Apr 2018: So, I just called the front office to file a noise complaint for ignorant elephants upstairs(May be combination of elephant/poor construction). They said I had to have several documented cases of noise violation by security officer. Is this really necessary? I asked if they could send a friendly reminder via email/message. Nope. It is funny that last time I called a security officer for an issue, they never came. Front office is lazy and doesn't care about residents at all. Review from Google
Apr 2018: I have very much enjoyed living at Gables Rock Springs. The staff is so sweet and really cares. Keila helped us find out new apartment and she was so patient with and really wanted to make sure I was happy with the new apt I chose. The location is fantastic and the community is awesome. Apr 2018: Everything seemed great until the paper work was finalized for us to move in and then things drastically turned downhill. There were multiple issues of miscommunication with the management staff. The staff also lost our cashiers check which is a huge inconvenience. I would not recommend this complex. Review from Google
Mar 2018: Pros: close to Emory's campus, spacious, lots of natural light and the floors in the renovated units are hardwood. Keila in the leasing office is especially friendly and helpful!
Cons: the rent is high for the quality of the apartment compared to other places I've lived in Atlanta.
Receiving packages has been a nightmare (several of them have been lost and you can only pick them up during business hours from the leasing office which can be difficult if you work a 9-5 or aren't home during the day.) Honestly I would recommend just getting a P.O. box so you don't have to deal with receiving packages through the leasing office. Really frustrating to deal with.

When I left they charged me for an access key card that I had given them and they didn't even send me a bill but sent me direct to collections (how collections had no problem sending me a notice and they did is beyond me). When problems arise they're rude, unresponsive, and unhelpful.
I was on the 3rd floor and had some seriously issues with cockroaches as well (exterminator was no help - I finally took matters into my own hands and saw them less frequently). Oct 2017: Love everything about living here! Quiet , safe , friendly, pet friendly, well kept, and great staff, great pool and gym amenities, all make the apartment life something to enjoy! Thanks you guys! Review from GoogleSep 2017: I have lived here for almost two years. don't let management sugarcoat it for you, crime is happening all around the complex. Just in the last 4 months at my building and its surrounding two buildings, we have had a peeping tom, MY car was stolen from a well lit area of the parking lot, and multiple cars have been broken into. When I went to the office to tell them they needed to make other tenants more aware of such incidences, I was told that our safety is a personal issue and they don't guarantee anything. While I know they do not guarantee anything, they should be more concerned about the safety of their residents. The reaction I received was cold and unsympathetic. Quite frankly her tone was nothing but attitude and abrasive.
Nothing has been done in order to make residents more secure and they are not being transparent. Hopeful Review from Google
Jun 2017: I would give this complex a zero out of 5 if possible. This complex is one of the most poorly managed apartments I've ever lived in. The front office is constantly changing and asks for information multiple times due to the lack of communication throughout the office. They nickle and dime you for everything and force their dysfunction onto its citizens.
A few examples of what I mean:
1) We had almost a month without mail due to the fact that the complex refused to properly address the lack of security in the mail box area despite numerous break-ins resulting in mail theft.

May 2017: This was the best apartment experience I've had in my 8 years in Atlanta. I lived in the "villas" which are actually now part of Gables Morningside (They are the "AL" unites). It's an individual unit with a loft. All of the villa units are on the ground floor with a small patio. Their are about 40 units in the Villas and everyone seemed very respectful of one another. Obviously there is some noise once in awhile but the units have a very strong central air fan which you can turn on if your neighbors are ever a little loud and it completely drowns out the sound. You can use all the amenities of the Gables Rock Springs complex and there is plenty of surface level parking.

Noise is minimal, the neighborhood is super nice and I have always felt safe. When I have needed help form maintenance they responded quickly and fixed my problem and were always friendly! I am referring friends and choosing to stay another year!
Review from 4/19/17 on GoogleApr 2017: I would give a zero star if I could. I want to make it aware to anyone looking into living at this property that mail is being stolen from resident mailboxes. As a result, credit cards and debit cards are being stolen from residents and used by criminals to steal money. This has been going on for over a year, and management is claiming there is nothing that can be done about it. I suggested that Gables proactively hire 24/7 security guards to watch the mailboxes if they care at all about their residents, and management was unresponsive and down right rude.

Nice staff, good amenities, on the higher end of renting but it's a great area (1.3 miles from Emory University)

Apr 2016: I don't know what all the complaints are about because me and my boyfriend absolutely love living here! Everything's so quiet nice and peaceful ! And as for the staff they have been nothing but nice , especially Michael he is amazing ! This place is wonderful!

They are not reasonable or willing to work with you if you plan on moving out early- even if you find a substitute buyer. I would try to find another place before living here- it should be last resort.

My apartment was broken into and everything of value was stolen. after calling the police I called the courtesy "officer" who 3 hours later went to the wrong apartment (only after my neighbors told me) and didn't even bother to call to find out which apartment I was calling from. My neighbors car was broken into the same night. The leasing office informed me the next day that FIVE other apartments were broken into in a similar fashion, when I asked why I had not heard about this previously I was told it was because "it was not in your building." Thanks Gables, real helpful. When I expressed that I wanted to break my lease and leave immediately I was basically told "too bad" unless I wanted to leave in 60 days AND pay an addition months rent (which would have brought me to the end of my lease anyway).
Review from 12/17/15 on GoogleDec 2015: Treating someone like a criminal that their checks are worthless and charging $100+ fee for being 1 day late (and not receiving a bill in the mail) is ridiculous.
Simply not applying a fee and/or allowing a personal check instead of forcing me to go to the bank for a cashiers check simply to pay would have appeased me. Instead, "standard policies" instead of common courtesy do not apply. I work unusual hours and this greatly inconveniences me.
I hope you will reconsider how to treat tenants as humans rather than inmates.

Jul 2014: I normally don't write reviews, but I have to say that I received exceptional customer service at Gables Rock Springs today. I have had a few maintenance requests over the 8 months I've rented so far, and they've been handled quickly and thoroughly each time. Today, however, I walked out to a flat tire on my way to work and one of the associates helped me get it repaired enough to get to a tire shop. She saved my day and went totally out of her way. I know that not everyone will be able to help in this way every time someone has a flat tire, but I just felt that this kind of generosity should not go unnoticed.
