Sep 2018: The Province, you’re going to hate it here. Once you get a utility overage, (and you most definitely will) it will be unexplained, however, ours was from a broken A/C unit and a broken dryer that had run constantly. Unfortunately those issues never got fixed because that’s clearly over maintenance’s head. My bike was stolen after a day. My car, along with two others, had to get towed due to a hit and run from another resident. The Province was no help. As Tampa Police came to the issue, they addressed that this was one of the very few properties with no security. Our refrigerator accumulated dead fruit flies and it took months to get it replaced. Silverfish bugs in kitchen and bathrooms. Front door didn’t lock, of course this wasn’t the front office’s priority so it was held off for awhile. Jun 2018: WiFi is literally always out, twice this month already and I’m writing this without WiFi as we speak. Two weeks ago I was on the phone with spectrum for over two hours missed a deadline and WiFi wasn’t fixed for another two days. For how much we pay a month each room should have its own WiFI like other student living apartments such as IQ, the Retreat, or Broadwalk. Review from Google
Jun 2018: This place is so trash it’s not worth the money. Do not I repeat DO NOT live here. I wrote this some time ago and I Still feel the same way. MY INTERNET IS ALWAYS GOING OUT and it happpens after hours so nobody can help me. Don’t live here. Review from Google
May 2018: I lived at this complex for one year. It was the worst experience in my life. The room was dirty when I arrived, even if they cleaned it for me. The furniture was so old with a lot of holes and stains on it. I always had problems with my bathroom. The water never went down. I went to the office four times, but no one cared about it. I could not use my bathroom for almost one week. Only at the end of the week, the guy came to fix it(But it didn't work at all after he "fixed" it. Great work!). Also, our washer machine was broken. In the office work the nonprofessional guys, who are always rude if you ask them for help. The system of payment is so bad because you can not actually see how much you have to pay. You have to pay 20$ more if you want to pay your rent online. The security is so bad too. I have seen three thefts of things for the tim Review from Google
Apr 2018: I lived here for 2 years. Constantly had problems with ridiculous UNEXPLAINED overages and the book keeper flat out insulted me when I called and asked why they took money from my account when I had already paid for my rent. The only good thing about The Province were the decent units. not worth it at all though. Review from Google

Apr 2018: The location is stunning and very close to USF! I am a non-traditional student and still feel very welcomed. The cottages are awesome and the roommates I was matched with are amazing! Feb 2018: I’ll never EVER recommend living here unless you want to deal with an incompetent staff, ridiculous ‘overages’ and prices. Honestly, from the AC cutting out and temperatures rising to 90 and getting no reply from emergency maintenance after the woman at the office told us she would call us back with a time estimate to little to no internet service that’s supposed to be provided to the residents, this place is bogus. There’s nothing here worth your money, don’t bother, live with mom and dad over living here, trust me, it’s not worth 700$ a month, this place is garbage, it’s staff has accidentally placed my girlfriends mail in a different mailbox more than once and actually lost packages because of staff doing such a poor job at organizing and putting mail in it’s correct box. Jan 2018: I live here, this place sucks ass. Stay away from this hell hole. They Charge you extra money for overages and never can show proof of where the overages are generating from? When its time for things to get fixed they don't fix it. If you want to starve because you can't afford groceries because your rent is too high live here. Nov 2017: Best to enjoy lot of girls and nightly banging. so much girls are here that no one bothers who sleep with whom. who care if the maintenance is bad or staff rude, best place to hear all night banging in neighboring units, get a drink and join the party. you don't have to pay for a hotel room for bringing any girl, and enjoy. best party every weekend. you wont be disappointed if you are in having fun and banging. Aug 2017: Incompetent staff, but not entirely malicious. They made a ton of mistakes regarding fees, but it seemed to be just because they're disorganized. Maintenance was extremely incompetent. Every time they "fixed" our air conditioning, they broke it somewhere else. We spent much of the summer without any AC or just window units because they had to replace the entire system, which they screwed up anyway. Do not expect them to send professionals to fix your problems. And they tried to charge us for the overages related to their constant use of industrial dryers cleaning up their own messes. The apartment was not very clean when we moved in. There was gum stuck to the floor, and paint splatters all over the floor. The microwave had a huge crack in it, which they "fixed" with glue and painter's tape. The shower was barely cleaned, and was covered in Review from Google
