Nov 2019: I wish I could give them zero stars. You can never contact someone in the leasing office. And you have to threaten to refuse rent payments to get your maintenance request. Please don’t go by these five star reviews they pretty much bribe tenants by saying if they make a five star review their name will be entered into a drawing for prizes such as money off their rent. I have been at this property for 7 years and the service just continues to deteriorate. I have yet to meet the new community director who’s been here since at least July. Anytime I request to speak to her she’s always in a meeting or out. Review from Google
Oct 2019: If I could give this place 0 stars, I would. It is the absolute WORST place to live. We moved in about three months ago and immediately upon moving in we lost our AC. The maintenance crew replaced our unit about two weeks later but it still did not work. We have now been waiting a month and a half for them to fix it, with absolutely no communication with us whatsoever, but they were able to repaint the roads leading into the neighborhood so that's nice... for them. The office staff have told us multiple times that it would be fixed the next day or that week but it never gets fixed. A contractor is supposed to come out to do the final fixes but we have yet to see them either. I have seen many people walk into the office complaining of the same problem, so I know it isn't just our unit. Further, there are ants and roaches everywhere, there are what look like pubic hairs painted into my bathroom walls, my toilet seat is stained with god knows what, the bathroom floor is about to fall apart (I'm waiting to get out of the shower one day to just fall into my downstairs neighbors' apartment), the residents leave their trash all over the sidewalks leading up to the trash compactor and they are constantly turning the water off without notice Review from Google
Oct 2019: I love the units , reasonable prices ! Okay staff But what I can say is that the office workers take there sweet time after you pay your application fee. Paid my app fee waited a week for a reply no one called me till I called them to ask about the status . They tell you this will be sent on this day and Ill have a answer for you on this day and they don’t reach out unless you contact them.. Review from Google

Sep 2019: Is it pristine and brand new? No. But the apartments are attractive and pretty good for the money. Everywhere is going to experience some communication hiccups. But, when I follow up and everyone is on the same page I have had some good service experiences here, especially in the last couple months. Recently my A/C unit died, and having previously working in the industry, I was pretty darn impressed with how quickly they were able to get a new unit installed. Jul 2019: Ok complex but consistent maintenance issues. No one in the office answers the phone and usually when they do it's the Dominican lady with an attitude and bad customer service. I moved out at the end of Feb 2019 and have yet to get any of my deposit money back. Every time I call or show up to talk to the manager, they never have “time†to explain to me what exactly is going on. I rented an apartment on a one year lease, never had a late payment(always on time if not early), and left the apt cleaner than it was when I moved in. They don’t care about you unless you’re giving them money. I will never in my life again give any of my HARD earned money to these people. I advise you not to do so either. We have asked several times to have the washer and dryer fixed to no avail. Asked three times to fix toilet seat. Kirt is very good but he can only do so much. After my application approval i was sent an email of a specific unit that i thought I would be moving into but after I signed the lease i get a completely different unexpected unit. The unit i was given has roaches in various areas of the unit. I'm all the way in the back plus there's a snake in the bushes right next to my door and im petrified of snakes. My experience with this establishment has me thinking that after my lease is up i will no longer be living here. Rent won’t ever be an issue for any tenant unless they make it an issue by not fulfilling their responsibilities in correlation/regards to the lease. Review from GoogleApr 2019: I live in building 4. I have to park near building 9 or 10 and walk every night to my apartment building because there are no parking spots. There is a car that has been parked beside the lake in the last spot since I got here that is directly in front of my building and I've asked the leasing office to please have the owner move it since he doesn't even live on this side and he has left it parked there so long I guess management doesn't care. The owner of this parked car lives in building 2 with PLENTY of parking behind his building on the otherside he chooses not too. I've emailed the main office. I've went into the main office. I've tried 4 times to have this issue fix and I'm sick of being ignored. Or being told they'll have it towed. I have a nice one bedroom /1 bath for myself and my 85 pound black lab. They offer a dog park with water for your animals. They are very good about treating for pests and lawn maintenance.
My neighbors are quiet and considerate and you can't hear through the walls. The appliances were all new when I moved in along with the carpeting in the bedroom. I have hardwood floors in living room and kitchen so it's easy to keep clean especially if your over 60 like me.

I honestly couldn't believe how diligent they were in their response to completing my request. The neighborhood is pretty darn safe and quiet. I've jogged in this complex at night solo and was suprised to find a few others doing the same. The Hillsborough river is adjacent from my unit and provides a sense of serenity that is to die for on a Sunday morning. The only complaint, if at all, is the parking.
