Feb 2018: Very unprofessional. Very dirty and did not keep promises! Trash chutes are always overflowing and making the entire building stink. Maintenance comes and if you’re not there they just check off that they fixed your problem without even looking (I had to put the same request in 3 times and wait in my room the entire day until they came to make sure they actually did their job) Way over priced. Was told I would receive a $500 gift card when I signed my lease in AUGUST and didn’t receive it until the END OF DECEMBER after calling corporate numerous times and being sent to voicemail. Also pay 89 dollars for parking but they signed so many leases with parking without enough parking spots and now I have to pay to park somewhere else and walk to where I live on top of paying the 89 dollars a month. Feb 2018: Just horrible !!! Wish I could give a zero rating they are very deceiving elevators are usually broke they take forever. It always smells like drugs in the hallways elevator and nothing's ever done about it. Still have not received the $500 gift card they said we would receive upon signing the lease.. . Every time I ask when we will receive the gift card they say the "manager" handles that... And that they can do nothing about it.. Well don't you think you should be updating your residence on when the gift card will be received! They only want your money... And when you sign the lease they act like they don't even care!! Feb 2018: The Leasing Manager is boogie AF, I had a misdemeanor for some weed, very small charge, got caught with a grinder, and said sorry we are not going to lease to you. On top of that they don't prorate when you move in they charge the full month upfront even if its 5 days left in a billing cycle. I was ready to drop 1500 today but because the manager felt weed is a very bad thing they declined me. She walks with her nose in the air and thinks she better than every one. Residents here are mostly college undergrads most of them have moved out of their houses for the first time and started experiencing independence.
*uncool flatmates, there is no basis on which they allocate ppl, which should ideally be based on preferences.
*flatmates do not clean at all.and now there is roach issue in the apartment

I was set to move in on a Sunday from and we came into the first building and sat for hours waiting to hear a response from the manager that I had set up my lease through. We were told by the security guard that the two cars (loaded with all of my things) were fine where they were even with the time limit marked on these spots. We waiting for a while longer and finally heard back from the manager who said that it was a miscommunication and no one would be able to come and let me move in that day. We then went outside to try and figure out what to do.

Dec 2017: This place is the worst! It always smells like marijuana and the people are just as bad. The front desk isn't any better either. Whenever you have an issue they tend to just shrug it off and tell you to wait till morning. They are some of the most self-centered people I've ever met in my life. I wouldn't recommend anyone to live here!

This place claims to have revamped itself, but it is beyond bearable conditions. DO NOT LIVE HERE!
I'm appalled I could not give this place 0 stars! The 5 star reviews have been put up simply because the staff is giving residents $10 Amazon gift cards for giving them a 5 star review because even they know how terrible of an establishment they are. There are too many things wrong with it to name, but here are a select few:
If you like a place that has no security, terrible noise, and floods, then this is the place for you!

Aug 2017: If I could give it less of a star I would. One12 is a scam. They break down what you'll be paying for and then don't give you half of it. Why am I paying for the gym and more than half the equipment in there doesn't work? Why do I have to wait an hour and a half for someone to open my door for me!? Why is there trash piled up to my neck outside of my door right now when someone told me this would be handled yesterday, then they tell me it'll be gone POSSIBLY by tomorrow??? Is this the thanks I receive? I give $1,035 each month to a place makes you basically sign a paper that says if anything were to happen to you, it's not my fault and your family can't sue.

Aug 2017: I DO not recommend living at One12 Courtland! It is not worth it! It costs too much money to live here and it is not quality living! I have been living here for 3 years, it is drug infested, pets are allowed and the tenants do not clean after them...neither does maintenance. The hallways always smell like marijuana, animal urine, and trash! One12 has undergone new management every year I have been here, Ambling Student Housing, Rise Student Living, and now Asset. There is nowhere for your guest to park. The parking garage is forever broken! There has been an armed robbery at One12 as well! Another thing, READ YOUR LEASE BEFORE SIGNING IT! One12 "legally binds" you to the lease! YOU CANNOT LEAVE UNDER ANY CIRCUMSTANCES or unfortunate events. Even if you're sick, if you have to move, if you are no longer able to pay, getting married...UNDER NO Review from Google
