Sep 2019: I've lived at 3 apartment complexes around Gainesville and Oxford Manor was definitely my favorite. Things weren't always perfect but overall it was a great experience.
- Overall quiet community. The residents are mostly college students so there is the occasional party, but people were pretty civil.
- I didn't have to call maintenance often but whenever I did they were prompt and very helpful. The maintenance team at Oxford is incredible and always helped in whatever way they could.
- Fun place to live. The staff are always planning funevents like free breakfast or pool parties that bring the community together.
- Lots of amenities. Pool in the clubhouse, full gym, 2 pools, basketball, tennis, etc. No reason to ever be bored here.
- Free internet and cable. A major plus that definitely kept us around longer. We used to have a lot of problems with it but they recently upgraded the services and it was always outstanding afterwards Review from Google
Aug 2019: Friendly staff. Nasty apartments, I have NEVER seen so much roaches and bugs in my life. No matter how many times you spray and clean up they always come back. They have this old vintage smell once you walk into them . Then my bathroom tub had a yellow stains that wouldn't come up . My closet had a moldy smell. Review from Google
Aug 2019: I’m going to move at Oxford maner, but I’m very disappointed with the service because I didn’t have the most great treat and their doesn’t gave any solution to me.
I was trying to move with some friends at their apartment (make a switch) and they say YES to that, but when I sign the lease everything change, you charge me a lot of money and don’t make the switch, now I’m gonna live with who knows who, and just for put the cherry on the cake I can’t move until August 14, but to other people’s are going to move at August 7! Jul 2019: I have just finished my first year living at Oxford Manor and decided to renew for a second year in an upgraded unit. Overall I'd say my experience was more positive than negative. Rent is pretty on par for the area, though utilities in the summer can run a bit high. For the price and location, Oxford is definitely reasonable and the apartments are quite large. The bedrooms with private baths and common area (though lacking natural light in my particular unit) especially were pluses to this complex. However, they are rather outdated (cause of my main desire to move into an upgraded unit) and had the occasional problem that maintenance would have to come fix. Maintenance did a good job when they got there, but it takes prompting the office several times to get them to come sometimes. May 2019: I wouldn't say living here was my worst experience ever, but it wasn't exactly fun either. Let me start by saying the utilities are not included in monthly rent, so you pay your rent plus utilities separately, which is fine. What isn't fine is how expensive utilities are, especially in comparison to other apartments in Gainesville. My roommate and I never used AC and rarely turned on lights, and our utility statement was always way higher than our friends who used AC and heat at their aparments in different complexes. In fact, we both went home for the month of December; therefore, we didn't step foot in the apartment and didn't use ANYTHING in the apartment, but our utility statement was the same as every other month. Another thing is everything constantly broke and never really got fixed. My roommates lightbulb went out, and they took forever to come fix it. Dec 2018: I have been living here for almost 5 months now, and I love my apartment. The staff, however, is the worst I have ever had to deal with. The parking situation is unbearable. I have tried to talk to the staff about residents filling up all the parking near my building, but every time I bring it up, the staff shrugs their shoulders and says there's nothing they can do. The residents also continuously break the front gates, so it's almost never a "gated community". If you want a peaceful place to live, do not live here. Review from Google
Oct 2018: So disappointed with this apartment. Won’t live in this place ever! It’s old and murky in the room, but most of all it’s the efficiency of the staff. There was a leakage after we used the washing mashing for the first time. We reported a knob broken and after three weeks no one showed up. We called them and talked to them in the face and it still did not work. Don’t know what they are busting all day but it is not the apartment I want live in. Shame on everything. Review from Google

I am a new tenant and I can easily say that they don'tcare about their customers. They just act like they are listening to your problems but never try to suggest a solution or make the process easier for you. Aug 2018: The apartment was really dirty when my roommates and I moved in. My apartment also looked very different to the model they showed me. Maintenance literally never fulfilled my requests. I tried really hard to clean the apartment but it was so poorly maintained that nothing came clean. I can't believe that actual human beings would live like that and not take care of their apartment. There are a lot of sketchy people who are not students in Oxford Manor and it is notsafe at night. My neighbors were like 35 and did a ton of drugs. People had very loud parties on like Monday or Tuesday and my roommates and I couldn't sleep at night. The police got called pretty frequently. Jul 2018: When I moved in my room was dirty, the previous renter still had the keys in her possession (which left me without access to the apt that I already paid rent for), and the staff always fails to answer my questions in a adequate way. Management also failed to inspect the apartment and my bedroom for damages prior to my move-in, so when I reported to the office THE DAY I MOVED IN that there was a hole in my wall they said that I would be considered responsible since I have already moved in. I had RIDICULOUS interactions with management, in which I was unable to finish my sentences without being interrupted. Thankfully, I have only lived here for a year and as long as you have minimum interactions with management and decent roommates, Oxford Manor is bearable. Review from Google
Jun 2018: I rented at Oxford Manor for the last 2 years and had a wonderful experience. The rent was on the cheaper side compared to other properties in Gainesville, but the property, the rental space, and the amenities were fantastic. My roommate and I got a great deal! My girlfriend lived at the Bartrum and was paying close to $700 a month with 2 other people. I really felt like, all things considered, Oxford Manor was the better value without sacrificing too much in quality (obviously, the Bartrum is newer and a bit cleaner than Oxford). The community was very quiet and professional and I never had any issues with neighbors or theft. Whenever I filled out a work order, they were there later that day or tomorrow to fix the problem.

Apr 2018: Great place to live! It's so close to campus and the bus is very convenient. The apartments are a bit older but I love the townhouse layout and you can't beat the price. Some things need to be replaced such as facets and handles but regardless my stay has been comfortable, quiet, and very pleasant. Review from Google

Jan 2018: The club house has the necessary amenities x5. Great work out room with a rock climbing wall. Social living room center with tv, comfortable couchs, pool table, and a public keurig.
