May 2019: Stopped by to tour the complex and the receptionist sat behind the desk and didn’t come to the door and it was locked. They were not closed but she said she didn’t know pricing so she didn’t want to open the door. Who does that? At least get off your lazy butt and walk to the door and explain that you don’t have any information about the property. Welp, the just lost a potential resident. Review from Google
May 2019: Walls are thin, you hear EvErytHIng🙄🙃 Maintenance is slow, never fixed my carpet.. Overall property was moderately clean. Gym is nice, newly renovated. Pricing wayy too high. Apr 2019: 3 stars is being generous. You’re going to tour the place and love the unit/location/amenities, but good luck getting in contact to sign your lease or anything else with the leasing office. We’ve lived here for a year now and thankfully we don’t deal with the office much. That being said we came here to tour the place March 2018 and loved it, so that same day we called to have them send us the lease, no answer so we went back and no one was there so we proceeded to call and email with no response for about a week. We had to go back to the Midwest for the next 3 months since we weren’t from Florida. This lack of communication was absolutely horrible. Eventually we were sent the lease agreement 2 WEEKS later, at this point they want a security deposit in a certified check within 48 hours, since we lived 1200 miles away we had to overnight it. Finally our lease and deposit were taken care of so about a week before our move in I called and finally after about 5 attempts I get a hold of someone to make sure everything is good to go and if they need anything from us before we travel down Review from Google
Feb 2019: Really shady management company. Left water damage in my ceiling unrepaired for 6+months. Got a lease renewal form and wanted to see if I could get the damage repaired before signing. They never actually talked to me but did eventually fix the ceiling and when I tried to go renew they had added another $300 to the rent on the new lease.
Feb 2019: So many issues with this place after the new owners. Management never wants to talk to you or make time for you and extremely rude. My packages were stolen %80 of the time. Maintenance tickets had to be placed several times for the same issue and you either had to deal with it or wait a really long time. Maintenance staff would enter with no notice, even though I specifically said to call first. They just helped themselves in after a short 3 second knock, whether you were clothed or not. I had two garages that were left open several times, went up to the office to complain, but again it fell on deaf ears. You can also hear your neighbors TV or music through the walls at mid volume, the sound insulation is not up to par. This is the worst community I lived in after the new owners. Jan 2019: The new owners (Pegasus) made this place worse. No issues with previous owners. Dont let the fresh coat of paint fool you. We got sent to collection when we never even received a bill. good luck having anyone answer the phone or responding to emails. Office staff have no manners and manager takes no responsibility. Jan 2019: They very rarely return calls and the office staff appears to have very little knowledge on how to resolve problems. I have lived there for about 16 months and have made about 15 calls on 2 different issues and they have never returned my calls. Most are in regards to rent charges. We are very rarely there when they are open so this makes it even harder. When I speak with someone they tell me one thing then later I will call and hear something else. They promise to get back to me and when they don't I reach out again and they act as though they never intended to call me back. Review from Google

Aug 2018: I was concerned about moving in here due to a lot of the reviews online, but my experience has been nothing but pleasant. Keep in mind that no apartment complex will be perfect- you are relying on having good neighbors and that is universal. The individuals in the office know me by name. They are always happy to answer my questions. They worked with me when they knew I was moving from several states away and helped me to make sure that all of my paperwork was in and the apartment was move in ready. The apartment itself is spacious and beautiful. The maintenance has come several times within a a few days when I had a few minor issues. I think the current staff are working hard to make Evergreen a livable place. Oh, and the pool is lovely! Review from Google
Jul 2018: Other posts are 100% correct. 1. The front office does not answer the phone or return phone calls. 2. They do not respond to emails or even post it anywhere on their site. 3. Loud construction until 2am (literally had to call the cops several times) 4. Assistant manger never takes it upon herself to help you. 5. Neighbors above me have at least 8 kids and 3 teens running around all day and night in their one bedroom. I was told to deal with it. These ladies don't care one bit and have yet to reach out to me to provide any assistance. Jul 2018: Really gave this place a chance. On a Friday after getting out of work early, I stopped by for a tour and was told to come tour on Sunday morning by Michaela. I later found out the office was closed. ? I was completely taken back. The following Monday I called 20 times and finally spoke with a manager on the phone who told me I was never told that since they are always closed on Sunday. Unbelievable how they treat people since their job is to help. I asked if they had a 4 bedroom available and they told me "No, we don't, and we cannot predict the future". Apartments have terribly repainted white cabinets with crooked doors and chipping pieces. A/C's are very outdated (constantly breaking). Christin told me there would be hardwood floors in my apartment. I later found out they are a very thin linoleum and I can hear the entire building. Review from Google
