Jun 2019: I was looking to move here with a friend of mine and was treated very poorly. The ladies in the office were rude to not only me but my grandmother too. Not only was the staff rude but they were also difficult to work with. If you’re a student looking for an apartment I wouldn’t suggest here because they were reluctant to let us move here because of our age and didn’t think we would be able to afford it even with proper documentation that we would. They kept telling us “this is not a party place” over and over even though we had told them repeatedly we had no intention of parting and we’re just trying to find a nice quite place to live. All around the experience was awful and I hope nobody is treated the way we were it’s a shame because the complex was great but the staff was disrespectful. Review from Google

May 2019: The apartments are right across greenfield lake park. It’s very pretty and safe. I live here with my father and daughter for almost two years in a three bedroom apartment. Management personnel are amazing and will help you all the way! Always communicate and they will help you the best they can. Thank you for everything! Review from Google
Dec 2018: I have been living here for 5 months and so far it has been going well! When I first moved in I parked in the street and my car was broken into and cash was stolen. However I accidentally left my doors unlocked. So I would always park in the parking lot and not the street!!! I love living across the lake! So far everyone has been very nice! Every time I need a repair they come within a few days. My dishwasher broke and they replaced it with a brand new one in two weeks! I was lucky enough that I had no damage from the Hurricane. Would have rated it 5 stars but every once in a while I will find a cockroach even though my apartment is very clean!!! Overall I’ve been very happy here and it was a good choice! Review from Google
Nov 2018: If you're looking for a little private haven, Osprey Landing is it! I've lived here 3 years and have enjoyed every one of them. The community here is very friendly. There is always a waving friend coming around the corner or going for a walk across on the Greenfield Lake Park trail. The staff all work very hard to accommodate us on any issue no matter if it's as small as a screen on a window that is bent. During Hurricane Florence there was at least one of the staff members working diligently to keep the gutters cleared and keep our community out of danger. Personally, I find that commitment amazing and commendable and if they read this perhaps a raise is due, lol. But seriously, I'm writing this review because I am so proud of my neighborhood, my community, my home I've found here in this little haven in Osprey Landing. I look forward to hop Review from Google
Oct 2018: I wish I could give these rude, and lazy people no stars. We moved here almost two years ago, and found this place by accident while looking at the lake (the only good thing about this area). Signed the lease for a 2 bedroom and realized after a couple months when they switched to drakner and Faulk that it wasn't a very well managed company and seems like they're in it for money and not the well being of their residents or future residents. The property is mediocre, as far as looks and landscaping, the parking lot we had flooded with each small rainfall, they blamed it on the city and not their own parking lot drains that needed cleaned, and the maintenance people couldn't repair anything without a manual. Then the hurricane happened a few weeks ago, damaged our unit, and they didn't give us a choice considering we'd have ordered to break our Review from Google
Jul 2018: I would definitely move back there. I lived there for two years. The management staff was always very attentive and whenever we had an issue it hardly took anytime to get resolved. You get a lot for your money, very spacious, (we had a two bedroom) . It was great to have a half bath downstairs when entertaining guests. That keeps people from snooping through your medicine cabinets in the large upstairs bathroom. Plus the fact that they allow pets with a reasonable deposit. A lot of other places do not allow pets or have an outrageous pet deposit. Anything like grills or bicycles should be secured well however because we have had items stolen right out of our enclosed patio. The area is generally safe and well lit at least it was when we lived there. I read some of the other people's reviews and some of the complaints were kind of petty in my o Review from Google
Jul 2018: apartments are very nice and comfortable. However only giving 1 star because of a couple things: -there is a mandatory $25 month trash fee. normally the management company tells their prospective tenants this information,. but we moved here from out of state and nowhere on the website was that information provided. So our rent all of the sudden was up $25 from what we expected with no heads up... not exactly ideal. We don't mind paying for the trash, but that is information that should absolutely be listed online along with the rent costs. Plus, the price is a bit too high for people who fill up maybe 1 bag of trash a week. -We were explicitly told when we moved in that the management would assist us in the event that we needed to move out early, essentially a sublease. Apr 2018: I viewed these apartments and wasn't impressed eith how rundown they were. When we were viewing the patio i fell by barely touching the fence. It was rotten. And weeds and vines were growing into the brick and under the vinyl siding which tells me there is structure damage.. when I took a look indind there was a gentleman reparing a leaking window. Ummm... thats a big no no! Never should you let a potential resident veiw an apartment that hasnt been turned. I don't feel that these are safe and could possible have mold gtoeing in the air duct systems or else where in the homes. The owners sould be cited for not taking better care of the property and well being of resident's rather than dropping thousands on landscape nonsense. Review from Google
