Feb 2019: Really poor service overall, management always messes up payments saying that they never got it, ac always broken, and loud noises never kept in check or parties stopped. Only live here if you want to have a terrible time sleeping or managing to do anything, while also being in the blazing heat.
Feb 2019: READ THIS BEFORE CHOOSING YOUR HOUSING OPTIONS!!! Apartments are over-priced and shoddy. Shower curtains break and fall, so do the towel racks. The sinks get backed up and flood, and the toilets hold a maximum of one deuce before they clog. The front office is completely unhelpful, and treat its tenants like criminals. I got assessed a 500$ fee on top of my rent which was not intended for me, forcing me to correct the issue and making my rent late. Once the 500$ fee was corrected I got charged an additional 100$ late fee for rent that was late because I had to fix a mistake THEY made. 767 for rent for a run-down apartment. I could be paying 767 a month for a far more luxuries apartment. Do not live here, do not pay rent here. Even if this is your last option for housing choose somewhere else. Living on the streets would treat me better than the staff does.
Jan 2019: I currently live here and I like living here... as long as I don’t have to deal with the front office. If you want a place with consistent office hours, this ain’t the place. Office randomly closes at any hour of the day with zero explanation of why or when they’ll return (though usually it’s the next day) and chances of them answering the phone is about equal to your chances of winning the lottery. So if you like to online shop- consider a P.O. Box at the post office. Review from Google

Dec 2018: I have enjoyed living at 4050 lofts. The apartments for the most part were clean when I moved in, and the atmosphere is relaxed. I appreciate that the administration makes an effort to hold events for our community to take part in. I found some small issues in my room when I moved in, including a burn mark on my desk and a broken shower drain. Review from Google

Dec 2018: I moved in this past fall of 2018 and absolutely love living here! I love that there is lots of parking and my apartment is very close to the elevator! Me and all my roommates decided to resign for next year. If anything breaks you can expect maintenance to handle it with 24-48 which is great compared to the last place I lived. I would say it’s a great environment for any college student! Review from Google

