May 2016: Its quiet, no bed bugs, no roaches, a lot is actually included. The front office staff is nice. Try not to be late, you'll get hit with a $75.00 dollar late fee.I would recommend to anyone who is attending Valencia college or the university. You'll just pay rent and electric. Less of a load to worry bout. Maintenance responds quick and there pretty down to earth! I plan on staying until I graduate. If you have a bug issue, you must have a really dirty apartment. I have not seen one bug and have lived here for a year already.

Apr 2016: Literally the worst apartment I've lived in. The office changed the apartment I was moving into the day of, and then still managed to give me another wrong address and apartment number. When I was finally into "the right apartment," I found out very quickly that it was infested with German cockroaches and I entered a several month long struggle to control the problem to a livable standard. Upon moving out, I was told that my apartment was satisfactory only to have fees sent to me via collections almost a year later claiming that I didn't clean properly, when I was told that I should receive a deposit back.

Apr 2016: I love it here!!! The maintenance men are the BEST! The office staff of very friendly. When I first moved in I had a roof leak they took $300 off my second month rent! Being that the first month had already been paid! When I moved in everything was brand new fresh out the box! All black appliances, they installed a new push button toilet too. My lights stay in the mid 50's a month! Rarely go over. No roaches. They have pest control though. They have a 24 hour gym, and great clubhouse I've used for two events already! I had a maintenance emergency and the maintenance men arrived in 5 minutes (while office was closed) they are so caring and loving here.

Dec 2015: DO NOT LIVE HERE. I moved in 3 months ago to an "upgraded" apartment and already I'm having major problems. My ac freezes every time I want to put the temperature 75 or lower, my diposal broke and leaked rotten sludge all over my floor, someone tried breaking into my apartment but when I tried to have the locks changed I was ignored and told I would be charged, the pipe under my sink burst while I was at the gym and put my entire bathroom underwater, the glass on my window is broken and they will not stay open, last but not least when I first walked into the apartment it reeked of cigarettes and when I explained that the smell gives me intense migraines they put a febreeze in and refused to give me my money back if I wanted a different apartment.

Apr 2015: Stay away. Rates are cheap, at least they were when my girlfriend and I moved in, but the place is full of problems. Apartment has been infested with roaches since Day 1 and still is even after multiple fumigating and bombing. Air conditioning unit has been replaced three times.
Had MAJOR water leak issue where the walls and ceilings became so damp that mushrooms grow out of them. Management still denies any wrong doing and tried to settle the issue by sending a specialist that literally did nothing.
