Jul 2019: In 2017, they started a forced utility (in house washer and dryer) that every tenant has to take. I never asked for the washer and dryer, I was happy with using the common one. But, nevertheless I settled for the in house one. Then, I found out that the dryer is not working from the beginning and it was down for almost 6 months in 2017. I complained numerous times, and there excuse was that the company gave us a faulty product and will take some time (6 months!!). Funny thing is that, they were charging the money (20 USD for the dryer). That's just pure sham. Update: The living environment is not that bad. Although I planned to move out after one year, I stayed anyway (cause I found out that other apartments are way worse e.g., Sunstone palms). This is one of the safest community I have found. Apart from the dryer incident (still not happy about it!), its not a bad place to live. Review from Google
Jul 2019: don't do it, this is just an high priced roach motel. Lol they went up on the rent because they repainted the markings in the parking lot. Some of the pillers are so rotted they are falling apart. I wouldn't move here unless you have housing or a cockroach fetish. Review from Google
Jul 2019: The staff (Sue) is pleasant. The rent.The rent. The rent. Not only do they nickel and dime you, they go up EVERY YEAR ON THE RENT. I'm from LA and these are LA prices. Tampa, FL, should not charge over 1,000 for a one bedroom. It's not a roach motel but we get those. The rent has to be paid by the 3rd. The Grace Period ends on the 3rd, not the 5th. The LATE CHARGE IS $100.00. There is no customer service, as far as having a drop off box for tenants . Nickle & Dime, to the grave and back. Review from Google
Apr 2019: I live at this circus called an apartment complex, and I have filed several noise complaints against my neighbors above me and nothing has been done to resolve the issue. I read my lease from cover to cover, and although my neighbors' behavior violates Florida law as well as the lease agreement, I am left to deal with the continuous issue. Every single day it sounds like a heard of buffalo is running back and forth across the ceiling. It interrupts my sleep, my studying, and simple things like my quiet enjoyment of my apartment. I plan to move somewhere that either does not allow pets or a place that has a weight requirement for animals. A large, heavy, hyper dog should not be allowed to live on the upper levels of any apartment. As its owner, why would you select an upper level apartment to begin with? I have had 10 successful leases; and I have never experienced such inconvenience anywhere else Review from Google
Jan 2019: Stay far far away. Mold problems. Buildings falling apart. Rude ladies in the office and the manager is condescending. Maintenance is nice but does a half a** job on all repairs. The complex acts like the “amenities” are a privilege and make you pay extra to use the gym & you don’t get a working key to the laundry facility, you literally have to be “let in” by staff. Small, over prices and bug infested. Go ANYWHERE else! Review from Google
Jun 2018: I dont understand how anyone can give this place a one star rating. I have lived in 3 different apartment complexes since ive been in Tampa. This is by far the best apartment complex that my wife and I have been in. The maintenance crew always cleans up the community every single day. The management here is much better than anywhere else we have been. They are very professional. Any time we have had a special need, they have accomodated us. Work order fulfillment is relatively normal. Keep in mind, they have many units here and only a few maintenance personnel. But the maintenance personnel are really friendly and get to know you. This place does routine pest control. The scenery is very pretty and they do a great job keeping it that way. There is by far less crime in this community than the ones nearby. Feb 2018: I have an emotional support (ESA) dog pit bull breed. I called and I told them about it. They told me that they do not accept the breed. They are violating federal law which protects ESA from size or breed discrimination. I am going to report them to HUD. Review from Google
Dec 2017: The price for this place is completely outrageous. $820 for the smallest one bedroom they have. Don’t even get me started on the staff, they lie,lie, lie and don’t care about the residents here. The maintenance people don’t do anything except leaf blow and ride around in there golf carts and sit with the office ladies, every other week they put notes on your door for one thing or another. This is the worst place that I have ever lived..... Oh and by the way the lady Sue in the office is the meanest person I have ever met/ dealt with. She has no reason working here. She is disrespectful and doesn’t care about her job!!!!!!!! Review from Google

