Oct 2019: I love living here!! Great floor plan, stainless steel appliances, modern lighting, close to all major highways, & everything going on in downtown Atlanta, for a decent price. Review from Google
Sep 2019: We haven't moved in yet ,but after a long time apartment hunting in Atlanta, we were directed to the Pencil Factory Flats by a real estate company, Heather Fremin/Charlesworth Realty to take a look at this property. We met with Amy in the leasing/front office when we arrived, (without an appointment) I can't stress enough how kind and approachable she was with answering our questions and letting us take a look at one of the apartments available. We'd just come from a look at another apartment and their leasing office agent was nice, but he was very aloof and didn't really seem to engage with us while we were asking questions about various things, a lot of which were questions about the area that we really needed to know in order to make a decision. One word answers and very little elaboration from him gave us the impression he really didn't care too much about whether we chose to move in or not Review from Google
Aug 2019: I dont live here but if the garage lighting/streetlighting being out as well a window air conditioner running water onto the sidewalk/garage entry.... I think I would be cautious. Not a quality look for intown rent.... Review from Google
Jun 2019: Fixtures and furnishings are solid with very current appliances which was a plus. A real drawback though is the lack of data providers for the location. Apparently only ATT is able to service the location (unless you are on the 1st floor as a business) and the service wasn't very good, e.g. data capped at 6MB. Management and location aside, it is close to Georgia State so the whole thing feels very "dorm like". Pool is like walking into a bad rerun of MTVs Spring Break, and despite the fact that the pool is supposed to close by nightfall, it's not uncommon to see groups of people in the area that have a) walked in off Marta or b) walked in from across the street after hours. It's not uncommon for weekday parties to run to 2am-3am or have people congregate in the halls to talk because they can't talk over the music at the party. Combined with the tea shop on the first floor whose customers sit in the street thumping music from close-1am and there are nights when you wonder whether you are in a B-grade college movie Review from Google

Mar 2018: worst apartment complex ever. not only is the leasing office rude and inconsiderate. they don't want guest to park inside the gates but don't have security to prevent the guests cars from getting broken into by idiots. don't waste your time or money. not worth it at all. Mar 2018: Really great community at a fair market price! The leasing office staff are one of the nicest and most competent staff I've ever dealt with. I LOVE my apartment - beautiful interior with an updated kitchen. The only downside is the CSX and Marta trains. They do get a little loud - but honestly, you get used to them and don't even pay attention. (Plus, the tv and any music you play usually covers up the sound.) Review from Google

Nov 2017: THERES A ROACH ROBLEM SOMEWHERE. Here since July when i noticed them the first night i here (not transferred by me because hadn’t had them before and my things were still on the uhaul truck), informed the office. They did promptly reply with a pest control service the next day but had to postpone my move in until August at a great inconvenience. To cut a very long story short the office said they sighted and contained the source of the problem in another apartment and resident pest control has been here 4 times, although not as many as before the roaches are still here! i emailed the manager (whom i still haven’t spoken to bc he directed me TO THE SAME PEOPLE IVE BEEN TALKING TO SINCE AUGUST IN THE OFFICE). A “specialist “ was sent to inspect the individual unit assuring he would get rid of it ,bc i guess he is too expensive for the Review from Google
Oct 2017: I recently stopped here with colleagues while out on a luncheon (one lived there). During that brief visit I was quite impressed with the community ... the look, location, style. I recall it being nestled right between GSU and Marta, with all sorts of shops and amenities. The residents were diverse in age and culture, and all seemed in good spirits (positive vibes over the whole place). But most memorable was how the staff engaged with people. I observed the candid conversation as presumed staff would pass by residents. My colleague confirmed it and said that the leadership and staff were great both personally and professionally. I used to live in midtown when attending Georgia Tech, but since moved away ... Pencil Factory Flats kinda made me want to move back!! Review from Google
Oct 2017: I have lived in the Pencil Factory Lofts for two years and this has been the worse living experience of my life. my car had been broken into twice, and the staff has done nothing about it. My trash can and door matt were stolen and it is filled with drunken college students recking the entire complex. I have been treated like a child by the staff and continuously disrespected when voicing my complaints and the amenities are terrible. I am honestly warning anyone, do not spend 17,000 for a one bed room for these types of living conditions. Review from Google
Aug 2017: Pencils has made my life infinitely better! From the community and location to the aesthetic of the units, I have enjoyed every moment of my stay at Pencil Factory Lofts. Maintenance has been responsive and taken care of me whenever I've needed it. Moving in was a breeze and my experience with Tranae was amazing! She had us all taken of with a spacious unit in 3 days. Dec 2013: I've lived here since August 2013 and love this place. First off, the 2BR/1BA I share with a friend is very spacious and we have a great view of the city's skyline from our balcony. Gated parking is a plus as there are an abundance of spots for residents, and the fact that there is Guest Parking available 24/7 inside the Visitor's section of the Parking Deck is a huge benefit when you have friends over. The management and staff here are very kind and keep the place running smoothly. As far as maintenance, we've only had one problem with our fridge light bulb going out but that was fixed within one business day. Sometimes it can be a bit noisy from traffic outside in the street and/or shops underneath, but something you'll most likely have to deal with when you're living in the city.
