Aug 2019: It’s almost impossible to get a apartment to rent in here. You need to do a reservation an year before you actually rent. Review from Google
Jun 2019: Wowwww living here 5 years and i see these reviews. Management turnover is horrible! Yes Alex was rude and disrespectful! I have paid rental late fees 2 times through no fault of my own. Once was on a friday i tried to pay my rent on the 3rd at 6:19 pm i calledand kept receiving a message that they were closed when in fact they close at 8 pm. I emailed Alex and his response was they were open. I advised him that i kept calling and he said well mayne you should pay your rent on the 1st. I get paid every 15 days on the 7Th n. 22nd. Yes I now pay online. But nothing was done to make his resident a satisfied customer. After all its because of your residents you have a job. Just this month i got assessed a late fee. In May i set up autopay with my credit card. How am I supposed to know that i have to verify my Cvv every month!? What is the purpose of autopay with a credit card. Only option should ne ACH Never was processed and i paid it online on the 3rd @ 1145pm and when i got the confirmation it stated i paid on June 4th Review from Google
Mar 2019: Just walked in today to ask questions, lady yells as soon as I walked in and said "what could I do for you" * in a rude moody tone (w/o moving from her desk.). I ask about moving in and she rushes me through my question and seems annoyed that I am interrupting her relaxation time, while she sits at her desk and does nothing. Tells me to go look at the sign by the tv if I have any more questions. Trash management. I am sure they will hit me with the same response they gave everyone for a bad experience.
Feb 2019: Raised rent TWICE (has since then gone down once +1⭐), since new management and mid contract too. Yet, there have been few significant changes. Not much to signify, that this place is improving or worth the price. Roads are still VERY cracked and bumpy, apartments have obvious flaws. Interiors have cheap flooring, cheap doors, cheap stoves, cheap refrigerators, everything including windows barely function. Not only does this place need security at night (suspicious activity, crimes that were committed), but they dont always come or even stay. Long waiting list, if you are planning to apply, fair warning. You'd save yourself a huge headache, if you stayed away. Ask anyone else that lives here. Not only that, there's a curfew. If you're out past 9, security will tell you that you can't be in your car or just talking around. Review from Google

Sep 2018: These apartments was the worse apartments my family and I has ever lived. We lived there for 4 years and at first it wasn't as bad as it is now. The manager and stuff before was great with answering phones and helping the residents but now the manager Alex is so rude and disrespectful. He treats the residents so horribly and he doesn't care. The stuff never answers the phone and when they do they're very rude. The only friendly person in there is Keisha but now she's no longer there. The office is always closed even though the office hours online says it should be open. Whenever something breaks, you have to wait for weeks until someone comes to fix it. The entire time we lived there, we had water leaking from the bottom of our bath tub as we showered that got all over the floor. Jun 2018: Avalon your security is horrible. Our tires were stolen from our car maybe when security steps up and the number of accurate complaints are resolved the ratings will go up. Review from Google

Apr 2018: Then there is this nasty attitude woman, "Emerald", in the office who has yelled at me like I am her child from inside her office when i came in only to sign the lease renewal in front of people too with no shame, luckily another staff saw what happen and came over and assisted and I was done in less than a minute and even she said she don't know what her problem was. And this same fool sent out stupid violation notice stating that we were going to be evicted over violating lease terms when all she needed was picture of our dog WHICH we had already sent via email and the dog has been here since we first moved in. Then more recently harassed by our own security while i was simply talking to my mother in the parking lot as she was coming in and i was heading out. Mar 2018: Normally I would even take the time to give a review even if it's negative but I've come across a situation where it just seems like you guys don't care. I've had to watch my neighbor they are twin girls go back and forth multiple times to the office to get things fixed in their apartment while their mother who suffered from a stroke in December and stuck in North Carolina and nothing has been done I seen their apartment they're very young girls were scared and trying to keep things together while their father Works overseas. They've been living there for 3 years and only once has there been a maintenance guy there to fix anything. Now you increase their rent and tacked on an extra $65 on top of the $100 late fee and it's labeled washer and dryer fee that's already included in their rent. Jan 2018: I have been waiting outside the leasing office for almost an hour and no one showed up. I came to see there property and get some info about the 4 bedroom apartments in this community but could not get no one to be in the office also could not phone the location because no one in office. No courtesy to the community nor the public. Tried driving in the community to see if a maintenance person was around to find out why there was no one in the office, with that could not even find the maintenance crew no were on site. I guess no one is concerned about this community and that is a shame. My next thing is how do they stay in business. What I also noticed is that the person that does the follow up on these reviews really doesn't care about these issues cause the same issues are still going on when does the upper management step in and find out Review from Google
