Jul 2019: This place is horrible. Very money hungry staff and pest infested properties. They sign you up with smiles and carry attitudes every day afterwards. Never answer the phone and the sales consultants seem as if they hate their jobs. So in your deciding process remember to consider that the pest control is awful, the staff members are rude and inconsiderate, and they don't care about your privacy. This is the first time I have ever even felt the urge to write a review so know my response is sincere. Review from Google
Jun 2019: Resident for 4 years, from June 2015 to June 2019 My experience living here was excellent. I signed four leases here because for the money it was the best deal on Bull Runner C. The apartment was a 2/2.5 with a very functional floor plan. In addition to the layout the kitchen cabinets, counters, appliances and the deep well sink made for a nice kitchen. The large windows and sliding glass doors let in lots of natural light. The HVAC, washer/dryer and all other mechanical systems always worked the way that they should. The new swimming pool, game room, computer access and gym are all great. The location is convenient to everything, its on Bull Runner route C, it has both 37th and 42nd Street access and I-75 is 10 minutes away. In four years I can count the noisy nights on one hand and never once felt that my personal safety or property was in danger. I met and got to know some nice people there Review from Google
Jun 2019: I’ve been here 3 years and the staff is really nice, but the apartment complex isn’t so nice. You get the nice upgraded appliances and floors but no one cares to get rid of the mold in some of the units. I have mold in my unit. Right now it’s 80 degrees with 51% of humidity in my unit. I’m so glad I didn’t renew my lease here. Review from Google
Apr 2019: Kind of scam, overcharging on everything once your lease is over and no explanation for those overcharges. don't ever lease an apartment here. Also the place is infested with beg bugs. And they will blame you plus chargers you for the treatment. Hope karma works on them for looting students like that. Review from Google
Apr 2019: My roommate and I are living here. We already love it and there isn't much complaint except for mosquitoes sometimes getting into the apartment lol. As long as you have enough money and credit, you'll love this place and you'll be able to furnish it the way you love it to be! Edit: starting from late 2017 to Feb 2019, this place became a burden to us. This place gave my cat fleas somehow? We started to get broken windows from Erma and we needed them fixed. No one came to fix those. We wanted to update our lease for 2018 and we've been paying extra 300 for kitchen upgrades....been paying since September 2017 and the lease was from feb 2018 to 2019 We didn't get them until August! This place is also always, and I mean ALWAYS bug infested. My cat couldn't have his filtered water fountain sit out for more than 5 days without bugs clogging his filter! And get this They wanted to charge us for carpet cleaning and the backsplash of their sink when they were already stained/broken Also they wanted to charge us for two plastic bags and a pen being left behind for $100 Same thing with the stained toilets and bath tubs! They may have "reviewed " their charges for us and lowered it, but they are up all of our deposit ($500) and charged 165+ dollars Review from Google
Mar 2019: This place was actually pretty decent when we first moved in here back in December of 2017. More recently it has turned into a headache with something as simple as parking. They want you to get a parking decal and if you don't your car gets towed and you'll have to pay a fee with the towing company of 200 plus dollars!! Sounds pretty straight forward until you get a new car and you can't get to the leasing office while they are open. Then they dont want anything to do with you to try and help instead they'll give you as many excuses as possible of what you should've done. Another headache whenever a guest wants to visit you'll need to get all their car information and let the leasing office know ahead of time so your guest doesn't have to get their car towed as well. Dec 2018: I wish I could give this property 0 stars...it is not a gated community yet they choose to implement visitor parking and there is not sufficient parking for our visitors. They charge 8 dollars for regular parking per car. There is also a waiting list to get regular parking. Neighbors who have multiple cars take up visitors cars. USF students use this as free parking. Campus cost about 300 per semester... so make sense to park where you can, right. Oh and here's a fun new rule...if your car is in visitors it still may get towed....my theory is they are getting commission off these tows and that's how they are funding all these new property upgrades such as a new gym. Nov 2018: LISTEN!! PLEASE DO NOT MOVE IN THERE! Now I’m going to try to make this short as possible. First impression of the apartment is very nice I have to admit. HOWEVER its roach infested! I’ve lived there for two years & ever since the day I moved in, there was roaches. now the staff! Whewwwww! I totally understand that there only doing “their job” however they’re very unprofessional. Now WHEN I SAY THEY ARE MONEY HUNGRY! Oh boy oh boy... the last month is supposed to be the easiest however it’s going to be the most difficult month. So again I repeat DO NOT DO IT.. Nov 2018: This place is a friggin dump. The years of dirt in the units can not be removed from the base boards, there is so much duct tape holding together the furnace (which is probably why it REEKS when you turn it on, and the cabinets are something out of a public restroom. My boyfriend moved out of here in January 2018 and six months later still doesn't have his deposit back. They give you the run around saying 'call this number for corporate office' and 'there is no one on staff who was working here when you moved out so we can't verify and give you your deposit'. DOES LANDLORD / TENANT LAW NOT APPLY IN THIS HELL hole??????? Save yourself the trouble and go elsewhere. Along with this the Manager sits with her co workers every day after 4 rather working and takes money under the table for (____) work. you can fill the gap. don't go here if you want Review from Google