Jun 2017: I really don't even know where to begin. I've never really had much issue with the staff. What I have had issues with is paying $20 or more in overages per person for a 3 bed room apartment. My first year living here was great, I lived in a 4/4 and we hardly ever had overages. My second year I switched to a 3/3 and I've paid well over $500 in overages which is insane considering rent is already $660 which is supposed to include everything. Secondly, there was a fire in the building that I live in thankfully all of my belongings were fine but the staff had no emergency plan what so ever we waited hours to be told we couldn't come back into the apartments and they weren't sure when we could. don't even get me started on how they treated those students who literally lost everything in the fire. I don't recommend the province at all most of the Review from Google
Feb 2017: I signed a lease yesterday with my incoming freshman. So far everything has been great. I asked the CA about posts and everything being clean. She told us that when everyone moves out in July, they have the apartments cleaned. I asked are the carpets cleaned, she stated " everything is cleaned and we go through the apartments to make sure it is clean." I am being optimistic. Of course, I will keep you posted. Oct 2016: I would never live here again... This place is the worst apartment you can possibly live at! The maintenance workers are disgusting, and the community assistants are absolutely horrible. Tax it from someone that lived there for a year, it is overall terrible living condition. I had black mold growing in my apartment. Sep 2016: First off, avoid building 15! The whole building has issues with Internet. I have no connection. Okay so the management staff are super nice and accommodating. They really helped me out, with several things. This is a good place to live overall. It's really quiet and the management will resolve any roommate issues the best they can. However, there was an ongoing issue with province claiming I didn't pay my rent on time that went on everyday for a week. But it was resolved. Jul 2016: don't move here!!! They will rip you off at every corner. There office assists are useless, saying one thing then the managers saying another. The apartments are nice enough, but if you need their maintenance staff to do anything, it will take them atleast a couple tries to get it right. They let you live in unsanitary conditions. If you like sleeping in past 5am this is also not the place for you because they will schedule work to be done with no consideration of the residents. If I was to post the examples of how shity this place is... this post would be more like a book. Oh and if you have loud neighbors good luck because they will not do anything. May 2016: Not sure why the province has some reviews that sound like individual problems hahah I really have been to the province a few times and had a tour from XXXX in the office with my parents. Between November 2015 and May 2016 when I have visited the property I have always been helped from someone in the office professionally and politely. The managers are always helping out and it seems the staff is as happy as XXXX all the time. Great location, well maintained and I can't wait to sign my lease this summer! May 2016: I moved in to the province from Peru. It was my first choice and if it wasn't for the staff member named Ray, i wouldn't have been able to find my perfect home for the next 6 months. The price was very affordable and the fully furnished apartment was great. I felt very comfortable with everyone in the office and management was very helpful with getting me transitioned into my new apartment. Review from 5/3/16 on Google

Oct 2015: don't live here! Possibly the worst staff you will ever find at a student living complex. The only person who knows what's going on is the manager Ashley and she is almost never in. She did come to work on "April 4th (4/20) smelling of pot and obviously stoned, not exactly who you want managing where you live. They make up charges/overages, fine you for every possible thing you can think of, including $50 a bag for leaving trash bags outside your apartment, which would be understandable if there wasn't only one dumpster for the entire complex, which is a problem when you're the far back unit like I was, its over 2 football field lengths to the dumpster from there. Oct 2015: The staff is unprofessional. The complex is dirty and unsafe. The neighbors reported several car break ins during my stay. Fairly certain they make up the overages and the manager Ashley is never on the property for you to discuss them with. The best part of my experience with them was moving out, and even that was a pain. They added a bunch of charges for damages that were there before I moved in and charged $50 for a "bath tub cleaning fee" and another $50 for a "toilet cleaning fee," neither of those fixtures were dirty, but even so, that means the maid is making several hundred dollars an hour. Mar 2015: This place is horrible! I read the reviews before signing my lease but figured it's bad every where in a college area so might as well just do it. DONT! The staff is HORRIBLE. They don't do maintains request until you have told them 20 times over a month period and threaten to go over their head to the district boss. You can't do anything to the apt if you want to bring your own mattress it will take them 2 months to get the one they gave you out. The staff is extremely rude except for 2 guys who work up front.
