Apr 2019: If I could give this place a 0 star rating I would! Management is absolutely terrible! Our apartment was infested with cockroaches and bugs and after many attempts to leave because of it they never delt with the problem. The gate is always broken, so why do I have to pay for a gated community when it's been broken for 6 months. They gym was under renovation the entire time I lived there and nothing was ever done to it. Lastly the dog park was a pit of mud. I'm so frustrated with the apartment complex and my life's been so much better not living there! don't make a mistake by renting here! They tell you one thing and do another and they charge you A LOT of money at move out for “damage” and “cleaning fees” AFTER you leave it spotless and better than you found it! The buildings have been recently painted but they need to fix the buildings not just add a new coat of paint. don't waste time or money here!! Review from Google

Mar 2019: So far so good my app is pending and I hope I’m approved. I ❤️ the way my apt looks, it’s very nice and a reasonable price. I’m dealing with Jacques & he’s has been great! I got approved at another apt & spent $265 so far & i picked my unit & My moving day was Friday the 1st. but I found out the day before moving in someone else applied for my 2x1 unit & didn’t have any more 2x1. shouldnt they be telling him there r no more 2x1? Plus I called them?!when were they going to tell me?tomorrow when I’m there w/ Uhaul? She tells me he has to have co-signer so maybe it will fall threw and she’ll call me first thing tomorrow when she knows. why does that matter it’s my unit?fishy? I ask for admin fees back so I can look somewhere else even though I have to b out of my house by the weekend. She said I was approved so non reff. She offers 2x2 which is $400 more, I can’t afford that Review from Google
Sep 2018: My partner and I lived here for two years. The location was convenient for us both. Additionally, they offered UCF employees a discount which was the only reason we decided to live here. However, it was not without its cons. Our apartment was older. Appliances rarely functioned well, especially the dryer. Our fridge went out, as did our dishwasher. Our apartment also had mold, which maintenance attempted to address but it never really got taken care of. Our major issue with Pine Harbor is how they handled our security deposit once we moved out. PLEASE TAKE MY ADVICE: TAKE PHOTOS. The leasing office cares only about the management company’s bottom line (profit) and they lack integrity. Sep 2018: We are beyond thrilled to call Pine Harbour our home. So long as we have been here everything has been excellent. What really stood out to us was the phenomenal customer service, not only from the maintenance crew but also from everyone in the front office. One person who stood out in particular was Michelle Chavez. She was our leasing agent and really went above and beyond to ensure our experience at Pine Harbour was flawless. She has been nothing but friendly and accommodating for anything we have ever needed. Michelle, along with the rest of the staff, do a really great job at making Pine Harbour feel like a family and even more like a home. I would highly recommend this complex to anyone that I know. Sep 2018: This has been the best apartment complex I have ever live in I don’t plan on moving anytime soon. Michelle C have made this process so easy for us. The office was about to close when I first walk in but she still welcome us with a smile and showed us the model,the property and offered us drinks . She kept us informed through the whole process so I didn’t have to keep driving to the office. Every time I go to the office I always go to Michelle C because i love her spirit she’s always so cheerful. Sep 2018: I've lived here for three years. Michelle Chavez and the staff are super friendly, they know my name and my dogs names and they always say hello and ask me how I am. Michelle is helpful whenever I need anything at all. She always has treats for the dogs. I especially like the social and charity events they have. Review from Google
Sep 2018: So Recently I’ve decided to move to Orlando not knowing what I’d get myself into especially going into a new environment/apartment but all of that anxiety went out the window after I met Michelle Chavez she literally made me feel like family right after the first phone call! She made sure me and my roommates moving experience was an unforgettable one. Just recently I had a little issue with my dryer and not even 10 minutes after my phone call with Michelle I heard a knock on my door from maintenance literally shocked in how fast she handled things seriously thank you for all that you do Michelle!!!! Jun 2018: I have lived here for over 5 years and ever since the new management company, PMC, has taken over about a year and a half ago, this complex has become absolutely terrible. The front office is rude and does not help when there is issues. They do not fix any issues with appliances, they just swap the appliances with other unoccupied apartments so you end up with another old appliance and the new resident has the one with problems. The rent hike has been outrageous. The front office is rude to residents. The front gate has never worked and they still advertise as gated. The parking has become an extreme issue. If you are considering this complex it would be wise to go somewhere else nearby as this place is not worth your time or money. Feb 2018: We have recently moved into Pine Harbour. This entire experience has been very smooth. Michelle White has assisted us from beginning to end. She answered all of my questions and emails in a timely manner. She took her time explaining and showing us different apartments as well as which dates and locations were available when.When she was off on one occasion she set everything up with Michelle to assist us. Feb 2018: Apt is very clean. It was a bit small but smaller was better for me at the time. I loved the leasing process very smooth and I got everything done the same day. Feb 2018: Just moving in today. The other day while filling our my app and seeing the apartment Brian helped me. He was FANTASTIC!!! Then yesterday I went to get my keys and sign paperwork. Michelle needs better customer service skills., I tried talking to her and she ignored me. Not a happy person at all. If she would've done my tour I would've left. Jan 2018: So from my standpoint I have been living here about 5 month's and so far I have only had a few minor issue's due to the fact my apartment was renovated. Granite counter tops, new mirror's, handle's, wood floor, nice cabinet's. Great apartment so far.. yet they do nickle and dime you like you can not believe. (Michelle the lady who sit's across From Brian) is extremely rude she give's you attitude and disrespect's you like if you were coming off the street. Brian on the other hand is a stand up guy and will go above and beyond for his people. I wish they all had the same attitude as him then maybe this would be a 5 star apartment. The maintenance manager is really nice too and they get the job done and have no issues with them. For $1300 I feel like you can find a way better place I will not be renewing my lease at the end of the year. Review from Google
Dec 2017: The office staff at Pine Harbour are cold and unwilling to accommodate their residents in anyway. While the community is pretty, don't expect much more than exterior aesthetics. Sep 2017: I am coming to the end of my fourth year living here...when I first moved in everything was pretty good, reasonable rent, prompt service for repair requests, and generally the staff was friendly (the maintenance crew was always and continues to be very friendly). The only issues were the gate always being open and issues with my AC. When a new management company took over almost 2 years ago, that's when things started going downhill. I was informed of the new management takeover approximately 3 months before my lease was up and that my rent would be increasing over $100/month, and being so close to the end of my lease, I didn't have time to find a new place (60 day notice required). I am nearing the end of that lease now and finding out that rent would go up another $110/month. I understand rents go up, they did under the other management Review from Google
Jun 2017: Lack of communication, MAJORLY. If you put in a request online, 5 days later they will say they never got it. If you call to set up an appointment, they'll say they had a bunch of emergencies.... EVERY TIME so they couldn't get to you. Until the people that work here realize that residents LIVE here and are the ONLY reason they get paid, nothing good will happen. May 2017: The gated community is a joke. They leave the gate open all day. I'm assuming that they do it so that when it gets stuck, they don't have to deal with it. Because of this, people are allowed to solicit in the community and leave things hanging on your door. Why pay for gated when half of the time it isn't? The ducks are super loud all night long, and something in the gym is always, ALWAYS broken. Review from 5/25/17 on Google
