Dec 2018: Update 12/30/18 *** I’ve lived here for a good amount of time to see the bad and good. Most all of the issues have been solved with new management who cares about the residents. Promenade is the best student housing you’ll find. The apartments are super new and nice. The office staff is welcoming and helpful. The room checks are super easy. They come in and out just to make sure the apartment is in good shape. No complaints as of now. I’ll be renewing because of how impressed I am with the changes. Review from Google
Dec 2018: I've been living at promenade for the past 6 months and it's been really good. Management is really friendly and helpful. When I told them that I broke up with my boyfriend they gave me oreos and let me vent. I like the activities and free food. The apartments are really nice and the facilities are clean. Nov 2018: I love living here at Promenade Place! The property is very new and in great condition. I love my roommates and staff. As a full time student it was sooo nice being so close to UVU and relived so much stress!!!. Promenade Place also has a 24 GYM that has phenomenal equipment and is kept SUPER clean. Nov 2018: I LOVE Promenade Place! The apartment complex is super nice, it looks brand new! Management is very helpful! There is always events at the complex that have food and fun activities. Location is perfect for UVU students it’s only a 10min drive or a 15min bus ride. There is police patrols at night to make sure this complex is safe. This is really nice when it is late at night because you know there is patrols making sure you are safe. Jul 2018: I loved promenade place. I loved its 24 hour gym! Its nice, clean, and the staff actually listens! all my maintenance requests were taken care of quickly! The apartments themselves are quite nice. One thing they didn't tell me when I moved in is that the tv in my apartment was 4k! it was a great stay! Review from Google
Jun 2018: Promenade Place was great at first. Then they started to drop in quality and raised the price. I've had roommates get their car booted and was put on a waiting list for a Parking Pass without notice. We would get notice about maintenance coming in to our apart to replace things but later found out they hardly replace anything. Parking is a joke with not enough parking and in result you would have to park on the street.
YOU ARE NOT ALLOWED TO SELL YOUR CONTRACT (if wanted to get out). YOU HAVE TO WAIT UNTIL SOMEONE BUYS YOUR CONTRACT!!

Review from GoogleJun 2018: Poorly managed. No where to put garbage, no garbage's in the halls and one dumpster about a mile away. The complex always smells awful. Way too expensive for such a small/poorly ran apartment. Internet never works but no worries you still get to pay for it.
They recently put out a newsletter talking about how the "tenants need to take better care of the building" but they won't do anything to help accomplish that. It's a joke and if i could go back in time i would never move in here. Thank goodness i only have a few more months. Review from Google
Jun 2018: I was pretty skeptical when I moved in due to all of the bad reviews on here, but to my surprise it is the best student housing complex I have lived in by far! I lived in three neighboring complexes that all have decent reviews on here and I even did a tour of their model apartments beforehand. None of them can even compare to the amount of time and effort spent on keeping the complex clean and looking nice. I have seen management out personally cleaning up trash from the property on multiple occasions. The property has gotten some upgrades as well and is looking very professional. I can not say enough good things about this complex! Please look at dates on the reviews before making a decision! I am not getting anything from writing this review. I just want to give management the props they deserve and to let them know the residents see their Review from Google
Jun 2018: Completely happy with living here. The Staff is super friendly and works together, Always on top of any issues I have had. They swicthed management a few months ago and have really been on top of making a change. They keep the property very clean and welcoming. I had previously lived at a near by complex which was beyond awful. This is a night and day difference. Very happy so far and excited too see this place grow. I am not a RA or being bribed to write this, just sending good vibes to a complex who deserves higher ratings. Review from Google
Apr 2018: There’s a lot wrong here but what really threw me over the edge is paying $60 for being parked literally minutes past the free parking time frame. But wait why not buy a pass? Cause the lot is always full so the rare chance I’d get a spot once a month is not worth the fee. But the one time I park I the lot I go to move my car right at 12 then what do you know a boot, these guys are money hungry but don’t care about who the moneys coming from. What a scam it is living here. I guess the best part of living here is they don’t enforce their rules in their own lease. So feel free to do whatever you want. While the place is new, this is only thing it has going for it. The property is dirty, for example there has been a bagel bite on the inside stairwell for 3 months, it has now become mummified. The stairs are stained and dirty and they very infrequently clean the common areas inside and outside the buildings. The carpet outside the apartments in the interior halls needs to be cleaned, not just vacuumed, it is stained and disgusting looking along with the carpet in the elevators (see photos). The health department has shut the hot tub several times, and around the dumpsters it is very dirty and disgusting. Management is hard to reach and extremely difficult to negotiate with. If you have an emergency that you need taken care of after hours, you have no way of reaching the management that you need. Their main office phone number is apparently supposed to forward calls to whoever is on call for the evening/night, but when you call three times and it only goes to a voice recording it makes question that claim by management.
I was one of the first residents to move in when the place opened, for two months they did not charge us utilities, claiming that those charges were 'waived' to reward us for being their first tenants. Jan 2018: Every rating that is not a one star is a lie, and are taking bribes. Every single thing that management ever says is a lie and never comes true. I'm not greedy, or high maintenance, nor do I think the world revolves around me, I simply think that when promises are made by a leasing company to their tenants that they should be upheld.
The gym is locked after six, which just so happens to be the time I get off of work, we were promised the gym was going to be 24 hours, and continue to be told that the gym is being "worked on" to make it accessible 24 hours.
The hot tub is closed currently and was supposed to be open last week, SURPRISE..... It's not! It often smells bad and looks like pond water.

Jan 2018: The only reason I am giving one star is because there is no option to provide a negative amount of stars. We just tried to get my son into an apartment. When we got to the first room given him the overwhelming stench of cat urine was evident even before opening the door. Once inside it was obvious that the cat had been in the apartment for quite some time. The empty bedroom that was supposed to be my sons was covered in cat hair and had urine stains on the carpet. The litter box was full and in the laundry room just across the hall. It seems odd that management did not know about this situation and had not taken care of it, especially in housing that does not allow pets.
The manager apologized and gave my son another apartment in another building. It's a great place to live, and Nick (the guy in charge of the management) is a stud. Any owner that would open this prematurely and charge full price does not have the residents' best interest in mind.
