops square is an okay place to live. They have good amenities, nice floor plans, a quiet and gated community, and somewhat friendly staff. The downsides: Staff is bad, maintenance takes forever, move out fees are completely ridiculous and they do not budge unless you take them to court. Nov 2016: Would leave no stars if possible. Where do i begin? PLEASE READ IF YOU'RE LOOKING TO MOVE HERE. This is an extremely overpriced mediocre complex with a staff that lies to your face to get as much money out of you as possible. When I signed my lease I paid a $350 pet DEPOSIT. To the staff at bishop square, a deposit is a fee that is returned when the tenant moves out and there is no damage. I only explain because you obviously had no idea or just lied to my face because when I went to move out (because there was no way i would live there again) I was refused my money back because they claimed it was a "pet fee" the entire time. Also on top of that they charged $25 a month for a 10 pound dog. Also the gates were constantly broken without being repaired for months at a time, so it really wasn't a "gated community". Oct 2016: Rios towing is stealing cars. They are charging people drop fees for cars that are not even hooked up to the tow trucks and they are moving the cars manually without using the trucks. This is stealing. Review from 10/2/16 on Google
Jun 2016: If you don't feel like reading all you really need to know is don't WASTE YOUR HARD EARNED MONEY HERE! Most of the "positive" things said here is about maintenance. That's b/c you have to call at least once a month about something. I've never lived in a place that cut off the water for about a whole week w/ no explanation. Just a notice sent by the leasing manager Leeann Burkett who so kindly wrote a nice little review herself. Also when we did have maintenance stop by there wasn't any type of indication they were there except the mess they made. They did improve later in the year so that was nice. Also the late fee for rent is the highest I've ever seen at an apartment at a whopping $75 and an additional $15 everyday after. Review from 6/4/16 on Google
May 2016: Great location, good units, pet friendly but kinda pricey with pet rent. Room I moved into was fairly clean but I still found a lot of stuff that wasn't properly cleaned or fixed. I've had some issues with management. Our couch that came with the apartment has normal wear and tear with some normal leather cracks that are minimal. Yes my roommate has a dog but he hasn't caused any damage to anything in the apartment. We called the office to ask if they wold charge us for the NORMAL leather cracking and they said they would come take a look and let us know. Maintenance came, TOOK the cushion and replaced it with a new one, then said to call the office to get the charges. Review from 5/13/16 on Google
Apr 2016: Bishops Square is a great gated community located super close to campus and in a prime location. It's super close to the outlet mall as well as downtown San Marcos. The best part is that it's pet friendly and they have a dog park! The staff is super helpful and they always have events going on. The maintenance team is super good about completing work orders in a timely manner as well! The town homes are super spacious and have more of a home feeling than a traditional apartment! Oct 2015: zero starS WHATEVER YOU DO, DO NOT LIVE AT BISHOP SQUARE!!!! Reasons why: 1. The management and staff are RUDE. They are only nice when they are trying to get you to sign the lease and as soon as you do they couldn't care less about you. If you call with concerns they act like you are wasting their time, like they have better things to then their job. (Maintenance are very kind though) 2. THEY STEAL YOUR MONEY. When you move out they will try and take you for all you got!! Their apartments aren't even close to 100% clean and paint chip free when you move in but they will charge you for it when you move out. Even if you reported paint chips on the wall when moving in, they will accuse you of making the chip on the back wall not the side wall. Its ridiculous! 3. LATE FEE! Review from 10/15/15 on Google
Sep 2015: I loved living at Bishop Square, the apartments were nice and comfortable and the staff was very nice. Before, I would have suggested this apartment complex to anyone, but unfortunetly as receiving my "damages" bill, I can longer do that. They charge you for basic upkeep that should be done between move-out and resident move-in. I left my room exactly as it was given. I even used a magic eraser to clean the walls if there was anything that seemed somewhat dirty but yet I was charged over $75 to paint the walls. I was also charged $50 to replace the blinds in my room, when I know for a fact that mine worked perfectly. Review from 9/11/15 on Google
Jul 2015: My second time living at Bishop Square was a COMPLETELY AWFUL EXPERIENCE. I moved into an apartment that appeared to not have been cleaned once since the previous residence, there was paint drip throughout the ENTIRE apartment on all floors, and the back door handle wasn't even attached. Management said maintenance could fix the handle, but nothing else. Finally, after the first of June (the lease ends in August), management delivers three accumulated electric bills that they did not provide once until the end of the lease.
