Oct 2019: If I could rate this place a 0 STAR I would. so I'll just say I give this a rating of NEGATIVE -100. this place does not care for you, don't waste your time and money. I have asked them so many several questions that they said it was okay to go ahead and sign the lease. I did it. AFTER SIGNING THE LEASE 5 TIMES in total with me and my girlfriend separate. they said they haven't got it at all. the last time I did it they said thank you and that they have gotten it. afterwards apparently they did not?! they said it was a ''GLITCH'' in the system so the ''GLITCH'' took my $55 dollars?! they sent me 10 emails stating that they got my stuff and gave me receipts. they still told the landlord they haven't received anything. they didn't even want to hear the fact that I had screenshots of all the evidence after I sent it to them on facebook they said they finally found me in the system. that i only needed to sign AGAIN but had more excuses about stuff Review from Google
Sep 2019: DO NOT MOVE IN - homeless people sleeping in the pool constantly is okay but they give superior towing free reign. My daughter lives in this apartment first year student at UF who wasn’t interested in dorm life. We thought we had found the perfect place....until family weekend. My sons car was towed on Friday night, had a visitor pass clearly visible on his dashboard but apparently parked in the wrong spot. Please note there are NO visitor signs and no one advised my daughter when she got the passes where visitor parking was. Then I got a call Sunday morning that his car was towed again. Called the towing company and asked why they decided to tow his car. Apparently his car pass expired on Saturday and they towed the car at 9:20 this morning. To say I’m disappointed is an understatement. We will NOT be renewing her lease for next year. Here’s a little piece of advice for college manor Review from Google
Jun 2019: I lived in the studios. The staff always seemed friendly and always had some event going on for residents, which I loved. The apartments were basic and decent and had an semi affordable price tag compared to everywhere else in Gainesville. I am grateful for college manor being there when I needed it, but I am so glad I moved. It is so nice living in a real place - not a old hotel. I also like not being trapped in a lease that has literally no way to break it unless I go through a long, lengthy, and costly process. When I moved out, I also saw a side of college manor management I didn't like - unorganized, vague, and money hungry. I didn't appreciate that, and I am glad I will not be giving anything to them anymore. Shoutout to the two older maintenance men though. They were the best. Review from Google
Apr 2019: To preface, I'm not normally one to write reviews, but Jennifer and her team at College Manor provided me with a customer service experience worth sharing. I'd been asking for my bathtub to be re-tiled and refinished for a few years now, and Community Manager, Jennifer, along with support from her Service Tech, Jim, had made it happen. Each day I'd come home from work to find a sheet of notebook paper fully describing what had been completed that day, anything that I needed to be made aware of as far as shower use or safety, and what was to occur in the days ahead. Jim really paid attention to the details, and provided me with a level of customer service and communication that I'd consider to be unmatched. I am grateful, not only for my beautiful 'new' shower, but also for the level of care I'd experienced. I sincerely appreciate you all, thank you!! Review from Google

Apr 2019: Have lived here for 2 years and have loved it so far! Sam Corbin the manager is so nice and sweet! All the other staff is also super helpful. For a location so close to uf campus as a 1 bed 1bath it is the most affordable option there is! I can get to any of my classes with in 7 minutes! Review from Google

Apr 2019: (Review for College View- brick wall apartments) I lived here for a year with my boyfriend and loved it. At first we were scared to move in here because of all the bad reviews on Google, but it was defiantly worth it to ignore them and go with my gut. I remember seeing a couple people commenting saying they had a roach problem? Honestly, what a lot of people don't understand is that if you keep your apartment clean, you won't ever have this problem. I kept my apartment spotless clean every week and not once did I come across a cockroach. I live in a 2-1, one of the rooms was used as an office for us which was great. (Finances are a bit tighter since I'm about to graduate so we are downgrading). Also, since me and my boyfriend are going off to grad school we both need somewhere that is absolutely quiet- there is a lot of partying around this area but that's just the location and this should be expected (I live closer to Felipe's), and mostly just weekends Review from Google

Feb 2019: Quality varies from apartment to apartment, but you can't beat the price and location. I've had great experiences with the staff, and the maintenance has been quick and helpful. Keep in mind that the buildings were formerly hotels built in the 1970's so it's not going to be like the Standard across the street. Also, the studios are concrete and so noise is not really a problem. Review from Google

