Aug 2019: I lived at Sundance apartments for 2.5 years. Throughout those years there have been changes in management as well as employees. The rent is on the cheaper side for the College Station area and the location is wonderful if you are a university student as it is near campus. The maintenance staff was great, especially Jose. He was very helpful and was prompt in fixing anything that needed to be fixed in our apartment. Additionally, the apartment complex itself is not very big so it is easy to get in and out. Unfortunately, my experience was not all good. The management was considerably horrible. There were always water shut downs as there were repairs almost every month (sometimes more frequent). The laundry room almost always had either a washing machine or dryer that was broken. The machines would take your money. I was constantly having to take out all of my laundry from the machine after realizing it was broken at the very end when it wouldn't start Review from Google
Jun 2019: They say that people only get noticed for the bad they do in their lives and that is why I am leaving this review. The entire time, I did not have problems with sundance. The multiple managers that came in went, the maintenance, neighbors...everything except the water shutting off occasionally was none to complain about. However, upon moving out, I was not told that I had to notify College Stations Utilities to let them know that I moved out on a specific day. Because I didn’t do so, I now have to pay the city of College Station money for not staying at my apartment. I called both Sundance and the city of College Station and neither could help me. These are situations where the management is supposed to step up and let the customer know he/she is right. So I left Sundance on a bad note but it taught me a lesson. Review from Google
Jun 2019: I lived at Sundance for over 4 years. I got the upgraded appartment, LOVED IT. Management was really professional. Maintenance was quick and efficient. I spent a lot of time in the pool. I loved calling this place a home ❤️ right off Harvey road. Gas, fast food, even night life "the tap" are all walking distance. If I ever move back to college station Sundance would be my #1 choice. THE LADIES AT THE FRONT ARE AMAZING TO US AND WE HAV HAD NOT ONE ISSUE.WE ENJOY BEING RIGHT BY THE PARK FOR OUR BABY AS WELL AS THE POOL. I RECOMMEND THESE APARTMENTS FOR SURE.VERRY NICE AND TAKEN WELL CARE OF ♡♡♡

Aug 2018: The apartment is OK for this price and the staffs are friendly and helpful. However you will expect constant annoying problems basically every week, including water shut-off, Internet off , and they don't have a constant steady supply of hot water!!! Review from Google
Jun 2018: Last year i refer my friends to move in and the staff told me that there will be some referral bonus after 6 month. It has been a year and now they refuse to give me the bonus and say it doesn’t count. It really piss me off. Ok, to balance this review. They made some new construction, which is pretty nice. But the increasing rent for renewal leasing, and lying on referral bonus makes me decide to move out. Review from Google
Jun 2018: My husband and I had a great experience living here. They do not deserve the majority of these negative reviews. If you’re looking for an affordable but still nice and safe apartment complex in College Station, this is your best bet. It’s mainly young families, international students, and a few college students, so it stays fairly quiet. Management always kept us well informed of any complex-wide maintenance issues, and they were very helpful and quick to respond when we had problems of our own. We weren’t charged any fees at move out, like others have claimed. The park is also very nice if you have pets, kids, or enjoy walking along the trail. Concerns others have talked about: -Laundry Facility: could be better, the machines are older and some have had problems leaking or breaking down. May 2018: Constant Water leakages, frequent lack of hot water, Internet failures Outdated insulation causing the AC to run especially in summer when people move out and the management turns off AC in surrounding units, We were in 80+ degree conditions for 2 months before the tenants below moved back in. Mold issue (not in our unit but in our building) that was covered up by office attempting to have us sign release of liability forms for health concerns due to mold. Highly dishonest, and probably illegal. Mail room floods (my belief that the water heater is severely outdated and is the cause of the flooding) Water leaks into city park, and is probably a violation of some city or state law for dumping or environmental damage. Mar 2018: Really loved living here. The staff was super friendly and always willing to work with us. Biggest downside was when we lived there, they were constantly turning the water off for a month because they were changing water systems because it was old. But other than that, staff never bothered us, neighbors were nice, and never had any issues. Maintenance issues were taken care of quickly as well which was much appreciated. If you're looking for somewhere affordable in college Station, this apartment is a great option! Close to the mall too! Review from Google

May 2017: I've been living here for 3 years. It was a very good apartment before until they changed a new management company last fall. Now the service is horrible! If I could, I really want to give a zero star! The water and internet fees were included in my rent but they started to change water fee halfway in my lease period and I went to the leasing office to complain. The manager answered ' You don't have to leave here.' And moreover it happened again when they started to change internet fee! I am wondering if this is discrimination! Now the internet is terrible! Dec 2016: Very good experience. Promptly handled maintenance problems. Convenient location. It's an older complex than most apartments in town, which makes it affordable, and they do a good job of handling the inevitable upkeep associated with a relatively older building. Dec 2016: I have lived at Sundance and Sausalito for 8 years now while going through medical school without any problems whatsoever. Virginia and her staff have done amazing over the years. When I have maintenance requests, they are very timely and professional when handling these request and maintain professionalism and integrity while in my apartment. I know so bc I have hidden cameras. Virginia and her staff also are very kind, personable, and often have functions for residence throughout the year while also maintaining the seasonal decor and holiday feelings and greetings associated. Oct 2016: They will do anything to take your deposit away and even more when you leave. The bill isn't transparent and reasonable. Other Jamespoint apartments also do similar things. The apartment is getting older and older. You may need maintenance several times. Review from Google
Mar 2016: The worst apartment I have ever lived in. Staffs are not helpful at all. They did not try to solve the problem and simply ignore the tenant's requests for help. They are lack of professionalism. In addition, I heard there are lots of bugs/bed bug problems occurred in my neighbor's unit. One of my friends needed to wait for another month before her move-in. The house was built with extremely bad insulation that we kept receiving the complaints from neighbors, even though we just normally walk in the house. Totally not recommend! Jul 2015: I've lived here two years and the apartments are nice. The only complaint I really have is the AC units and vents are set up efficiently so during hot summer months the AC runs all day but the temperature in the apartment keeps going up. It's not such a big deal to me in the winter because I like the cold but some who like to keep it really hot in the apartment in the winter it will do similar things. Some people in the office can be unprofessional but that's a consequence of being in a college town. I've found maintained to be fairly prompt unless it's really not a big issue same day or next day repairs have been the norm for me. I chose to stay because it's really a great place at a decent price and it's on a nice bus route. Review from Google