Nov 2018: I’ve been living at 4050 for my first semester here at USF. The facilities are in very good shape and the people who work in the office are super nice and super helpful. The pool area is always well-maintained and the parking lot is helpful for visitors because the visitor lot is located right in the front. As a college student, it is a benefit to live here because there are mostly other college students living here as well. Overall, 4050 lofts is a great option for one looking for student living. Nov 2018: I definitely recommend living at 4050 lofts. I have lived here for 2 years now and have loved the experience. The rooms are quality and the location is perfect. Oct 2018: Make sure to ask someone where you can park! If you don't, you'll end up like me - a broke college kid having to pay $150 to get his $900 car back because this place is too cheap to put any signs or clearly indicate tow away zones. The manager was sweet enough to offer me a map so that it doesn't happen again though :) They're also too cheap to clean any of the hallways and elevators. I'll go back to eating my Ramen Noodles now since that is all I can afford, thanks 4050 Lofts. -In response- I have been visiting these apartments regularly for 3-4 months now, and I have never noticed any spots labelled anything other than "Reserved" and "Compact". UNACCEPTABLE that I can visit so many times and NOT ONCE notice a visitor parking spot until it is too late. Aug 2018: DONT MOVE IN! DO NOT WASTE YOUR TIME/MONEY STUCK WITH THIS PLACE. DONT BE FOOLED FOR THE 4 STAR RATING. This place is not worth the rent. I’ve moved in at better places for similar rent (all in 42nd) and it was totally different. I started having problems even before moving in (staff is not capable of getting things done and miscommunication is huge). We were told we were going to get a room in the building A and were given one in B. But that’s ok, decided to let that go. What really is disrespectful is the conditions you find the apartment in. As soon as I open the apartment,even it was prepared for 4 new incoming residents, it was dirty and seemed like they spent 10min “cleaning it”. Jun 2018: Pros: Nice staff Fast and nice maintenance Nice layout Lots of bathroom storage space Nice closet Decent business room -bring your own paper Cons: Limited guest parking spots (plenty of room on the sides in compact parking) They tow like crazy. Jun 2018: How many apartment staff members can you think of that will take the initiative to stop what they are doing and offer to help you get your car started ...and succeed? Not many. 4050 also keeps their residents updated regularly with emails. Anytime I had a problem, 4050 fixes the issue within that day, on some occasions even within a few hours of submitting it. The office staff seem professional and welcoming as well. The only downside is the amount of money spent per month here. Apr 2018: I’ve lived here for the last two years and it’s been an awesome experience! Staff is always helpful and there’s always some cool event going on. It’s perfect for international students if you don’t have a car, it’s s short walk to campus and right next to it’s own bus stop. Had some great experiences here ! Review from Google
Apr 2018: I have been here for a year now and its been a decent experience. I'm not too fond of the specific room that I got but the location is great. It's the perfect distance from school plus we have our own bus stop. The only issues I have is that occasionally on the weekends the Frat house across 42nd street can get very loud if you live in building A. I have also had issues with roaches in the apartment that crawl through the vents and have called for pest control on multiple occasions. Other than that the staff is nice and I love the gym. Apr 2018: I have lived here at 4050 Lofts for three years while going to college and it has been great overall! It is reasonably priced compared to the other places in the area. All the staff is friendly and helpful. If I ever put in a service request, it was completed within a day! Also I love that the complex comes with the resort style pool, a tanning bed, and a 24 hr gym. I used all of those frequently and they are great. Highly recommend 4050 Lofts! Review from Google
Apr 2018: I have enjoyed living at 4050 Lofts. The staff is friendly and approachable. Maintenance requests are usually completed in a very timely manner. The view from the balcony is beautiful at sunset from the placement of my room. I live in the back building and cleanliness is average, but could easily be improved by implementing more trash cans. Apr 2018: 4050 is a quaint place to stay. (: As a student, it’s very close to school which is a bonus. Maintenance team is amazing and quick to requests & the front office staff is always happy to help. They’ve also made a good home for my kitty which I know most places would not have taken him. Apr 2018: I’ve lived here for 8 months and I’d recommend this place. 4050 has all the features that you can ask for student apartment in USF area. Staffs are friendly and nice, rent is not so very crazy(at least what I’m paying) and has overall okay features. Gym is small but has almost everything you need, and pools are nice but sometimes too loud until late. Clubhouse area has cool vibes but is only opened during the office hours so you won’t really get to use it a lot. Wall is somewhat thin but I think it’d be the same for all the student apartments or dorm. If I say one thing I didn’t like, rooms are pretty dark. I bought 4 additional lights in my room including study lamp but it’s still dim to study. If you don’t have a car, bull-runner stop is right in front of the main entrance. Mar 2018: I have lived here for about 7 months and I have an honest review for people looking into living here. Pros: Nice office staff Quick service with work orders Areas around apartment are usually clean The pool view is nice Cons: Office staff are nice until you have actual concerns to ask them about... concerns listed below First, I was offered $20 off every month of rent if i signed a lease by a certain date. I did as the agreement said, however for at least four months I had to continually fight with the leasing office about this incentive they gave me. Apparently no one had written about my incentive in the notes on my account... “Great customer service”. Finally after 4 months they got it right! BRAVO! Mar 2018: Do not live here if you like sleeping. Even if you have respectful roommates, you will hear 100% of what they are saying, whether they be in the common area or the room next to you. The management waived other people's transfer fees for no good reason, and not mine despite having roommates who had the cops called on them multiple times for noise. Now I am in a room next to a very loud person who stays up late despite me putting an early morning preference for roommates. Just don't live here, your life will be better anywhere else. Feb 2018: I am not normally one to write reviews but If I would have known what I know now about 4050 lofts, I would not have moved here in the first place. Please don’t be fooled by the 5 star reviewers, as the Apartment staff bribes residents with prizes for leaving these reviews. My experience here has been far from convenient and more of hassle. I had to fight to with the office and maintenance on multiple occasions. They refused to replace my washer and dryer after multiple complaints of them not functioning properly. I had moldy air vents for a month and a half, which I later found out was a prior issue that wasn’t dealt with before I moved in. When I received my orders to leave for the military, the Assistant and Property managers were unprofessional and very unhelpful. They tried to go against my rights and extend my lease in attempt to get Review from Google
