Sep 2019: Gainesville Place Apartments is the BEST apartment complex ever. The staff is absolutely amazing and they always go the extra mile to help in any way they can. I lived at GP for 3 years (2016-2019) and my favorite aspects of the complex were the maintenance staff (who are always so nice, friendly, helpful and punctual whenever I needed them), the apartment itself which is huge, especially for the price, you get your own bathroom and everything! I also loved the pool because there is a giant Jumbotron outside to watch the football games on Saturday’s and there’s even 2 grills to cook! But one of my favorite things ever is the resident events that the complex staff put on, I’ve played grocery bingo, painted a wine glass, carved pumpkins, went on scavenger hunts and so much more every single week!! 10/10 recommendation, live at GP, you won’t regret it!!! Sep 2019: I have lived here for a year now, and I would not renew again. All was well the first 5 months, but especially recently this complex has not been worth the rent I pay let alone the increased rent they've recently introduced (+$100.) The Luxer system is often broken and requires trouble shooting from office employees that forget the combination to open it manually. Your mail will be lost in the office. You will spend much more time than necessary just collecting your own mail if it is not going to your door. Over the summer, the water bill was much higher with 1 person than with 4 roommates. Upon calling to inquire why my bill had INCREASED per person upon 3 roommates leaving, I was told the water bill charges were messed up by GRU. After asking if the employee in the office could take my name down to ensure he would get back to me, he assured me residents would be receiving an email the following week about overages Review from Google
Aug 2019: Prices are pretty high for a 2-2 but they are double in size and more comfortable. The only thing that you see in the demo that the apartment doesn't have is a dining table for 4, it's just a bar. Maintiance is good and they respond to the service request pretty quickly. Unfortunately, the front office is usually uncapable of solving problems but at least they are nice. I would recommend going to Darius for the best customer service there. Review from Google
Jul 2019: I lived here for 2 years and honestly it was great. Here's my thorough review on GP: A bit far from restaurants but if you have a car you don't have to worry at all since archer road is just round the corner. Also, I literally order out every day and you always have apps like postmates, ubereats Jimmy Johns etc that deliver right to your doorstep in 15-20 mins. I never had any maintenance issues. Sure, the occasional cockroach that I'd see but like once every 2-3 weeks or so. I've seen far worse in other apartment complexes. I just trap it in a plastic cup and throw it out. Safety - we've never actually had any sort of safety issue at home. We have always left our door and patio door unlocked for 2 years and not a single issue. Amenities - I don't get why people are complaining lol , we have a pool with a huge TV, decent gym and study room, basketball, tennis and football court. What more could you ask for? Jul 2019: where do i start. DO NOT move into this apartment complex. although it may be a cheaper option, no one in management gets anything done. Moved in and was charged a cleaning fee when the apartment was a mess and disgusting. Washing machine was "claimed" to be fixed and repaired several times when they just put another washing machine in that ripped clothing apart. Terrible. Review from Google

Jun 2019: Hi, I am from Costa Rica, were in Gainesville for three months (March-May 2019) and I stayed at Gainesville Place Apartments. In my opinion, the place is great. Regarding the amenities, although I only used the common saloon and the study room, the other amenities (gym, pool) looked great. The apartments are OK, with plenty space for you to live OK. During school days, two line busses pass through the complex, which is very convenient. Luckily I only had one issue in the apartment (a leak on the sink), but I wrote an service order and the problem was solved really quickly. Regarding the GP administrative staff, have no complain at all. They, specially Tyler, were always there to solve any issue or to clarify any doubts. Many thanks Tyler for make things easier. Jun 2019: Hi, I am from Costa Rica, were in Gainesville for three months (March-May 2019) and I stayed at Gainesville Place Apartments. In my opinion, the place is great. Regarding the amenities, although I only used the common saloon and the study room, the other amenities (gym, pool) looked great. The apartments are OK, with plenty space for you to live OK. During school days, two line busses pass through the complex, which is very convenient. Luckily I only had one issue in the apartment (a leak on the sink), but I wrote an service order and the problem was solved really quickly. Regarding the GP administrative staff, have no complain at all. They, specially Tyler, were always there to solve any issue or to clarify any doubts. Many thanks Tyler for make things easier. I moved in earlier (about 1 month, July 2018) and there were people living in the apartment already. My room was clean along with the bathroom. Even though people already resided in the house anything I requested to get fixed was fixed within 1-2 days. The staff at GP are hands down the best people I have had the pleasure of leasing with.. I mean that. For one, Darius is enthusiastic about everything. I recommended my good friend and he dealt with her lease, and he went above and beyond to make sure that her tour went amazing. (I was present with her but already signed) he knows his stuff. I recommended my boyfriend for this upcoming year,a whole year later and he is still on top. Their rates are really fair and all issues are dealt with in a timely manner, which is why I have lived here for 3 years now. Mar 2019: I love this place, theres so much parking and the bus stops are not far at all, they are located at a good place. My favorite person in the leasing office has to be Darius, he’s the one that sold me on the apartment over the phone in the first place. I moved in a month ago and it has been great. I hope it continues to be great :D and they continue to improve like they always are. Also, you don’t need to purchase a router which is a plus and the wifi connection is great. LOOOOOVE IT HERE !!!! Feb 2019: I've been living here for almost 2 years now and never had any problems until I moved from a 2/2 to a 4/4 last year. When I resigned I thought I would get the $250 rent credit and pay the same monthly price as my new roommates ($499), but instead the credit just went to a building transfer fee and I had to pay $30 more for rent than my roommates who renewed. They stated it is just how the rates work, however, I renewed again for next year in the same apartment with my new future roomate and my rent only went down by $4 while my other roommate's rate remained the same. When I asked why my rate was different I was again told that it just depends on when you sign. I only realized afterwards that my new future roomate has the same monthly rental rate of $499 (the same as my current roomates). Dec 2018: I wish Google reviews had been a thing when I lived here back in the late 2000s. I still remember how awful and ghetto this place was. My GPA dropped significantly because of how horrible my roommates were. They were both 'going to college', but one was taking one class a semester and the other spent more time smoking hookah and drinking cough syrup than going to class. Oct 2018: This event occured in August RIGHT WHEN I FIRST MOVED IN: Right when I moved in, I walked into my apartment with very loud fans airing out my room, carpets ripped off the ground, and a large dehumidifier in my room. I had ABSOLUTELY no clue what was going on. Well apparently GP did not bother to notify me that there was a leak in my room prior to me moving in. No calls, emails, or even a text to let me know of this situation. Even when I first came into the office to pick up my keys they didn't tell me of this situation. I WALKED INTO MY APARTMENT HAVING no idea WHAT WAS GOING ON. Spoke to a lady in the office, and her way of handling the situation was "oh just sleep in the couch and deal with it for a few days". They told me they would take care of it the next day, well they didn't. Came into the office again and another staff member was of Review from Google

Oct 2018: This is my second year living at Gainesville Place Apartments. Overall, I would describe the experience as "irritating but enjoyable". The good things about GP are the location, pricing, pools, and the recently renovated gym. The bad things are notifications and business practices. When you sign a 12 month lease with GP, they actually define it legally as a 'lump sum' with 13 divisions. Why would they do this? Well if you asked GP you'd probably get some legal BS. However, an interesting fact is that a few college students (including myself) get confused about that and have to pay late fees. Oh but GP definitely wouldn't want to trick their residents into paying late fees! Speaking of late fees, the world has had all these glorious technological revolutions.
