Jul 2019: 7/14- nothing has changed with new management. Still very loud, zero quiet enjoyment of my home...loud music at the pool at 10:30 on a Sunday night. I'm sure it wont end anytime soon, as usual. Very loud music and parties at all hours. Edit to add: Thank you for your response. I will stop in again to address the matter, as I was kept up until 2a last night (Thursday)with music blasting outside. Hopefully, this issue can be resolved as it is an otherwise nice place to live. Edit to add 6/24: 9p and it is quiet for the first time since I moved here. The new mgmt company placed a new manager. Spoke to her today. She said she would take action. I did not expect it on the same day. She offered solutions and made changes. Thank you and let's hope this becomes standard. This is a fantastic community, once noise levels and social rules are enforced. Review from Google

Jun 2019: Luis on the maintenance team is the best we have ever worked with. He is always prompt getting to us, professional and courteous while he is here, and truly takes pride in doing excellent work. He takes time to explain what caused the issue and how he can fix it if we are home when he comes by. And he never leaves without checking that we are satisfied that the issue is resolved. Luis is a shining star on this complex's staff. Review from Google

Jun 2019: Don’t live here if you have kids. The open drug use in the pool area and the bbq area behind the pool is crazy. Not to mention the loud music that goes late into the night and the alcohol consumption. These people are not safe to be around and they openly do drugs in front of children. On top of this they are violent if you approach them and ask them to stop in front of the kids. The office does absolutely nothing about this problem. Review from Google

May 2019: Despite all of the negative reviews, I haven’t experienced any of those issues. My trash is always picked up when placed out at designated times and all move out fees were explained at move-in. The guest parking situation was also explained prior to moving in so the staff has been very straightforward. I do agree that there needs to be additional parking but it is not an issue for me. My children and I absolutely love living here. The grounds and the pool are nicely maintained and the staff has been exceptional. The space is perfect for myself and my children and my area is very peaceful so I do not have any complaints. I would advise any prospective residents to check it out for themselves. May 2019: If I could give them less than 1 star I would. LOUD music, Constance running above my head. I email messages to the office I get no response. The gate continues to get broken and fixed every single week. The complex that should be close all times is not. There’s ALWAYS a problem with the gate. People drive up wait for you to put your code in and then drive behind you. NOT SAFE AT ALL. Horrible manager who is working there now. They make you pay a “valet trash” service every month just for me to throw my own trash away. KEEP AWAY!!! Review from Google
May 2019: ABSOLUTELY HORRIBLE! Do not, I repeat, do not waste your money here. I've lived at Park 9 since April 2015 and just recently moved out. When I first got here, everyone at the office was phenomenal and friendly. As soon as this new company took over, all of the old employees left including the maintenance team and management and everything went bad. They charge you $30 for valet trash service now and they don't even bother picking up the trash most of the time. All of the trash disposals have been removed as well so you can't even go anywhere to dispose of your trash. Everyone keeps piling their trash outside and the rodents keep destroying everything and the property is full of trash all the time now. The gate continues to get broken and fixed every single week. It's ridiculous how much money they've spent on fixing the gates. They should put that money towards other things. Let's not forget the horrible manager who is working there now Review from Google
Mar 2019: It's a good place to live. I lived in a lot of complexes and Park 9 is very good. The units are a really good size and for a good price. The staff is especially great. Maintenance always comes out and fixes our problems quickly. Staff in the office is also really nice. Melody is someone that we see a lot. Whenever I see her shes nice and friendly. Whenever we ask questions, whether its about Park 9 or just the UCF area in general, she helps us out. The office has a lot of events and activities for residents. Review from Google
Mar 2019: 10 reasons for never rent here 1) when they gave me the apartment the carpets were not clean and after the contract ended they charged me $200 fee for cleaning even that they were aware that was dirty since the beginning as it was written down on the inspection papers. 2) At the end of the lease contract they charge me a percentage for the painting of the apartment so they can rent it back. 3) Everything works gas (kitchen, dryer and water heater) the bill for 3 persons was around $200.00 (no count the activation fee to begin the service was $75.00 and them $75.00 again to terminate the service). 4) The air conditioning units were old and not good efficiency, they do not go below 73f the blowing system through the air vents is super deficient and I report to maintenance and they were not able to solve the problem. 5) they charge you for trash service stating that it will be service every day, but is not Review from Google
Jan 2019: Been here for almost a year not too many complaints there are bats in the complex which I know they have no control over. But the apartments are not spacious at all the walk in closets are the biggest thing in the apartment no closets for storage and also no balcony for 1500 I’d expect a little more Review from Google
Dec 2018: I went to Park 9 looking for information on an apartment. I had many questions and Quincy was very helpful and knowledgeable of the community and the area, to say the least. He was very welcoming and patient, and made the experience very easy. I’m looking forward to leasing my apartment at park 9! :) Review from Google
Nov 2018: From teenagers always using illegal drugs around the complex to absolutely no parking spaces and CONSTANT problems with our neighbors, this apartment complex is trash. Cops are always in the neighborhood, blocking roads. The residents are extremely rude. The leasing office does not take any concerns of ours seriously. We have trash pick up yet no one ever does pick it up and instead we received a letter telling us we need to throw it out, even though it was originally included. We truly can not wait until we find another apartment or house to move to. Review from Google
Oct 2018: Absolutely no professionalism from staff member Jasmine or whatever her name is. The following incident happened on 10/15/18 at 9 A.M. I went to the gym at 9 A.M. The gym was closed so I went to the office to ask them if they could open the gym and she did. I asked her what time does the gym open since it was not opened at 9 A.M. when I initially tried to get there and she said in a very condescending way “It’s 9 and it’s open!!!!” I then asked why wasn’t it open at 8 and she says “it’s 9 and it’s open” again!!! Like I didn’t already didn’t understand her the first time. She then gets a member of the maintenance team to explain to me what happened in Spanish even though I understood her completely and never requested a translator. Sep 2018: I’ve been living here for about 5 months and everything has been great. The house was spotless on move in and the office and pool space are beautiful. All the employees at the office have been nothing but nice and helpful. Once my lease ends here I plan to continue living here. Review from Google
Aug 2018: DO NOT SIGN A LEASE WITH PARK 9!!! They’re professional scammers and I would NEVER recommend this hellhole. First of all, they do not explain everything in your contract. So yeah the rent my be cheap but when it’s time to move out, you’ll end up spending what you would have paid if you lived else where. Secondly, the apartments are old and run down. We had to call maintenance every month to fix our broken AC. The staff members are rude & lack basic knowledge. Also, if you’re looking for safety, you definitely will not find it here. Two people were shot & 1 killed at the gate in front of our building. Furthermore, they’re charging new residents $29 a month for Dollar Tree garbage cans that’s suppose to be “valet” trash pick up. My room was so small that I couldn’t even fit a chest or dresser in it just my bed & a nightstand. Just don’t do it!

Jun 2018: When I lived there, the apartment's roof started crumbling down and water was leaking from the apartment above us. We also had a cockroaches problem and had to request pest control at least one a month. I wouldn't recommend anyone to live there and if you do good luck ! Review from Google
Jun 2018: Absolutely atrocious place to live. I repeat, do NOT under any circumstances live here. There is no guest parking, and your gas is sure to leak resulting in $300 utility bills. With no refund. Not to mention it will take the high-schoolers working the Clubhouse three attempts to make the right key for your room. May 2018: Gas stoves are easy on the wallet, but everything else looks ancient. My girlfriend lives here, and their AC Units look past expiration date. One made of Lego's, would perform and look better. Review from Google