Jan 2018: I also tried to call for almost 2 weeks. Recording and one time on hold over 1/2hr. Why don't you (owner of property) stop putting in same response to every negative post and do DO SOMETHING. How generic, shows you won't go out of your way. Review from Google
Jul 2017: I lived here for a few years. A major lack of privacy. Awful management. I got off the lease and they are trying to collect from me for the current resident's last months rent. Been trying to address the issue but it's impossible to get a hold of anyone when calling. can't leave a voicemail mail because mail box is full. Apr 2017: Pros: low cost Lots of families Friendly neighbors Nice facade -they keep the outside of the apartments and the parking lot spotless Garbage compactor gets backed up a lot but maintenance will fix same day No roaches unless you're a messy person, if you keep your kitchen clean you won't have issues for the most part Cons: 0 upgrades (obvious for the price) Nothing special about the layout unattentive staff, you'll be waiting for e-mails back once you're no longer a "Newbie" my first request was responded to promptly, thereafter , not much luck. Mar 2017: Do NOT buy a house built by Royal Oak Homes. Less than three months after moving into a BRAND NEW house, the hot water in my master bedroom stopped working. The earliest appointment they had to come and even look into the issue, let alone fix it, was two and a half weeks away. They are building such garbage homes that the warranty department can't even keep up with fixing the things going wrong with the homes. Review from Google
Dec 2016: If I could rate this place a negative star I would! I've been trying to get a hold of these people for more than 3 weeks now and I've gotten no answer! They haven't answered the phone, voice-mail, or emails that I've sent them. They have my $240 but haven't told me whether or not I'm approved for an apartment. I know it normally takes a while but this is ridiculous. They keep saying give us one more day and I would call the next day and no answer. It just seems to me like they just want your money! Dec 2016: I've been having issues with maintenance entering my apartment serial times when I'm not home. I was getting ready for bed one night and noticed that my attic light was on above my bed. I told the front office the next day and they said sometimes animals go into the attic and turn the light on "as if I'm a fool to believe that!" Then months later my kid came home from school and noticed my front door was unlocked with a copy of my key left on my door mat. I immediately called the front office and the manager said "it was her fault she told maintenance the wrong apartment number to have something fixed in my home" then the maintenance guy said that he had to tend to another resident while in my apartment and accidentally left the keys on my door mat and my front door unlocked. Feb 2016: Do not live here! Beware!! The apartments are nice on the inside and outside but the property managements itself will make sure if you ever pay your rent outside of the 3rd they will evict you even if they verbally tell u other wise. Their appliances don't work and they don't care they when they their appliance break and loose all your food to help and replace it or waive some fee in your rent. If you do move here, I pray for you and I hope you get renters insurance at they explained you need to cover even cost of damages their appliance cause. Review from 2/3/16 on Google
Jan 2016: This place has become the standard for which I judge all apartments by. The only reason I moved is because I was being relocated for work, otherwise I would probably still be living there. The apartments are spacious and I never really had any issues with appliances, etc. and the few issues I did have maintenance responded quickly and got the job done the first time around. Miriam is absolutely fantastic, she's kind and sweet and extremely understanding and just overall extremely pleasant to work with. Review from 1/20/16 on Google
Dec 2015: This is the worst place you can live in. The gate its always broken, the garbage disposal is always full, the service is horrible my a/c unit was leaking water for two weeks and i had to go twice to the office because they never answer the phone, there are ants in the apartments and trash on the stairs. The parking is very limited some times you have to park two or tree buildings away from you're own apartments. The neighbors are always complaining because the noise. Nov 2015: I've been living on the third floor about four months now, my roomate's have been here over two years. I enjoy living here, I haven't dealt with any crime or theft, and the neighbors are friendly when we cross paths. We haven't had too many issues, I needed my name and number added to the dial pad outside and it was taken care of in a day by e-mail. My roommate had our place sprayed in the seem week she requested it. The AC is cool, there are a few things with our apartment that have failed to have been fixed, our dishwasher is broken and will hurt you if you try to open it, it fall out, I may request some touch up paint for this odd spot in my room. Feb 2015: I lived at Avalon for 1 year and I really enjoyed my time there. My neighbors were mostly very nice and considerate. I only had problems with a neighbor once and it was promptly taken care of. The community is well lit and there is security on site. That being said, this apartment complex takes safety and appearances very seriously. They do not like residents to be sitting out on the stoops, etc. and they do enforce a strict no loitering policy. They are working hard to improve their image and the security of their complex so if you want a place that's more laid back then I would recommend looking elsewhere as you may see their efforts as a hassle to you.
