Aug 2019: Could have been a decent apartment to live if the management had an idea how to run a businesses. The apartment layouts are not bad but nowhere near worth what you're paying. The management, or lack thereof, is crippling to any residents living there. The maintenance is decently quick at responding, but unless it's a task as simple as changing a light-bulb you have to call them numerous times before they actually fix something. If the actually fix it that is. Review from Google
Aug 2019: Apartments are decent, but over priced. Blue prints show that apartments have balconies, but only half of them do. Bathrooms are large, most with walk in closets. Leasing office is run by students so nothing gets done. Any questions they can’t answer are directed to the property manager/ owner who is seldom available. Damage from previous years may not be replaced and will become your responsibility unless you report it. When I moved in, my apartment was filthy, so much so that the bottoms of my feet turned black from walking around, even though I had paid a hefty down payment, allegedly covering cleaning costs. My apartment had no light fixtures in any of the rooms bedrooms/ living room area. Maintenance requests frequently go unsolved. I was once once my unit for an entire day, that same day, my maintenance request was “fulfilled” even though no one entered my unit. You WILL NOT get your security deposit back Review from Google
Jul 2019: Hannah was great in helping me choose a place to live this upcoming year. She did her best in accommodating all my needs and making me feel comfortable. Review from Google
Jul 2019: Rooms are very spacious. The living space is big too and all the of the given furniture is in good quality. If you go to the office with a complaint they usually fix it. Fees are reasonable for location Review from Google
Jun 2019: For what you pay, this is a perfectly fine apartment. I lived here for one year. Decent quality room, huge bathroom and closet, working appliances, always space for parking, good security, and maintenance that responds within 24 hours. Cons: the washer and dryer are small and of mediocre quality. The furniture it comes with is pretty cheap. Pretty much nothing worked in the clubhouse (printers, pool table, etc). Staff do the bare minimum. Basically, all the necessities are there and work well. The extra stuff leaves a lot to be desired. They advertise as more upscale but are really just basic apartments. Review from Google
May 2019: I lived here for two years. For one and a half of those two years, I had gone through all the quarterly inspections and everything was fine (even with two SMALL CAGED pets). This year, my last semester there at the apartments, I was asked for documentation so that I may keep my emotional support animals. I gladly provided them, and they still threatened to call animal control and to terminate my lease if I didn’t remove them. I also got this email, while in my home, Miami, with my pets here. I wouldn’t recommend living here. Since management keeps changing, there isn’t a sense of community at all. Besides all that, if you get a corner apartment, your kitchen is minuscule, and you don't receive a table or chairs....to be able to eat your meals; you have to buy that yourself, because they even refuse to provide you with them when you ask. The walls are paper thin, so you WILL hear your neighbors at all hours of the night and day Review from Google

Apr 2019: Apartment complex was great. Very spacious and the staff was always courteous and timely. They made college living feel like home for me. Nothing but positive experiences from the time I signed my lease. Great community!! Review from Google
Feb 2019: absolutely terrible management! put me in collections for no reason and then tows my car when i cant get a pass from the office because they dont open till 10 due to the fact they only hire lazy college students that cant take care of packages and get them to residents on time the amenities are sub par and they decided to drain and resurface the pool during the summer months of the fall semester ( a process that takes weeks) . The billiards table hey brag about is terrible and the equipment is actually worse that using a fork to eat soup the general manager is generally incompetent the rooms are small, nasty vents, dirty carpet, no lighting the washing machines are tiny and break... Jan 2019: Crooks and thieves. Everything they do is a ploy to get money. The apartments are so poorly outfitted. Most rooms don't even have lights in them. Review from Google
Nov 2018: the office staff this year and the building manger especially are lovely people and will do whatever they can to help. true renters insurance is a thing you need but almost every place requires it.
Oct 2018: I had been recommended this apartment complex by a lot of people and had ended up signing a lease in early December 2016 for a 4/4. I have severe health conditions, and with that required a few accommodations (i.e. no pets). I was told that I was one of the first to sign, and that I was going to be guaranteed these accommodations. Fast forward to a week prior to move in: one of the girls I was going to be living with texted me to inform me that she was just approved to bring her cat a couple days prior, and she wanted to let us know. This was obviously a huge issue since being in the same room with a cat makes it near impossible for me to breathe, which I had provided them documentation of, as requested. After bringing this up to them, they let me know that they only had one more space in a 4/4 and the unit had a dog. Rather than letting me Review from Google
Sep 2018: So I lived here for about 2 years and I have to say, the change in management has really impacted how I look at this place. To start off, the rooms and living space is spacious with paper thin walls, and for how prices keep rising it's value drops in my opinion. The maintenance crew was friendly and requests were always responded to (several times for roaches in the bathroom, specially living room, etc) and under the kitchen sinks in the two different apartments I lived in, always smelled like a dead rat no matter what you did. But in the end, their maintenance crew was their strong suit in MY experience. Management wise, employees were always on a whole different page than what was really going on because one thing would be said, and the reality is something else. All I got out of that was that without knowing the facts, employees would an Review from Google
Sep 2018: I apologize in advance for how long this review is. My experience at UH13 was terrible from start to beyond finish. I actually had been telling myself that if move out went well, I would do them the courtesy of not sharing my experience, but here we are. Aug 2018: I loved living here! The staff is always helpful and friendly. The apartments are updated, modern, and spacious. They are a little pricey, but you do get a great package for the price. I definitely recommend living here! Review from Google
Aug 2018: I have unfortunately lived here longer than anyone should have and the service is horrible. good luck trying to get any issue resolved as they will tell you they will fix it and it'll never happen. They charged us $15 in May to fix damages in our apartment. We are getting to September and they never fixed it. They will try to steal your money and see if they can get away from it. If you email them about anything you have an issue with they wont answer. There are much nicer apartments closer to campus that you will pay the same price for and you will definitely get better service from the staff, nicer rooms and amenities. The wifi in the building goes out once a week and there is no cell service so if you need to get in contact with anyone in that time, good luck. For the past year they have said that they will put cell service boosters in the Review from Google
Apr 2018: don't live here. The front desk will hide all extra fees from you until after you've signed the contract and this will effectively add on an extra $20 for renters insurance & an $8 utility fee on top of utilities not being included. After finding out about this, I requested out of the contract and they demanded an extra $200 even though I personally found people willing to take over the lease. This place is all about money without any concern for customer service. Borderline fraudulent practices, I'm glad I never had to live here just reading other reviews from people who have also found management to lack transparency and genuine concern for other people asides from getting a profit. Mar 2018: This has been my best living experience! I can't wait to continue living here next year. The staff is so helpful and the location is amazing. Review from Google
Mar 2018: This apartment complex is amazing! The staff in the office are always willing to go above and beyond for us living here, they even helped me change my flat tire! The apartments are beautiful inside, and have great furniture that come with them! Maintenance is always quick to help out and they really do put in a lot of effort when trying to match you with roommates! I resigned! Review from Google
