Aug 2019: I don’t know why zero isn’t an option, but this place is the worst possible student apartment you could live in. Upon initial move in, I noticed a distinctive animal odor, as in the smell of urine and feces. Yes, I do have the pictures to prove it too. As if things couldn’t get worse, the carpet was painted in fecal stains and what I could only guess as urine stains. Add on the flea infestation and that sealed the deal of the apartment room from hell. When I did make this known to the leasing office, it was like having my intelligence insulted. They had the nerve to give me a $25 visa gift card, as if that was suppose to remedy the lack of maintenance. Then again these are student apartments, so I guess maintaining a healthy living environment isn’t really a priority. If I knew this was what I was going to to get myself into I would have just stayed in the dorms. I was offered to move into a different apartment, but I had to come off money for movers since my family couldn’t make the time to help me (considering I should have been in a decent room in the first place) Review from Google
Aug 2019: I totally appreciate the professionalism of the staff. When touring they were very welcoming and accommodating. Jasmine Cortinas showed me every apartment I was interested in. The property itself is beautiful! They have one of the most beautiful swimming pools and love the volleyball set up. Overall it was the friendliness of the staff that impressed me the most. Aug 2019: Villas at Babcock is the best student housing I’ve ever experienced! The maintenance team is so fast at responding to your work orders. The whole staff is so respectful and they have the best attitudes! I recommend living here! They have free food Friday and a ton of other resident events! You won’t regret living here! Aug 2019: Everyone is so helpful and kind. They have never let me down and I've received help whenever I needed it. The office hours from the front desk are very accessible and the staff is very polite. I will recommend Villas to anyone looking for a dorm! Aug 2019: I have been impressed with the apartments at Villas. My son has been there for over a year now and I find they take care of the grounds and always are attentive to his needs. Also the front desk people are awesome. Zachary is a big help when I go there and seems to have a the right attitude to want to make sure the guest there at the apartments are taken care of. Jul 2019: Over all the villas are an abover average place for students trying to live off campus. In my personal experience the staff was really nice and timely when it came to maintenance requests and package delivery notifications. I did have a few problems right when moving in though which is why i cant rate this place any higher. 1- right when we moved in the place was covered in dust and just dirty overall. I wonder if they charged the old residence a cleaning fee?? Since it was super obvious that no cleaning crew had been there and the place did need it. 2- On move in day i was given the wrong keys for my apartment and mailbox. 3- Some of my friends actually had a lot of bugs in their apartment. so much in fact that they were allowed out of their lease and moved into other student housing. Not to focus only on the bad though, the grounds were well kept for the most part and parking was always available which i know is a problem for other apartment complexes Review from Google
Jul 2019: Honestly worst apartments ever. (1) maintenance takes forever to fix problems and sometimes you have to place it like 3 times before they even see it (2) infestations of gnats. Had been living with gnats for about 2 months even after pest control. And pest control would only come once a week. (3) they'll always charge you fees and sometimes they would double charge your account. Dont even bother doing the automatic payment cause it'll mess up and trust me you dont want that. (4) every sink and bathtub was somehow always clogged. All my roommates and I experienced the same clogged drains. The water would take forever to run out. As if they never cleaned them when you get the new room. Review from Google

Jun 2019: From someone who used to work here the apartment is fairly standard when it comes to student housing. There are things that could be improved like some normal wear and tear but it’s nothing that you wouldn’t expect from a slightly older complex. Office staff is always friendly and the maintenance crew fixes things in a reasonable time frame. My advice to anybody new to student housing is to lower your expectations. Not everything is going to be perfect so expecting to have a pristine apartment is a tad unrealistic. Only time that there is ever a problem with work orders is at fall move in. There is usually more than 100 work orders that people place upon move in and that’s going to take time to have them all attended to. Overall a solid bang for your buck! Review from Google

Apr 2019: Moved in halfway through the spring semester and was promised to have the carpets cleaned and it never happened. Roaches are pretty much everywhere downstairs and in the kitchen. When our washing machine broke they claimed it was our fault even though it was just a bad water connection. At the end of the semester we subleased the apartment and the complex charged us a $250 sub leasing fee also made us pay for 5 extra days on the lease for the month of May when our move out day was May 4th. Front office staff was not very knowledgeable but very friendly and helpful. Overall subpar experience. Room layouts nice along with living area and kitchen space. Review from Google

Dec 2018: I’ve been living a Villas for two years now and just resigned to live there again this next fall! Front desk is always so friendly and helpful. When there’s something wrong in my apartment maintenance is always so quick to resolve the problem. They became pet friendly this year and have been doing a great job at modifying the complex for our pets. Also the rates are amazing for what we get and how nice and spacious the apartment is. I always highly reccomend everyone to check out Villas at Babcock. Review from Google

Dec 2018: Honestly the most bang for your buck student living around UTSA. U get 3 stories instead of one small apartment so the divided floors make it appear more spacious and gives you extra privacy. The kitchen cabinet space is huge and lovely. There's always parking which is not like any other apartment complex around and the staff are my favorite!! They are so friendly and made sure maintenance came and did some repairs for me right away. I also like how u control the heating/ac on different floors to save money! Review from Google

Oct 2018: If I could give 0 stars I would. DO NOT SIGN A LEASE HERE. It has been nothing but trouble living here and stress. Management is the worst. They are a greedy company that is looking to see what they can charge your account for. Maintenance never came to fix things we needed but would come often for unnecessary things just to inconvenience us. We put in requests for things and they would never come. I did NOT renew and they tried to pretty much scam me. I would NEVER EVER RECOMMEND LIVING IN THIS PLACE. it is and is still a nightmare to deal with them. Review from Google
Aug 2018: Rooms seem nice, staff hospitality is sub-par, and the online services they offer for rent management is a scam. If you set up Direct debit its reasonable with a $1 convenience fee but if your parent wants to help you or you don't want to set up direct debit you're charged $20 on top of your rent for one-time payments online. Crime in the area around the apartment seems to be a constant though nothing personally has happened to me yet. Review from Google
Jun 2018: Best student housing apartments in the area! The 3-floor layout, personal pantry, and intercom system is what makes the Villas unique. The shuttle stop is very nice looking compared to other places which makes your wait for the shuttle very relaxing especially on a nice day. The pool and grill area is also a great place to hang out with friends. The front office staff is always very friendly and prompt. The only con I can give this place is that the walls are very thin and you don’t want to get stuck with a noisy neighbor. However, this is a problem you get with any other apartment complex. Feb 2018: It's tough to find a place in San Antonio, so it says a lot that I like living here! I just renewed for another year after taking over a lease. All of the office staff live in the complex, so they are pretty caring and respectful. I'm still dealing with my last apartment's terrible staff so I was inspired to write a review for the Villas because I've never had an issue with the office. My only complaint is that electricity seems high but it's fine considering the price and how many people live in a unit. Review from Google
Jan 2018: I have lived at the Villas at Babcock for almost two years and I have really enjoyed my time. The maintenance have always been so quick, helpful, and welcoming. They are quick to fix any issues you may have. The apartments are clean, close to campus, and offer a convenient shuttle to campus. In my opinion it’s one of the best off-campus student living places because you get so much for how little you pay. Review from Google