Dec 2017: My boyfriend and I originally moved here at the beginning of 2016, and we were settling from the start, because this was our last resort. It started off fine, the staff member we dealt with, Jahara I think it is, was great. Maintenance was not as fast but nothing too bad than what you would expect. Since then, they have gotten new staff, and management I believe. The staff is not as friendly as the previous one, and only the property manager lady seems to know what she is doing. They keep raising the rent, wihout inputting the new features/appliances in our apartment, even though we are paying for them. Generally I am not happy because I feel we do not get what we pay for, especially in terms of space.. but that's most apartment complexes. Review from Google
Dec 2017: Management pretends to care and want to work with renters but words are lies. Rent to expensive goes up $50 plus every year although renters employment pay stays the same. In high crime area doesn't do anything to protect individuals and property. The cops are called quiet often for theft and burglaries. I advise everyone look up the police reports and responding to calls to the complex. Termites eating through the wood frame and infested with ants in the spring and summer. Oct 2017: I called and spoke to Sue on the phone this morning and she was very friendly and eager to get me in to look at an apartment. She even told me about a move in special that I didn't know about and highly advised that I come in today telling me that even if the actual apartment wasn't ready yet she would show me a model. However when I showed up this afternoon to see the apartment after driving 30 minutes out of my way she was not at all friendly and told me someone already had an application in. She didn't offer to show me the model and only offered to take my information and call me if the other applicant was denied. She had already kept me on the phone to get my information earlier so she should have had it on hand. Aug 2017: Rent is extremely high for the quality of the apartment and maintenance they provide. I've had a roof that was near collapsing and producing mold. I called and called and put in work order after work order with no assistance to be given. I've even sent photos the property manager and have not gotten anything back concerning it. It makes me not want to live here or pay to live in such dangerous conditions. Review from Google
Mar 2017: I have lived here for about 8 months, we chose this place mostly because of the very close proximity to USF. The staff here is friendly, helpful and efficient. Very understanding and always try to accommodate if issues arise. We have had no problems with bugs, pests, or noisy neighbors. And they are in the process of renovating many of the apartments and they look great! My boyfriends brother visited us to look for housing when he moved here from another state and decided for the price we pay and how nice the units here are he wants to rent here too. Aug 2016: Termites! Run!!! This place is terrible and forget about having a service request answered. They will never come, not even for the emergency ones! They are all liars at the front office and one of them in particular doesn't even listen to anything you have to say, she will nod and even act as if she wrote what you told her but must throw her notes away because when you mention it to the other 2, they had no clue. Jul 2016: Do not move to this apartment, They will trick you. They will give late letter notification for the end of the contract and they will ask you to pay 2 months more rent even though you decide to move and not renew your contract. They will argue that they already write in the contract that we need to give 60 notice before move. How people can remember contract that read last year and the sentence for 60 days notice was somewhere in the 70 pages contract. When the first month I moved here, I should wait for 3 weeks for the maintenance. I Should pay $150/month for electricity for 3 months (electricity for 1 bedroom apartment) because the AC was broken. Aug 2015: I'm not sure whats up with all the reviews but I have been here for over 2 years and the staff is very pleasant. Anytime I call for service the maintenance takes care of it. I haven't had any issues that people have said. Review from 8/7/15 on Apartment Ratings
Jul 2015: The management staff is kind and helpful. Our maintenance issues have been taken care of for the most part. Jan 2015: Our lease was going to end till 5th of that Month & we left the property on 1st. Yet they charged us for 5 days stay, but we did not exceed the lease period. This is really horrible! Moreover we cleaned the house and management people came and said they will charge around $50 for cleaning further and we were okay with that. But suddenly we found that they charged $350 for cleaning & other purposes! After facing all these, I'm not going to recommend anyone to live here. & if you do, be prepared to face some burglary also, as all the first floor residents had to face this and this was another reason we left, because we felt unsecured here!