Nov 2018: This place is truly a HELL hole ! The company is very money hungry, and the staff are extremely unprofessional. they find any reason to charge you extra fees and tell you lies when you first sign the lease. I lived there for two years and from the very first day it was bug infested ! They tell you that you need to let them know whenever you see a bug so they can exterminate and correct the issue but it does not work. Not long after we settled into our apt we discovered bugs and had to remove everything all over again for them to do a "deep extermination". nevertheless, the bugs still were present even with the monthly routine extermination. Overall this place appears to be nice, and they do have some great amenities, but it definitely is not worth the ridiculous amount of money they charge, nor is it worth the headache ! Sep 2018: Moved in couple of months back and I wasn't able to enjoy my new apartment. Took me at least two hours of seeing bugs crawling everywhere that I came to the conclusion I got scam! Infested with roaches and a unfinished apartment. My bathroom and bedroom have no doors. My stove doesn't work and out of date. The fridge completely stained with mold. So I'm assuming this hasn't been replace. Unfortunate for me they decided to make this day a "personal day" Office is closed and now I'm stuck sleeping in my car until Monday. I just want my full refund without any penalty. This is unacceptable and unsuitable for anyone to live in. The living conditions are undeniably disgusting. Only people who can live here will be hobos from road side or over fat people survives only on trash food. STAY AWAY FROM THIS PLAY IF YOU WANT TO SURVIVE. get out WHEN YO Review from Google
Sep 2018: Once Adam Berkley came about it made this ok apartment HELL ! I was being charged fees and received no notification I was charged those fees then I would receive late fees on top of that ! Then I would receive a notice on my door 5 days later with no explanation. The fees they charge are OUT OF CONTROL ! My neighbors were the worst ! I wanted to live near USF where there would be more college students but I lived below a whole family of 5 in a one bedroom. Parking is horrible ! Even now with the 4 visitors spots ! If you're planning to move here you might as well save some money and live in the hood I am almost positive it will be better ! Review from Google
Jul 2018: I'm not sure why there are so many negative reviews. I find the staff to be super helpful and knowledgable, the maintenance team always responds to service requests within 2 days (and they are very nice), it is dog friendly (which is a HUGE plus), and the townhouse is pretty spacious. For the price, you get much more space and amenities than other apartments in the area. I have never had an issue with finding parking. It feels safe (even at night) and clean. The only thing I would add is more dog poo bag stations throughout the complex. There aren't that many and a lot of people don't pick up their dog poo because of that. Review from Google

Jun 2018: I’ve never in my life experienced a more under qualified and incompetent staff in my life. They have no idea what they are doing or the actual LAWS for things you can and cannot do. They tried to charge for a carpet clean before move out!!! And $100 at that! I’m a property manager and you CAN NOT charge for move out fees before someone even moves out! And there is no carpet clean for a one bedroom that costs $100 so they are just being petty and it’s disgusting because those carpets were dirty at move in but that’s fine. Adam the regional for this community is snarky and so rude and also doesn’t even know the rules!! How are you a manager???? Don’t even waste your time or money with this place!!!! Review from Google
Jun 2018: I would not recommend this property to anybody. If you asked me last month I probably would have said its good for your money, but its not worth it. Very displeased with the staff. Really will ruin your entire experience. I have friends who are in property management and they can agree that the staff here are ridiculous, MOVE OUT NOW. don't even think about staying here. I experienced Adam who was very unaccommodating, he's above the property manager. So good luck trying to resolve anything here. My last month at these apartments have been nothing but hell. I moved in with cracked outlets, a cracked microwave, and I even had the face of my stove fall off in the middle of the night. Feb 2018: We moved here about 8 months ago. If you care at all about you and your families safety, I don't suggest living here. Your neighbors will constantly fight in parking lots and damage your property. The management knows about serious security issues and turn the other way claiming they know nothing about it. They will blame you for this happening and don't take any ownership or pride. Many of the former and current employees I spoke with as well have said this has been an ongoing issue since before we moved in. This is not a safe and habitable living environment. Trust me, there are way better properties and management companies out there. There is constantly trash everywhere and never gets picked up. Jan 2018: We moved here about 8 months ago. There is constantly trash everywhere and never gets picked up. The dog stations are hardly refilled and the trash bags are rarely emptied which unfortunately leaves dog poop everywhere. We have several issues with our A/C, heat, and other various maintenance items within our home. The neighborhood seems a little sketch which leaves the complex a little less to be desired. I would recommend doing some research prior to moving here. However, the staff really helped me when I was in an emergency situation, so thank you for going above and beyond to help me. They told me i can move in one date then pushed it back with no explanation which was very inconvenient and they did not even offer any help with the hotel I paid for because of their mistakes. Oct 2017: If you are planning for new lease, don't ever consider it. Before you leave, they will show unnecessary bills and will not get your deposit back, instead you have to pay back. They will intimate for pest control and will ask everyone to vacate, and will inject bugs, after a month they will come for inspection and will charge for bug treatment. After bug treatment, still you will find bugs and at the end will charge again for bug treatment. I wont suggest to anyone if planning to sign a new lease. Review from Google
Jun 2017: This place is incredibly old, unkept, and falling to pieces. What they need to do is tear the whole place down and just start over. Instead, they just throw in some hideous laminate wood flooring thinking it'll do the trick. Unfortunately, those new shiny floors only replace the awful carpet, not the old plumbing or the useless stoves that only have two functioning burners with electrical wiring so poor that they sometimes catch fire. Your roof will leak when it rains, five of your light bulbs will all go out at once, the AC will shut off countless times, and the walls are so thin I can hear all of my neighbor's intimate conversations and their dogs barking their heads off all day. The bathrooms are incredibly outdated and they'll shut your water off at least once a month for the entire day. Not to mention how unsafe this neighborhood is, the Review from Google
