Sep 2019: Fraudulent Activity..... Royal Village Apartments hire people to cut down trees and do maintenance up keep around the property, which is good for them. But one of the companies that they hired cut down a tree limb and it fell on top of my car, the management team was aware of the issue, because when it happened they towed my car to a different location in the parking lot. Instead of emailing me and telling me what happen they covered it up, I was home and saw them moving my car but wasn’t aware of the damage till a couple days later since it was on passenger side. If you don’t own a car this is a great place, if you do please save yourself from car damage by going somewhere with better parking. I was never given money for repairs. Mar 2019: Although the rent is affordable the extra charges are absolutely ridiculous and not worth living here. I was stuck outside of my apartment in the pouring rain and asked if they could unlock the door for they said it would be 10$ just for walking up the stairs with a key. Even more absurd is the fact they charged me 50$ for leaving two trash bags outside of my door. They had to have been there for less than an hour because we take them down whenever someone is on their way out. My roommate got into a car crash and her car was being fixed so she had a rental and they wanted to charge her 50$ just for another sticker decal for her car for two days while she got it fixed . Aug 2018: Due to circumstances, my daughter had to get out of her lease so she found someone to take over her lease before the semester even started. They are charging her a $250 fee for nothing. I understand a small fee for the paperwork, but $250 for her bringing the girl in the door and doing everything (including paying for her $100 parking pass) is just exorbitant. This is why I hate renting in college towns, they take advantage wherever they can. I called both the front office and the so called "customer service" line where I waited half an hour on hold to be told that the extortion fee is for everyone. I know someone will respond with some canned message, but try reducing your extortion fee and maybe people won't have to complain about you. Review from Google

Jan 2018: I have had the best experience living at Royal Village Gainesville, and already renewed my lease to live here again next year! The staff in the leasing office is always friendly and the maintenance staff is always helpful with anything we need. Parking is always available and inexpensive, and having visitor parking is very convenient as well. The property is located within walking distance from Sorority Row and the apartments themselves are super nice. I would recommend living here to anyone who is looking for a quality living experience at a low price. Review from Google
Jan 2018: Maintenance and staff are always readily available and able to help, and any issues I had were resolved (or at least responded to) relatively quickly. Renovated apartments are very clean and nice, although I have had a few bug issues (but that's to be expected anywhere in Florida if you live on the first floor of an apartment complex). Apartments are within walking distance to campus, and there is a direct bus route just steps away. However, I did have issues with maintenance and the fact that they will knock on the door at all hours of they day. Not only that, but they only knock once or twice and give you only about ten seconds to get to the door before they just unlock it and walk right in. Jan 2018: I’ve lived at Royal for the past year and resigned again for fall 2018. The maintenance staff is always so nice and are very quick to help you out. The staff in general is very kind and will help you if ever you need help with anything. I enjoy living at royal. Parking can be a hassle but Royal has parking at a one time fee which is super convenient! Roommate matching was also put in place and I love my roommates. Jan 2018: So far, Royal Village has been an awesome place to live. Maintenance comes to fix things within 1-2 days and it’s super convenient! The people in the front office are always very kind and friendly and help you with whatever you need, whether its putting in a work order, having questions about royal village, or even just to talk. The updated kitchen and floors are awesome and everything looks super newly renovated and clean. It’s also extremely close to campus which was the main reason why i looked into it in the first place- if you take a bus it usually only takes 5-8 minutes to get to campus depending on traffic and the amount of people being picked up, also it takes 15 minutes just to walk to campus. The rest were extremely beneficial bonuses to living here! Review from Google
Jan 2018: The parking lot often has parking spaces, and the parking fee is low in comparison to other places. The appliances and furnishings are user-friendly and maintenance is efficient and quick. The rooms and living spaces are spacious and comfortable and I intend to live here for the rest of my college career! Jan 2018: I am extremely pleased with Royal Village. The apartment complex is very affordable compared to other apartments around Gainesville. It is located extremely close to campus and there are two bus stops right in front of the apartment building, which pass by regularly. Management is also very efficient; they will usually take max 1-2 days to solve any issues that may arise. It also includes many amenities like free printing, parking, bike racks and a pool. Mar 2017: Do our self a favor and do not live here. Worst place i have ever lived. The staff in the office is not helpful but instead judgmental and rude. The maintenance staff complains about the residents all the time and in return some times the residents end up with pointless fines. Let me explain. I have a service dog for my disability. This dog has changed my life in ways I cannot describe and has made my living so much easier, until I moved to royal. When I informed them of my registered service animal, the office assistant manger, made it almost impossible for me to have him with me. She made me jump through hoops to get all these papers signed off by doctors and she wanted in detail why I needed the dog... Jan 2017: Selecting to sign a lease here at royal village was an easy decision, between the good rates and the friendly staff. The signing process was very quick and easy. The staff/maintenance here is great always there right when you need them without talking along time. The location is also very nice (right behind sorority) because it is close to campus, but also far enough to where you won't get distracted when it's time to buckle down. If you're looking for a place with good location, cheap, good staff and maintence, and nice space then I recommend it. Also I haven't encountered any bugs... Review from 01/12/2017 on Facebook
Jan 2017: This apartment complex gets the job done as far as location goes. It's about a 7 minute walk from campus and is reasonably priced so that's why I like it. The carpeting is old and sometimes stained and the appliances are old but they are renovating units so that shouldn't be a problem. The only real issue I have with this complex is that there is one building on the way to Royal Village that is filled with low-lives who sit outside all day and I am always frightened to pass by there at night. It's the only building in the area that is not home to sorority girls and students. Since there is no gate to royal village it is always a concern of mine that they can get in. Sep 2016: Royal Village is a pretty decent apartment complex, The staff has been very helpful as well as interactive with the community often setting up dates within the month for special events like "Pizza day". The maintenance staff is amazing with prompt service every time, usually getting the issue dealt with in just a couple hours. The complex is located near sorority row and the 127 bus that takes you straight to campus. A convenient grocery store is right down the street and it is perfectly placed between downtown and midtown so uber is usually cheap. The price per each unit moved up since last year from 470 to 560 which is a bummer because the standard of living hasn't changed. Review from 9/16/2016 on Apartment Ratings
