Jul 2019: The management now is better than ever. Our apartment manager is on top of the residents needs. There are constant activities, work orders are attended to completely and promptly, and he always makes time to chat.
The location is awesome, it is a 5-min walk from campus. On cold and snowy days, this location makes all the difference. The pool is well taken care of and tons of fun during the summer. It's also right next to Kiwanas, just hop the fence and you're there. The clubhouse is great for ward activities and the brand new ping-pong table is lots of fun. The bedrooms are spacious, with lots of closet room. There is parking available and a laundry room on-site. Overall, it's a good time here. The location has been great for me but I feel like you could get an apartment of better quality for the price. Also, apparently utilities are supposed to average $35 dollars a month but, for what it’s worth, it’s more like $40-45. The only reason I’m staying here is because I got a discount for renewing my lease. I would not recommend Park Plaza to a friend at the standard price, even with the free pizza incentive they offer us for referrals. The apartments themselves are not high quality at all. Everything seems to be falling apart every where, and the layout is very cramped. Maintenance is not quick to respond to requests. We spent 1.5 months with our water heater constantly failing in January and February. Maintenance was not very helpful until 1.5 months after the issue started. You're basically paying the same as Heritage here, and the difference in quality is huge. And they continue to up the rent. Cleaning checks are also often ridiculous. Review from Google Jun 2019: I’ve lived in park plaza for over a year now and have been through 3 different management teams. The most recent management has entirely changed the atmosphere for the better. The WiFi is still atrociously slow, so I do all my important online work on campus. The new laundry machines are excellent and I have not had a problem with them since their installation. The pool is usually only open July-September. The social life is very high quality. The proximity to campus could not be any better, I commute back and forth between BYU campus and home over 10 times a week by foot (a simple 7-10 minute walk to most my campus classes). Parking enforcement is asinine. If you have friends over, drive them over yourself in your stickered vehicle to avoid a $75+ parking citation/boot for your friends. Rent is very affordable. Parking sucks Dec 2018: Park Plaza has so much potential, but many things have just been ridiculous. Our water currently has no pressure and will randomly shut off, our appliances are old, and our carpet is disgusting from previous tenants. All of the beds are supported by cinder blocks and the front door doesn't close all the way letting heat out.
The low price and location was the most attractive part of Park Plaza and now they are increasing rent, the amount we pay for parking passes, and making us pay for internet which we now get for free.
I am very displeased with what has happened here, and hope that the new management will see that they are not providing for their tenants as well as they should be. Review from Google Nov 2018: The apartments are in generally good repair, and maintenance is quick to respond. The amenities are good, though why on earth parking isn't an included amenity and is an additional $50 a semester I can't say, especially because there is extremely limited parking anywhere nearby due to it's location on a busy street. Basic things like vacuums are shared between apartments, which can be frustrating. Prices seem to vary by time of year instead of by contract. Im paying $20 less than my roomate, even though we have the same contract, and someone in an identical room is paying 20$ less than me. Finding decent management in Provo will always be hard but I'd still say that given eveything, this is a better management experience than I've had in the past. Considering the low price of the housing, I have tolerated the shortcomings of the complex. I tolerated the lack of AC control (despite 3 maintenance requests failing to fix the problem). I tolerated several (6+) burned out light bulbs. I tolerated the impressively small bathroom which is expected to be shared by 4 people. I tolerated the abundant lack of cleaning checks to keep my roommates in check. I tolerated the pool not being open for over 1/2 the summer (though heavily advertised as a functional amenity). I tolerated the several cosmetic damages to the apartment. I tolerated the dryers not working.
That toleration was buried in an avalanche of inadequacy today.

The apartments are comfortable, the location unbeatable, the people are awesome, and the managers are super nice. I love the pool - it is actually open, and the landscape (pine trees) - it makes you feel like you're in a mountain cabin. Like most apartments, it isn't new; but the upkeep is stellar and shows that the owners actually care. I would recommend to a friend. Moved here because initially, it looked like it would be cheaper than liberty on 8th, which is where I was living. But I end up paying just a tad bit more here after utilities and the parking and internet. Oh well.

The carpet is disgusting and brown from stains. The owners allow their manager to keep pets but not their tenants? Inconsistent. They're extremely non-communicative about fees. The rent is ridiculously high for such trashy apartments. Who cares if you live across from campus? They'd have 0 stars if I could give it. I will never rent from Nelson Brothers again. They took money out of my deposit without my authorization as well. The list goes on and on.
In response to the managers post. Yes you did explain that the manager has a different lease than tenants. That does not change the fact that it's inconsistent business on the part of Nelson Brothers. I like to think I'm a pretty reasonable guy, and am easily satisfied if a business owner makes a good-faith effort to address the needs of his/her clientele. But I've had quite a disappointing experience with Park Plaza, and wanted to warn others before they are enticed by the low price like I was.
My main issue is with their unabashed dishonesty. They have lied about supposed "lists" that they put us on when requesting apartment fixes. I know this because I have personally gone in to request a fix, but when we follow up with them, they deny us ever having communicated with them. Also, when I sued the towing company (that's a separate story), the management submitted several false statements to the court, inventing phone conversations that never happened. -Mildew/Mold smell from the entire apartment. Not a verifiable fact, (unless you want to go in there with test strips) you'll have to take my word for it. Windows were all misty when there was no mist, with interesting black spots. Gross, hated cleaning that.
-Thermostat-- Started at 67 F, you turned it up, and it held the temperature for an hour or so. Then it went right back to 67 F in around 3 hours. WAY too cold. Some people got space heaters after they jimmied the thermostats.
-the Bathroom fan did not work from the beginning. Was never fixed.
-The chairs creak. Like you are an overgrown hippo.

Review from 9/4/17 on Google Jan 2017: The location is great and the other tenants are good too, but that's where the benefits end. Their amenities are nothing but trash and the management is very greedy. No desks, they make us share vacuums with other apartments, water and electricity constantly break down, there's no parking REMOTELY close for visitors, and they force you to move out so they can clean even if you are renewing. It may be more expensive than other places, but the apartments are in good condition and you're really close to campus, which is nice. I also enjoyed having Kiwanis Park in my backyard. Management is really nice and willing to help, they send out reminder emails every month for rent and cleaning. Maintenance requests are handled pretty quickly too. They are pretty strict on things such as cleaning checks, but that ensures the apartments stay in good condition. Total cost is $340/month ($295 rent, $45 utilities), the ward is great. They have a pool, but it's only open during the spring/summer. Sometimes they are hard to get a hold of though, especially if you spend all day on campus. Review from Google
