Mar 2019: I scheduled an appointment to tour this property today at 2:30 pm. I received a confirmation email and two confirmation texts for the appointment. When my family arrived on the property (in the pouring rain) the office was locked with a sign saying they would return at 3:15... 45 minutes after my appointment. We ran the bell, called the office phone number, and waited until 2:40 before giving up. It is currently 3:50 and the property still has not contacted me.Jan 2019: My daughter lived here for the past year and recently moved out (3 months before the lease was up). The grounds around the apartment complex are indeed very nice and the neighborhood around this area feels safe so I didn't have any problem with that. She did however have some issues with a constant smoke smell (she has asthma) coming in to her apartment from her neighbors on both sides of her as well as beneath her. She brought it to the attention of the managers several times but they said there was nothing they could do about it because they were not smoking in the common areas. We understand that answer but I guess our main problem as that there must be some problem with airflow being able to go between apartment so if you have any problems with smoke smell, you might want to investigate ahead of time to see if the neighbors smoke. Aug 2018: Our car was broken into and vandalized and we went to go talk to the property manager, Krystal Koonce. Absolutely nothing was done. She show no concern for what happened. The property manager gave us attitude, blamed us for the burglary, kicked us out of her office to talk to someone else. We went to the office the day before to spoke to the manager and was straight out lied to about when the manager will be in office. I've called and waited all day for her just to found out later that she won't be coming in to the office at all that day. Our apartment reeks with WEED SMELL every night. This property have absolutely no concern for your safety or well being. Management is rude. Review from GoogleJun 2018: Been here for a couple of years now, and for the most part it has been good. Our apartment home is big and spacious, and although they made a sloppy attempt at remodeling these units it is still presentable (the maintenance guys do their best to keep up with the aging building). Other than that if you don't mind being woken up at 6:30am on a Saturday and all hours of the night by a POS silver convertible Mercedes Benz with a missing front bumper and absolutely no exhaust then this is the place for you. May 2018: Looking at this as a potential property to lease for my daughter going to UT...it’s a huge nope..overpriced. The office is beautiful but that is about it. Everything else is dated even the pool was filthy today and I never got to even tour inside an apartment they never returned at 11am much less 20 minutes after 11am... Oct 2017: The staff is so friendly it's almost like renting from family. This is the cleanest pet friendly property I have ever seen too. The staff and residents really seem to care about keeping the property beautiful. We rarely have maintenance issues but when we do they are on top of things and get jobs done quickly. So many residents have dogs here, and they added a dog park as well as cleaning stations throughout the property. That part makes our pup very happy! As for management and staff, they are always friendly and nice. They respond quickly to maintenance problems, too! Most importantly, the location is far enough from the city center to be quiet but still a 10min commute to downtown. Pretty perfect!

Oct 2015: I have been living at Waterford Village since May 2013. I LOVE my apartment, the location in relation to the I-40 and downtown, the pool, the playground. The staff are SUPER attentive and friendly-if I put in a service request it is done that SAME DAY.
I only have 2 caveats. #1 the rent goes up EVERY time my lease renews but my apartment doesn't have any improvements like I see happening in other models (new carpet/flooring, non pink countertops, etc.) And #2 is my NASTY carpet. I vacuum and clean it regularly but it is standard apartment carpet and it desperately needs to be replaced or maybe deep cleaned.

The only complaint I have is the parking only because you do not receive assigned spots. I unfortunately got a few noisy neighbors a quarter of the way into my lease that threw parties, fought, etc. but once I complained, the staff must have said something, because the problem was fixed! Any time I had minor issues, which was rare, the maintenance staff was excellent and very friendly. The grounds are well kept and always being worked on. The only reason I am moving is to relocate closer to somewhere else, and because of the traffic on Western Ave. They should really get a light there! Aside from that, I definitely recommend these apartments for college students, young professionals or even families on a budget- The tenants are so friendly and welcoming. I have a 2 bedroom 1 1/2 bath Garden apartment and the layout is great! (BTW: The walk in closet is AMAZING!!) The property has always been safe to my knowledge and I have not had any problems (which is a huge plus since I have a 3 year old). The playground is a hit, as well as the pool, with him! We are purchasing a house so we are moving, but if that was not the case we would stay where we are. The staff is awesome! Anytime that I have had a maintenance issue, they have been on it and followed up with me as soon as they were done! Great Apartment, Great Community, Great Staff.