Feb 2019: Thought it was a great place when I signed, but things got worse after move-in. The lease agreement is so long and super vague; you literally get charged for anything. Impossible to break the lease, you'll be hit with $1000's in fees. The staff is super friendly, but not very nice in the long run. Maintenance is sketchy. My boyfriend's car got broken into and when I told staff, they just stared at me like it was no big deal. no security officer or cameras in the parking lot. They'll let you know via email a huge time window when pest control comes by, but they never come when you're home! Made me worried about my pets every time I left my apartment. I discovered evidence of rats under my sink but I doubt pest control treated for that. Collier in general is sketchy, but don't be fooled by low prices! Review from Google
Dec 2018: Wowza! I thought I knew what good customer service was from my experience at Publix, but hot damn I wasn’t expecting such a sweet experience from an apartment office staff! That Logan guy is one helluva dude, he helped me clean out my air vent whilst wearing biz profesh clothing. Show me another place that has employees that’ll do that for you, I. Will. wait. Dec 2018: I just wanted to share my experience at the College View location because when shopping for a place, I was super nervous about pulling the trigger due to some bad reviews. I’ve lived in two other complexes in town and I must say this one has been my favorite so far. When we first moved in, we were impressed by how clean it was since other places claim to clean between tenants and don’t. The only problem the place had was a leaky shower spicket but matinenece came within the week to fix. Matinenece has been quick since as well, typically showing up on the same day. Location is killer (walking distance to class and midtown or downtown). It is a little loud here though. Walls and ceiling are not very thick so you can hear some of what the people above and beside you are doing, but not terrible considering the place was built in 1948. Quick Review from Google
Sep 2018: Not only is this apartment complex disgusting and rundown, but the office staff is a nightmare to deal with. You can clearly tell how unprofessional they are from the way they reply to the reviews on here. They "call out" residents who show their real names by revealing details about past problems they have had but wonder why others are using fake names to write their reviews. I have never seen another apartment complex in this area treat their residents this way. It is very disappointing that this terrible complex has taken up such a prime living spot near campus. I can't imagine that they will be here much longer. Review from Google
Sep 2018: This place is very unorganized and unprofessional. The front office is essentially a haven for first time college students to dabble in “real estate,” which results in dysfunction, hearsay, ambiguity, and perennial nepotism. Obviously, the location is their only benefit... the price is rather cheap, but mentally costly relative to the constant fighting and confusion with the front office staff. Parking is the best you’ll get from an apartment complex this close to campus. I would never work with this staff or company again. Review from Google
Aug 2018: This property was HORRIBLE!!! These buildings are in desperate need of renovations. The bathrooms are extremely old and disgusting. They seriously need to upgrade all of these apartments. It's not that cheap for a two bedroom apartment here. It's expensive for the old crappy apartments the kids are getting!!!!! The buildings are rat infested. Both of my kids lived in College View in different buildings and there were huge Rodents (Rats) in both of their apartments and all of their neighbors in the building experienced the same horror. It is disgusting and they don't seem to care about anything but collecting money from college kids!!! Maintenance was terrible. When my daughter called the emergency maintenance to tell them she had a huge rat in her kitchen the maintenance guy Tony took it like a joke and asked her "Is it the size of a dog?" , Review from Google

Nov 2017: Have been staying here for a semester now and the price is too high for what you get. Maintenance is reasonably fast to come fix problems but it is always a temporary fix never stays fixed for very long. Also was told water was included in rent but it is not. Renovation claims are misleading as renovations must have been at least five years ago. Review from Google
Sep 2017: Just moved in about a week ago i have my 5yr old son with me and i have contacted management various of times and since a sublease they cant do anything , theres a number of problems the most inportant one they give us a ac unit of 12,000 enough to cool the apt thats a lie do some research for an apt facing the sun and about 400-500sqft it needs a 15,000 btu ac unit my 5 year old should not be sweating in his sleep , second the bathroom hasnt been cleaned or renovated in like 3 subleases thats disgusting the stove is a safety hazard for my son acording to gru and dcf on top of that the bathroom fan doesnt work carpets are disgusting . We are tired of going to the leasing office since they cant fo anything this apt is a safety hazard to children DO NOT MOVE HERE REGARDLESS IF STUDENT OR NOT . Jun 2017: My daughter has lived in College Manor for a year and has had no problems feeling safe, finding a place to park, or with the office staff. We were give a tour of a beautiful, updated apartment. Upon move-in, after signing a lease, she was given an older room. My suggestion is to ask to see the exact room you'll be signing for before you agree. If subleasing, ask for pictures of the apartment for rent. don't rely on the complex's website pictures. To sum up: Nothing fancy, just a very convenient place to live. Steps from everywhere and pretty quiet. Location, location, location!
May 2017: I love this place! I've lived here for a year now and have renewed my lease for next year. The building is old, yes, but management does a really good job of keeping it clean and looking nice. Leasing office staff are always really nice and helpful. Of course, the location is amazing. Being so close to midtown and campus is super convenient. Maintenance usually comes within a couple of days of putting in a work order. They're extremely pet friendly and almost everyone in the building has pets. All in all, I absolutely love living here and recommend it to anyone I know looking for an apartment. Review from Google
May 2017: I've lived in several different locations in Gainesville, and nothing beats living at College Manor.I've lived here for about two years, and renewed for a third! You can literally walk to school, publix, CVS, midtown, downtown, and countless restaurants.The front office staff are very friendly. They also offer free food (pizza, sushi, hotdogs, etc.). The maintenance crew is very friendly as well, and they are always available to answer any questions and they fix it pretty quick! he parking lot and parking garage provides plenty of room they send you friendly reminders via text about parking and guest parking. the area is a good, safe area. It's very well lit at nighttime. From time-to-time, I've seen homeless people walk through the parking lot, but I haven't heard of any theft or bad crimes in this area. Apr 2017: THE FIVE STAR REVIEWS are from STAFF MEMBERS to increase their ratings. DO NOT BELIEVE THE 5 STAR RATINGS Old apartments falling apart, smell like piss, overpriced, and unfurnished. Show room is furnished and beautiful, don't believe their lies. Neighbors are rude, blast loud music till 4am, and smoke pot so strong your room smells terrible you'll probably get lung cancer in the meantime. Management doesn't care about the quality of living, and this place is a law suit waiting to happen. Staff is incredibly rude and unhelpful. Parents - don't let your children live here. Students - don't live here, find somewhere else, you deserve it. Review from Google
