May 2018: Do not do business with east bank communities! They will tell you that you have the best deal then roll out better deals the next month. You can’t trust people that do business like that. On top of that, the units are disgusting, management is bad, and they will blame you for a lot of things. I highly recommend signing with another company. Avoid east bank communities at all cost! Update 05/6/2018. The only reason I signed is because I was told by leasing office that it would be the best rate and it would only go up, and I have proof of that! I’ve been calling on a regular basis to get prices of units to make sure and it really pisses me off that the units have lower rates with better specials even though you told me that it would not go down during the time I signed. Apr 2018: I have lived at Sydney Hall for almost 3 years and I really like it. The appliances are up to date and I love having laundry in my unit. My studio has an unbeatable view and the large window makes the space feel bigger. Maintenance is prompt and office staff is friendly. The best part is the underground heated garage-especially in the winter! I can walk to many stores and restaurants and there is always something interesting going on in Dinkytown. Review from Google
Apr 2018: This apartment has been a great place to reside the past two years! The location is great for catching the metro or campus shuttle and I always feel safe. While it is loud living on 4th street at times, it certainly does not keep me up! definitely recommend living here. Review from Google
Apr 2018: I love living at the 412 Lofts because it's a short 5 minutes walk to campus. This apartment complex is also located in the heart of Dinkytown, which offers many great places to eat. The staff is always friendly and willing to help out. I am glad I made the choice to live at the 412 Lofts! Review from Google
Mar 2018: Rent is reasonable, rooms are fairly spacious and maintenance is usually quick. Exercise room is great. The hallways tend to smell a little and sometimes don't get cleaned that quick, and if you want HD TV you have to pay extra. Review from Google

Oct 2017: If I could give 412 Lofts zero stars, I would. When we moved in, our apartment had bugs from the crusty food under the stove and refrigerator from the previous resident. Our front-load washing machine had mold in the rubber, which smelled all year, even though we cleaned it with bleach over a dozen times. The hallways were loud and always smelled like marijuana. The rent price is ridiculously high, especially for the quality of life you have in the building. It is not worth the money. Then, after moving out, we received over $700 worth of "repairs" needed on the unit, even though we took amazing care of it and left it in better condition than we found it. Rip off! Aug 2017: See reviews for East Bank Communities, the parent company. Update - On the 1st of August, they prorated my parking, and then decided to change their mind on the 2nd of August, and left me an eviction notice for the balance due. Avoid any properties managed by East Bank Communities. They're nice buildings in good locations, however the property management is absolutely appalling. At my current building, exterior doors are constantly broken, with the door handle unattached, or locking mechanism not working. Garage door has shut on top of my vehicle, and the elevators routinely malfunction (state inspection certificates are expired). The list goes on and on. Recently, they didn't give reasonable notice before entering my apartment unit. Also, my roommate transferred her lease, and East Bank Communities refuses to furnish the unit properly, despi Review from Google