Jan 2018: The administration is very nice and helpful; they have always been wonderful to deal with. The outside of the apartments and the grounds are great; nice pool, gazebo, grill, playground, and dog park. The dog park, however, almost always has fleas that, of course, get brought back into your apartment so be ready to deal with that. The buildings are old, built in the 70's, so stairs creak, walls are thin, and many appliances are old. Also, the biggest thing for me was the fact that the living room and all bedrooms have no ceiling fans or lights. There are "light" switches that I assume only control the outlets. For any light you will need lamps which do not even come close to comparing to real ceiling lights. It always seems too dark and is even worse on cloudy days. Nov 2017: We have been here for a year- renting a 2 bedroom. We just signed another year lease because we are very happy here. If any issues arise- they are prompt and courteous in resolving - (which are few and far between). We love how pet friendly they are and the grounds are lovely. Just a step away from Greenfield Lake and 5 minutes from downtown. They also help out in surprising way too- i had a flat on my bike and they helped me pump the tire up in their work shop- i asked for a carpet cleaning referral and they offered me one as part of my new lease- they are always freindly and willing to help if you just stop by the office and ask. You really can't do much better on price-pets-locale- and amenities in this part of Wilmington. Review from Google

Aug 2017: I made a promise that if they cleaned up all the apartments not just remodeled I'd up their rating. And I'd have to change my review or else it wouldn't be accurate anymore. I'm only giving this place three stars because this guy that works in the leasing centre is very nice his name is Christian and he deserves a promotion, Rachael does too they are both nice people. But from my simi- professional stand point this place cost way too much. It has the basics, water, wall's, roof, windows, bathroom, electricity and really that's all that's nessesary to live. But when it comes down to the house it's self the house on the outside is not a reflection of the house on the inside. The cabinets are really beat up, the rooftops make a bagging noise when it rains (not the usual tapping or just pour of rain, it sounds D's like tennis balls are hitting the Review from Google
May 2017: Lived here for years and absolutely loved it!! The location is great, close to downtown and the Greenfield Lake access is awesome for walking, biking, or going to concerts at the amphitheater. Sep 2016: Driving down Lakeshore to get to Osprey Landing is beautiful. The lake and Greenfield park is so pretty. When you turn into Osprey Landing your first impression is probably "This is so pretty" the grounds are perfect, big old trees are all thru the grounds, and the pool is absolutely wonderful. BUT--that is where the previous management seemed to stop any improvements. They did NO improvements to the inside of the units (at least not until previous tenants left) which says that they don't really care to keep long term tenants. Feb 2016: When we first visited the property, everything seemed great. The ladies in the office were very knowledgeable and friendly. There was even breakfast cooked on Saturdays. We decided that this was the place for us. At first, everything was fine but the longer we were there, the more we got into trouble. I am a very considerate person and have in enough apartments with noisy people to know what not to do. We got in trouble for having too many people outside congregating, making too much noise grilling late, our music being too loud, being at the pool late, and being outside late. Nov 2015: Osprey Landing and they're staff are phenomenal. They are always eager to help and work with you, the quickest upkeep repairs I've ever come across, and the leasing agents are at my beck and call for any needs necessary (especially ___) I've have never been so satisfied with a management company more than I currently am with Bell properties and I've lived in complexes my whole life. I would recommend this complex or even company to anyone and as proof I'm dragging my mom all the way from Texas to live here..5 stars all across the board and I will definitely be renewing my lease. Oct 2015: At first I enjoyed my new place Cristy and Crystal made everyone feel at home. After living here a month Bell took over and hired 2 guys in the office and the warm feeling left ! NOTE: Apartment parking lot FLOODS all the time and nothing is done about it. Greenfield Lake has a drain in the property and it comes up from the lake during heavy rain, expect Snakes and possibly other critters to come into parking lot. Also the window's leak and they won't replace them. They are doing a face lift on property to make you think they are improving! I just can't recommend this property to anyone! RUN AWAY FAST!!!!! Sep 2015: Hi! If you are here you're either wanting to read reviews before moving here or like me, and curious to see if your neighbors are going through the same experiences. Here are my personal pros and cons. I don't write many reviews so thanks for bearing with me! Positives: Parking- It's nice not having assigned parking spaces especially when friends and family are visiting. No worries of the dreadful tow! Also, parking spaces are plentiful. Oct 2014: I felt very welcome to the community and the house warming gift left in my apt was a very nice gesture. I have not needed any maintenance so I can not honestly rate that service at this time. I love the walking trail around the lake. We are so blessed to have this just across the street.