Jul 2018: I have been actively searching for a place to live in NW Gainesville for some time now. I stopped by Evergreen on Saturday and I really enjoyed the experience! I walked into the leasing office and I was immediately greeted by Christin. She was extremely helpful from the get go in that she was able to answer all of my questions with little to no hesitation. She gave me a tour of the property which is well kept and big. The Clubhouse area looks amazing which she mentioned had been recently renovated. I never felt rushed during my visit to Evergreen and she was professional and courteous even when she was stopped during our tour by a resident to answer to a quick question. I am actually surprised at the negative comments because that is not what I encountered here at all and honestly they seem like personal attacks. I would recommend Evergreen Up Review from Google
Jun 2018: Like the other posts said the management here are bunch irresponsible liars! Promised move-in day is 06/29, our school starts at 07/02, on 06/27 they emailed said we can't move in until 07/05 and by then we are already in the hotel with all the stuff. It left us no choice but extended our stay in the hotel. On 06/30 another email from Evergreen, guess what, the move-in date got pushed back again to 07/07, one week after the original move-in date they promised us. Now we have all the stuff piled up in the hotel room and school starts in two days, we don't even have enough time to look for new place. Contacted the people there, no sympathy whatsoever, simply said "we can give your deposit back, you are more than welcome to find other place to live." After all, this is the kind response we got. May 2018: The office staff NEVER returns calls. The chubby/heavier-set manager is extremely SNARKY, PASSIVE AGGRESSIVE and tells you whatever she wants to get you out of her face. I have never experienced such rude service in my life. I am a professional in Gainesville and was completely turned off by these girls attitudes. They will do nothing to accommodate or help you. Apr 2018: Great customer service and a wealth of knowledge about the apartment complex was superb! Michella is an asset and she values the customers. I certainly appreciate her taking the time to work with me and to answer my questions. Her responses were credible and I could not have been any luckier to have her as my guide. She is a wealth of knowledge and she even provided me with a great Cox representative for cable connections. She said once I move in and I begin to experience any problems with the apartment equipment, AC or heat to please contact her personally. It is good to know that she is just one phone call away. Apr 2018: This apartment complex promised to have amazing amenities. The whole time I have lived here they have been fixing the pool and gym and club house and we have not had access. Mar 2018: Move here for the scenery! The lush grounds are well kept (3rd party lawn care) and there are 2 friendly white ducks in the pond (feel free to eat them). If moving here, inquire if they allow tent camping rather than renting an actual apartment (beware dog poop!). As other have noted, the units are plain/ not "luxurious" and AC units break down on a weekly basis because nothing is ever fixed "right". If you move in in winter when AC's don't break, you wont want to camp on the lawn but the apartment interiors aren't awful- just plane. The first time you have to interact with the office, however, you will be ready to move. In my case, the lease indicates you must notify the landlord 60 days prior to moving out otherwise surrender your firstborn. Feb 2018: My fiance and I went there for a tour yesterday and were very pleased with the attention and amount of information we received! We met with Mikaela, and she was so patient with all of our many questions. She answered honestly and went above and beyond to show us how nice this community is. She was just full of information and we are happy to have her help us look for our next place to live! Review from Google
Feb 2018: The two leasing consultants are both liars. Recently we want to renew our lease. They told us that we have a baby so we can no longer stay in our one-bedroom apt and we have to switch to a two-bedroom apt. We said that our child is just a baby. This is what the leasing consultant named Christine replied: "Is he alive? Is his heart beating" We were astonished why she was so rude and so mean to a baby. I really want to say that even our baby is more educated than her! Then we told Christine that we have travel plan when our lease ends and asked if we can stay in our current unit several days longer and she said no because of the "over-occupancy rule" (the one-bedroom unit is 900 sqft, large enough for two adults and a baby)! Feb 2018: From the first month we moved in more than a year ago, we have had to call about the AC not cooling at least once a month. Maintenance responds quickly and uses various “band-aid” fixes that get it cooling again. At first, we were happy with these fixes, but as time goes on, it has become clear that both maintenance and management are unwilling to spend the necessary money to find and fix the underlying issue. This winter our heater started going out on a biweekly basis as well. About 6 months ago, one of the maintenance people that came to look at our AC said we needed a new coil and left paperwork indicating the coil had been ordered. The next month when the AC went out, another maintenance person took the paper when we showed it to him and said he’d look into it, but that the part never got ordered. Jan 2018: Uptown Village has been very helpful and understanding with helping me place some lovely friends into an apartment. We felt very confident the time we walked in. The leasing manager did a very good job with giving us options... This place looks awesome! love the amenaties they have to offer too! It will give my friends much more to do. So far so good! Thanks for your help! Will definitely recommend this place to anyone! UPDATE 2018!!!!! Here it has been a year. The mangers has changed and let me tell you, for the worse! I wouldn't dear recommend anyone to stay out there under that new management team! The head in that office has her nose so far up until you she doenst see what really matters. Its not her but the people! The worse! Very fake!! Sorry but I don't like when people are not treated with no dignity just because! Review from Google
